The apartment's location is third floor, on the South side of the block with open views over the river and towards the sea. Its light, reasonably furnished and well equipped. Andy the owner has gone to lots of trouble to kit the place out for ease of renting. We stayed last week in June, first week July, what seemed obvious is almost everyone else was French and many live there permanently. When we were there it was also fairly quiet. We loved the non touristy aspect.
The supermarket and small shopping centre/bars of Mandelieu are 5 mins walk away which was incredibly convenient. You could shop, cappuccino or glass of wine and be home.
As others have said it's a 25 min walk to the sea at normal pace, by a riverside, which is lovely if it's not too hot. Although we walked it several times, as it was 27-30C most days between 1030-1800, this is not something you would want to do twice a day.
We loved our holiday and the apartment was a great base. We either went to various beaches, into the mountains, or did the tourist places to visit during our stay. In normal traffic, it is 20 mins drive to park on the front and eat in Cannes in an evening. The apartment is 3 mins drive from the A8, 5 mins drive to the sea (assuming you can park!).
We would (and may well) rent the apartment again. We really enjoyed our stay.
