Just two homes from the sand, this ground-floor 3BR/2BA beach retreat offers the perfect setting for your next Newport Beach getaway, any time of year. Ideally located near one of the area’s best beaches, you’ll be within easy walking distance of restaurants, parks, coffee shops, and local conveniences. Enjoy the fresh ocean air, explore the shoreline, or unwind in your private patio, perfect for relaxed family cookouts away from the crowds.
LIVING & DINING AREAS:
Open-concept layout connecting the living, dining, and kitchen areas, with sliding glass doors opening to a private rear patio. The living space features a leather sectional, upholstered chair, Yamaha upright piano, cable TV, and a gas-log fireplace. Enjoy meals at the dining table with seating for 10 or at the breakfast bar with seating for two.
BEDROOMS:
- Primary Bedroom: King-size bed; TV; en-suite bathroom; entry/exit door to attached garage
- Guest Bedroom 1: Queen-size bed
- Guest Bedroom 2: Full-size bed and a twin-size trundle bed
BATHROOMS:
- En-suite Bathroom: Large step-in shower
- Hallway Bathroom: Combination shower/bathtub
OUTDOOR SPACES:
Private rear patio featuring a dining table for six, additional side seating, a hard-line gas BBQ grill, and an outdoor shower for easy rinsing after a day at the beach.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor 3BR/2BA residence. This includes all interior spaces and the private rear patio. The upstairs 2BR/1.5BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. A ceiling fan and tower fans have been provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.
Laundry: A washer and dryer are located in the attached garage, with complimentary laundry supplies provided.
Parking: Two designated spaces. One space in shared double-car garage (mid-size vehicles only). One space in front of the garage on the driveway (compact vehicles only). Garage dimensions: 6'7" height clearance with 18' depth. Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
