This stylish, light-filled holiday apartment in Passau is located in a two-family house and combines modern design with high-quality furnishings and attention to detail. On approximately 70 sqm, you will find a welcoming atmosphere with a private entrance, spacious living/dining area, bedroom, and modern bathroom.



The heart of the apartment is the impressive living/kitchen/dining area with ceilings about 3.5 meters high, bright rooms, and elegant real wood floors. Large windows create a friendly, open ambiance where you will immediately feel at home. Two comfortable sofas, a stylish reading corner, and a dining table offer plenty of space to relax, work, or enjoy time together.



The modern kitchen is fully equipped with a refrigerator, 2-burner ceramic cooktop, coffee maker, toaster, as well as dishes and cooking utensils—ideal for a relaxing holiday. The bedroom features a large double bed (180 cm), high-quality linens, and ample storage. In the elegant bathroom, you will find a shower/WC, towels, hairdryer, and essential toiletries.



A key box allows for flexible and easy check-in. Free parking is available directly in front of the house. The bus stop is about 150 meters away; from there, you can reach the city center every half hour. By car, you are in Passau’s old town in about 8 minutes.



Shops such as a bakery and supermarket are nearby and within easy walking distance.



Nature lovers will also enjoy the nearby Oberilzmühle nature reserve with swimming lake and the idyllic Ilz hiking trail. The apartment is also a perfect base for trips to the Bavarian Forest.

Apartment in a quiet part of Passau

The property is located about 3 km from the centre of Passau, but has excellent bus service with the Number 2 bus travelling every 30 minutes during weekdays (Cost: €2.50 per ride) There is an excellent bakery and grocery store nearby.

Very tidy apartment in a quiet part of Passau.

Although some people like to be closer to all the town has to offer, we selected this apartment because it was away from the crowds. The No.2 bus is within a 5-minute walk and takes only 20 minutes to get to the heart of Passau.

Very quiet neighborhood

We asked for, and received an early entry into the apartment. Our host, Christine was waiting for us with the key and welcomed us to her rental suite. Christine even provided us with a loaf of homemade "Vollkornbrot", a dark heavy rye bread that is popular with Germans and was something that I was looking forward to. Unfortunately, the local bakeries were closed due to a national holiday. I would definitely recommend this apartment despite being outside the main downtown. (Bus #2 stops within a very easy walk to the apartment.)

Die Unterkunft war genau wie beschrieben. Hell und geschmackvoll eingerichtet. Die Familie Van Impelen ist sehr freundlich und nett. Was noch sehr gut ist: Supermarkt und Bäckerei sind zu Fuß gut zu erreichen . Besonders positiv ist die herrliche Ruhe. So gut Haben wir lange nicht geschlafen.Wir können diese Unterkunft nur weiterempfehlen . Dietmar und Renate Heine

Modern und geschmackvoll eingerichtet. Ideal für 2 Personen. Passau ist gut mit dem Rad erreichbar. Trotz naher Bundesstraße ruhig.Optimale und proaktive Kommunikation mit der Vermieterin.

8-tägiger Urlaub über Silvester.

Pros: Die Kommunikation mit dem Gastgeber war jederzeit sehr gut. Das Appartement liegt in ruhiger Lage, etwa 3 km oberhalb Passaus und ist modern, ansprechend und sauber. Das Preis/Leistungsverhältnis ist in Ordnung. Supermarkt ist fussläufig erreichbar, eine Bushaltestelle in unmittelbarer Nähe. Cons: Die Küchenausstattung, auch gewisse Utensilien wie Handtücher oder Gebrauchsmaterialien sind recht spatanisch, das Schlafzimmer ist klein mit schmalem (Doppelbett). Ein Fernseher ist nicht vorhanden.

Sehr schöne und saubere Ferienwohnung in Passau. In die Stadt kommt man ganz einfach mit dem Bus. Supermarkt und Bäcker sind zu Fuß zu erreichen. In der Wohnung gibt es kein TV, dass hat uns aber nicht gestört.

Juni 2024. Fussball EM und diese Wohnung hat kein TV. Es gibt auch keine Mikrowelle oder Ofen. Es ist unterm Dach sehr warm, aber Lüften heißt den Lärm der benachbarten Bundesstrasse hereinlassen. Bergauf drehen Motorräder besonders gern auf. Im Bad lüften darf man nicht. Gerüche und Feuchtigkeit ziehen in das Wohnzimmer. Schade. Sonst liebevolle Einrichtung und sehr sauber und hell.

Pros: Die schöne Ferienwohnung liegt etwas oberhalb von Passau in einem ruhigen Wohngebiet mit viel Grün. Passau Innenstadt ist über Wanderwege bzw. per Bus gut erreichbar.
