The balcony sells the place hands down. I really really enjoyed this balcony. The condo is a bit dated with a few upgrades would be so much better. The bed pillows are flat as a flitter. The bedroom bathroom needs a drain cover, those of us wearing contacts get nervous there. The coffee maker should be at least a keurig/pot combo. I was the only one drinking 1 cup of coffee a day so a keurig would have been great. Instructions on using the bedroom tv/remote. The living room remote is missing the battery cover. No storage at all for food purchased for the kitchen, no where to put things unless in refrigerator. The bedroom needs a curtain, the outside light is brighter than daylight itself. The worst was mildew in the shower tracks, hard to care for I know but it was rather gross. Building needs to be mindful of those who do smoke on the balcony as it tends to ruin the quality of the air for those of us who don't.

Reviewer Comments: The location & views from the balcony made the whole trip worth it. We loved being so close to the pier, & the beach by the condo was not very busy. However, the room was a bit of a let down. There are many little things that could be done to greatly improve this room. When we arrived, we noticed the trash can was broken (step-on to open didn’t work). We tried to use the oven, but there was a strong burning smell when we turned it on. More attention should’ve been paid to the cleaning of the room. There were half eaten Oreos in one of the kitchen drawers & the fridge shelves were sticky. Every time we used the master bathroom shower, black chunks fell out of the door track. Also, there was mold around & on the air vents in both bathrooms. The fan in the hall bathroom made strange noises when turned on, & sometimes didn’t come on at all. The AC unit filter needs replacement as well. There are a lot of chairs in the living room area, & it felt cluttered. The TV in the living area is very small, but on a huge shelf that blocks the dining table from being used. The balcony door doesn’t lock, you have to push a bench in front of it to prevent it from being opened. The balcony space is huge, & the view from it is great! However, the chair cushions could use an upgrade or at least the ripped up old ones could be thrown out. We went down to the pool area a few times, & the pools/hot tub were very nice. It’s great that there’s a storage room you can borrow chairs & floats from! We did have to use the stairs a couple times, & the stairs are not clearly marked on the first floor. We didn’t spend a lot of time in the room & rates per night were lower since it was October when we stayed here, so it wasn’t a complete disappointment. The bed and couch were comfy, which was a plus especially after a busy day out! However, we probably wouldn’t stay here again - especially not for a higher rate in the busy season.

The view was incredible, the deck was amazing, we love the Building, when we did send an initial complaint, the company was receptive to send out someone to vacuum and treat for pests. At that point, though, we had already cleaned.The bed was terribly uncomfortable. It is almost impossible to lay on it without sinking into the middle. There were lots of places in the condo that were not very clean. I get that when you rent a condo, you need to bring some of your own things, but only having two trash bags kind of stinks. We were expected to sweep the floor but there wasn’t even a dust pan. Just overall very disappointed. Will not use this property mgmt again.

Second stay at Royal Palms

Other than some updating needed with the TV and a couple of cosmetic repairs, the balcony was super nice to have! There was plenty of hot water for all of us. Plenty of bath towels and rags. Good furniture on patio. Wonderful view! Kitchen size was nice. Wouldn’t recommend hallway beds for anyone over 10. We love the location of the building!

One of the layout chairs was shredded and mangled. It needs thrown away. The cushions in the chairs were moldy . Other than the outdoor furniture and the unit being small, it was a great place to get away and relax on the beach.

Out-dated

Old and rusty furniture on balcony along with broken beach gear, mold on ceiling air vents, walls. no broom for sand. Leaking faucet in bathroom, neither shower doors work. Very unhappy with this Condo. Only good thing about it is the view and location. Don’t waist your money.

This condo is the last one on the strip before the pier so it's not busy. This is the place to stay if you vacation for the beach and don't like crowds.

It was okay. The TVs are way too small. Electric grill does not work. Sand was in bed. You one parking pass and one extra is 55$ which is absolutely ridiculous. It was okay tho overall may stay again. But for the price I feel like I can find something way better

No mattress pad for the 2nd year in a row. No decent fry pan. Couch was old & springs broken. Dining room chairs stained & soiled. TV small & shelf brackets hinder view-3 years in a row with no change. Couch was replaced by owner. New fry pan, pizza pan & roasting pan replaced. Matress pad provided.

Needs work, but all about the balcony.

The location of the building is fantastic, right next to the state land, so the beach isn't overcrowded. Also, the balcony is unbelievable! It's such a shame there isn't better furniture to use on it. All the patio furniture is old and moldy on the seats. We had to use our beach towels to sit on. Mostly used the wire chairs, which were uncomfortable, but at least didn't have moldy cushions. It was also not disclosed to us that there is high-rise construction going on adjacent to the patio. It didn't ruin the outside for us, but it was very noisy from early morning until about 4-5pm every day. Inside was mostly clean, but extremely dated throughout. Floor had no signs of sand, including the carpet, which is nice, however, there were spots around the couch where the floor wasn't clean, and the sofa smelled very musty. Bathroom air conditioner vent in the ceiling was moldy and concerning. The windows are so nice to have additional views of the ocean. Showers were clean, and had good water pressure. Great location of trash chute, right outside of entry. Didn't get to use the indoor or outdoor pool, always loaded with people. Very convenient access to beach directly, and handy shower area next to walkway. The view is so fantastic in this unit, it is a shame to not update the unit and make it really feel like a treat! Probably won't stay in this unit again, even for the view, because of the furnishings. But would definitely stay in the building again.

Up on the roof

Just saw the James Taylor concert in Orange Beach and he played up on the roof. This place reminds me of that song. Beautiful unit needs some more outdoor chairs but other than that it was perfectly clean. Nice place to stay.

Perfect getaway

This condo was the perfect getaway for a few days. The balcony view is absolutely stunning day and night. You have plenty of space to sit in the shade or sun, as well as plenty of seating. As other reviews say there is an access door to the balcony, but it can be locked from the balcony side to secure the condo. It was nice and clean with plenty of indoor seating and comfy beds. The beach is a very short walk with a nice walkway to use. It was also never crowded at this location as it is the last condo before the state park/pier. 10/10 would go back again!

Reviewer Comments: First, Bender Realty was great to work with, as usual.Having been a long time visitor to GS/OB (30 years), I have stayed in many different condos and complexes and know what constitutes a good unit. While the Royal Palms complex has a great location and nice amenities, this unit was sub-par. There was a smattering of mismatched silverware and dishes, the furniture was crammed into a tight space, and the master bathroom was smaller than the guest bath (to the point that my knees would almost touch the wall when sitting on the toiler. And I am not even 5'7".). The recliner was very old and takes up the space next to the bar, which makes using the bar stools nearly impossible. Two additional chairs (with terrible padding), actually blocked the sliding glass door from opening. The dining chairs were rickety and I was concerned they would not support my weight. The TV was only about a 24", however it was not wall mounted and the stand blocked two sides of the screen. There were many issues upon arrival, but Bender straightened most of those out very quickly. As mentioned in another review, there is a side door that allows public access to the very large balcony, but the sliding glass door had no working lock mechanism. Luckily the "public" access to the balcony has a lock that can be controlled from the condo side, so I was able to secure the condo. Overall, I would not recommend this condo, unless you just need a space to sleep, and even then, the mattress was very soft.
