Really nice property in an amazing location, the cottage was well equipped with everything you could possibly need, cosy and in a great location with shops nearby, take away’s and plenty of local scenery to enjoy. Really enjoyed my weekend away and there was plenty of great places to visit within a reasonable driving distance.

Very nice little cottage, close to the high street and within walking distance of the loch. Hot tub unfortunately took far longer to heat then expected but other than that a perfect stay

Our hosts, Dawn and Darren couldn't have been kinder. Upon arrival they left us a welcome pack of Scottish delights. The house itself has every amenity you could possible wish for - a large screen TV with every setting ( for rainy days and cosy nights in.)The cottage was cosy and warm, beautifully decorated giving the impression that this would be your home for the amount of time you were staying. The house is meticulously clean - and joy upon joys: a hot tub in the enclosed back garden where we spent time listening to birdsong and finally looking up at the moon and the stars. The bed was comfortable and there was both a bathtub in one bathroom and a shower in another. We had a blissful three night stay.

We had such a lovely stay at the cottage! It was super cozy and had everything we needed, and the hot tub was an absolute dream after a walk around Loch Leven. The scenery was beautiful and so peaceful, jjst whar we needed to switch off for a few days.We also tried a couple of local spots for food - The Muirs Inn was great for a nice meal out, and the pizza at La Cabana was amazing! Everything aboit the trip jjst felt easy and relaxing. Wojld definitely come back again!

My husband and I loved our stay in this beautiful little cottage. The Cottage had everything needed for daily living and the kitchen was well equipped. Kinross is an amazing little town and the location is perfect. Dawn is a wonderful host. Highly recommend staying here!

Great location and cottage.

No.22 is a great base to explore this part of Scotland. It’s comfortable, welcoming and has a good range of facilities. We’re planning a return to Kinross in future and won’t think of staying anywhere else.

Fantastic start to our summer holidays

We stayed four nights at this lovely place. What a wonderful location, well equipped and a perfect starting point to disccover Edinburgh, St. Andrews and Dundee. We enjoyed everything in this house, but especially the hot tub after long days of sightseeing. We highly recommend Dawns House.

Cosy little getaway

We stayed here for a New Year's Eve / New Year's Day. Excellent get away experience - Dawn and Darren are great and welcoming hosts. The property is fabulous - clean, tidy, well equipped and very welcoming. We've spend a lovely time here and would definitely recommend it to everyone for a romantic and quiet get away

A week at Kinross

A lovely well equipped property in the centre of Kinross. Ideally located for exploring the Loch Leven heritage trail and the Loch Leven RSPB visitor centre and a great base for exploring the surrounding historic towns and villages. The host was very welcoming and friendly and the welcome hamper was a thoughtful addition. We thoroughly enjoyed our weeks stay here.

Amazing stay

The host, Dawn is very welcoming, he helped us with the late check in and even gave us a small basket of food for the morninh after. The cottage is precisely as advertised, clean, and spacious. It is not far from the airport nor Edinburgh center (30 mins drive) and is located in a nice village with grocery shops at 5 to 10 mins walk. We highly recommand you booking it for your visits.

We are a family of five with all of our children now flown the nest for pastures new. Our holiday let is next door to our house and was developed and designed by my husband and myself. When family and friends come to visit they stay at Number 22, so we have tried to create a relaxing space where people can have all the benefits of their own home.
This is a family business as my husband and I are professional people and work full time. We enjoy meeting new people from across the world and introducing them to the beautiful area we have the privilege to live in.

Number 22 is ideal base for accessing central Scotland. We have good road networks which allow simple access to the main cities and towns.
Our cottage has been upgraded to modern living standards with both a shower room and bathroom meaning this is ideal for two couples, or a family. From the outside it looks traditional, however upon entering you will see how we have created the best of both worlds. The kitchen is fully fitted with all the equipment required to cook a three course meal. The open plan living area has been designed to maximise the space and reflect modern living trends. Upstairs we have managed to create a small study area with a desk and laptop space where light streams through the large velux windows. The bedroom offers a comfortable night sleep with a high quality mattress and backout blind. Finally we have a fully decked the outside courtyard which is south facing. Here we have created a calm space for alfresco dining or just a simple glass of wine at the end of a busy day.
Our cottage is designed well for leisure or work.
