Whether you`re planning a family vacation, a mountain biking adventure, a fishing trip, or a relaxing getaway with friends, this spacious four-bedroom, three-and-a-half-bath home offers the perfect combination of comfort, adventure, and unforgettable waterfront views.

Designed to comfortably accommodate up to 10 guests, Dock Holiday features two spacious living areas, multiple outdoor gathering spaces, and everything you need to enjoy the best of Northwest Arkansas. Floor-to-ceiling windows fill the home with natural light and frame stunning views of Lake Windsor, creating the perfect backdrop for your stay.

Step outside and enjoy one of the property`s most unique features—your own private dock on Lake Windsor. Spend the day swimming, fishing, or paddling across the lake using the 10 single kayaks and 2 stand-up paddleboards provided for your group. Bringing your own boat? Guests are welcome to use the private boat slip during their stay.

After a day on the water or exploring the area`s renowned trail systems, relax in the private year-round hot tub, grill dinner on the upper deck overlooking the lake, or unwind on the screened lower patio while watching your favorite show on the outdoor Smart TV. Inside, you`ll find comfortable gathering spaces for every member of your group, including an open-concept living room with a propane fireplace, a fully equipped kitchen, and a lower-level game room featuring ping pong, darts, a second living area, and a convenient wet bar.

The home comfortably sleeps up to 10 guests with thoughtfully designed accommodations:

* Primary suite with a king bed and private ensuite bathroom
* Second king bedroom with private ensuite bathroom
* Queen bedroom
* Bunk room with two twin-over-twin bunk beds

Dock Holiday is also an excellent home base for experiencing Bella Vista`s world-famous outdoor recreation. The Little Sugar Trail System, Back 40, and Blowing Springs offer miles of exceptional mountain biking and hiking trails just minutes away. Guests can securely store bikes in the garage, and a hose is available for rinsing them after a ride. Downtown Bentonville, Crystal Bridges Museum of American Art, restaurants, breweries, and additional cycling destinations are all within a short drive.

Please note that access to the private dock requires walking down stairs along a sloped pathway.

Dogs are welcome with prior approval and an additional pet fee. Guests wishing to bring pets should contact us before booking. Fishing is permitted from the private dock (please bring your own fishing gear), and all kayaks, paddleboards, paddles, and life jackets are included with your stay.

Check-In: After 4:00 PM
Check-Out: By 11:00 AM
Please let us know if you need a late check-out, and we’ll do our best to accommodate.

Smoking is strictly prohibited inside the house. Pets are not allowed at any time on the property. No parties, events, or large gatherings. This home is best suited for small groups or families. No eating in the beds or bedrooms. Please be respectful of the neighbors and observe quiet hours from 10:00 PM to 8:00 AM. Violation of any house rules will result in fines to the guest of $250, along with cost of any damages and/or extra cleaning costs.

Hot Tub The hot tub is located on the back porch and hot tub towels are in the hall closet. Please be sure to turn off the jets after use.
Important Safety Notes:
No glass in the hot tub area—use plastic cups for drinks.
Rinse off before entering the hot tub to keep the water clean.
No children in the hot tub without adult supervision.
