A total of 10 rooms: a festive hall of about 80 sq.m with a dining area, a living room with a fireplace and lake view, pool, fully equipped kitchen, 8 bedrooms, 4 bathrooms + guest WC.

Apartment for service personal (3 person) with separate entrance directly to the kitchen, bathroom

Ground Floor:
• Fireplace Room: Equipped with a large sofa and a daybed.
• Banquet Hall: Features a 4-meter-long dining table, a large sofa, and a sectional living area with a sleeping function.
• Cozy Dining & Living Area: Includes a dining table extendable to 2 meters (seats up to 8 people) and a sofa bed that can be used as either a double bed or two single beds, with direct access to the garden.
• Guest/Staff Room (next to the kitchen): Twin room with two single beds and a desk, also with direct access to the garden.
• Guest/Staff Bathroom: Includes a bathtub, toilet, and sink.
(The entire guest/staff area is accessible via a side kitchen entrance and can be used autonomously.)
• Kitchen: Fully equipped.
• Entrance Hall: Includes a cloakroom.
• Guest WC: Features a toilet and sink.

First Floor:
• Master/Family Room: Furnished with a double bed and two recamiers that can be converted into either a double bed or two single beds.
• Master Bathroom: Includes an extra-large bathtub, toilet, and double sink.
• Large Dressing Area: With natural daylight.
(The entire master area can be separated from the rest of the first floor by a door.)
• Bedroom 1: Double bed with a large sofa bed that can be used as a double bed.
• Bedroom 2: Double bed with a notebook workspace and a recamier that can be used as a single bed.
• Bedroom 3: Double bed with an additional single bed.
• Bedroom 4: Double bed.
• Hallway Bathroom: Includes a shower, toilet, and sink.
• Dressing Room: Spacious and practical.
• Covered Balcony: Wind-protected, furnished with seating, and offering stunning views of the lake and surrounding fields.

Outdoor Area:
A spacious and expansive natural garden features a private lake, fruit trees, a fire pit by the shore, sun loungers, a stream with a fresh water source, and ample lawn space for playing and relaxing.

The terrace overlooking the lake is equipped with a Weber grill and dining furniture.

Of course, internet access via Wi-Fi is free and available throughout the house.

Swimming pool season from 01.08.

We can provide you with all kind of services such as privat chef, luxury car rental (Bugatti, Ferrari, Bentley, etc.), driver, shuttle service etc. on request.

RENTAL CONDITIONS

In the high season, from April till the end of November, we set a minimum stay of 3 nights.

One-night stay is possible with a 50% surcharge and prior approval.

Our villa is the perfect place for creative projects. Photo and video shoots are possible on request (!!!).

A surcharge of 30% on the total booking will be applied for public holidays.

Due to trade fairs, a surcharge of 50% on the total booking will be applied.

We reserve the right to set special conditions regarding prices, minimum duration, and occupancy for peak dates such as Christmas, New Year's Eve, major trade fairs, etc. These may differ from the standard conditions and will be communicated upon request. We hope for your understanding.

The property is monitored externally by video (only the entrances to the house). Your privacy will, of course, not be violated. Please inform your group accordingly.

The number of guests indicated at the time of booking is the confirmed number used by us for calculation purposes. If the number of arriving guests exceeds the original number, we ask for an additional fee for each guest for the entire stay.
