Welcome to our beautiful villa in Gräfelfing! Our 250 m² (approx. 2,691 sq ft) house is the perfect retreat after your exploration of Munich and Upper Bavaria.
Look forward to 4 bedrooms, 3.5 bathrooms, and a huge garden with a terrace, BBQ, and play areas for children, all inviting you to relax. The villa is ideal for families and groups of friends.
The connection to Munich is perfect: the S-Bahn train takes you directly to Stachus in just 19 minutes, with trains running every 20 minutes.

Welcome to your dream villa in Gräfelfing near Munich!
The spacious, completely renovated house is over 100 years old and has about 250 m² (approx. 2,691 sq ft) of living space on four floors. The villa offers you and your family or group an unforgettable vacation in one of the city-adjacent and particularly affluent suburbs southwest of the Bavarian capital.
Enjoy the unique location:
· The S-Bahn commuter train is only a few minutes' walk (600 meters, approx. 2,000 feet) away.
· You'll find all the shops and excellent restaurants you need in the center of Gräfelfing, just a few minutes' walk away and conveniently located on your walk to the S-Bahn.
· Relax on the large terrace with a view of a beautiful garden that has grown over decades.
Comfort and coziness:
· The 90 m² (approx. 969 sq ft) living and dining area on the ground floor welcomes you at a large, beautiful dining table. On the other side, you will find the cozy seating area in the conservatory. The third part of the room includes the large lounge area with a 55-inch Smart TV for relaxing.
· The conservatory leads to a 37 m² (approx. 398 sq ft) terrace with a nice garden table, comfortable garden chairs, and a large parasol for relaxing.
· In the garden, you will find a gas grill with accessories, a table tennis table, and even a flying fox (approx. 20 meters/65 feed) from tree to tree.
Space for the whole family or groups:
· In the attic, there is a large 25 m² (approx. 269 sq ft) bedroom with a king-size double bed and a single bed (BR 1). A bathroom with a shower is connected (BA 1).
· On the upper floor are two bedrooms:
1) 16 m² (approx. 172 sq ft) with two single beds (BR 2)
2) 23 m² (approx. 248 sq ft) is the youth room with two single beds and a selection of play materials (BR 3)
Adjacent to this, on the upper floor, you will find a bathroom with a bathtub and a shower option (BA 2).
· In the basement is the largest bedroom at 30 m² (approx. 323 sq ft), with a king-size double bed and a single bed (BR 4) and a Smart TV, followed by a bathroom with a shower (BA 3).
· A travel cot for toddlers can be borrowed free of charge (please ask 48 hours in advance). A high chair for children is available.
· The three bathrooms and a guest toilet in the entrance area on the ground floor ensure comfort. Even if everyone wants to start at the same time in the morning, there is no long wait for a free bathroom. But please note: In the house, which is over 100 years old, the hot water supply is not designed for many people to shower at the same time or in very quick succession. It can happen that the heat level in the entire house drops. After a few minutes, the water heats up again.
A place to work:
· A separate study is available on the upper floor. You can easily connect your laptop to the existing 27-inch monitor (USB-C) and a Bluetooth keyboard and concentrate on perhaps urgent work undisturbed by your group and thus complete it efficiently.
Ideal connections:
· The house is located in one of Munich's affluent suburbs in a very safe neighborhood.
· By car, you can reach the Munich Stachus in just 20 minutes.
· With the S-Bahn (Gräfelfing train station is a 9-minute walk away), you are in the center of Munich in just 19 minutes. Ideal for concerts or Oktoberfest!
· A public parking space is usually easy to find on the quiet street. There is no parking space available on the property.
Good to know:
· As in 95% of all private apartments and houses, there is no air conditioning. The well-functioning central heating regulates the indoor climate in winter and keeps it at a constant 21.5 degrees Celsius during the day.
· The approx. 100-year-old fireplace shown in the pictures is decommissioned and may not be used, as it is not approved by the fire police according to the strict emission regulations in Germany.
· For longer stays (14 days or more), an interim cleaning with a change of laundry and towels is mandatory every 7 to 10 days for €349.
· For Oktoberfest visitors: The S-Bahn takes you to Hackerbrücke in just 18 minutes, from where it is about 1000 meters to the festival grounds.
· Fast mesh WLAN is available throughout the house (50 to 250 Mbit/s).
· Children of all ages are very welcome! Play materials and children's books are available in the youth room. Please supervise playing children in the garden at all times, especially when using the flying fox.
· For security reasons, the entrance area is video-monitored.
· Smoking is only permitted outdoors (ashtrays are available).
· Parties are not allowed. The maximum number of overnight guests is limited to 10 people. Additionally, up to 8 people can be invited for a visit during the day (a total of a maximum of 18 people; sufficient crockery is available).
· Pets are not allowed.
