Water system explanation is just "Septic System Courtesies" that apply to all Lake Anna homes. Minimize use of the garbage disposal, use the lined trash cans in the bathrooms (with lids) for wet wipes & other solids, and for large groups of 20-27 try not to let all the teens take half-hour showers. These courtesies will help our "oversized & over-engineered" septic system enjoy the 50+ year life it was designed to have. Our water supply system is excellent, 30 GPM continuous high pressure well, 140 gallons in our three hot water tanks, and two hot water circulating pumps that provide instant hot water throughout the house.

I’ll be brief in my response – happy to discuss in detail. • Yes we did have issues with the prior cleaning company – but that wasn’t the problem here. Renters took over the house early and cleaning wasn’t finished. Transition crew is non-confrontational and will not tell incoming renters to wait until 5 p.m. check-in. They will say OK, smile & leave. Someone should have called me. • Large group, we communicated well with the our main contact (Dad) but his daughter wrote the review. In both verbal and written communication we informed OUR contact, that the towels were in each bathroom cabinet and that linens were new, sealed in plastic, on each bed. That’s the way it’s done at Lake Anna, period. Again this communication didn’t make it to the person that wrote the review. Why are linens not ‘installed’ on our 18 beds – because 1) it would more than double the cost (ask!); 2) linen service doesn’t have the time; 3) when we did this in our first rental house sometimes the renters would ask if the linens were really new/clean. • Ditto on the fridge. That is a new refrigerator (3 months old). Our communication clearly warns renters that, unlike other units, you cannot put anything on a shelf that extends past the end of the shelf. Even something extending ¼” past the edge leaves the door open ¼”, so we advise making sure it stays closed. These newer low-energy consuming units do not have the power to cool with the door slightly open. When it’s been left open & running constantly the humid air freezes on the coils and the unit fails to cool even if the door is closed. Last time I buy a Westinghouse fridge. • No good deed goes unpunished! We allow our guests to arrive early & use the grounds, half-bath, and garage fridge… which, in this case, backfired against us when someone wanted the house early too… Also, this was a wedding group. We charged NO ADDITIONAL WEDDING FEE, but we did extra work for them: 1) removed the volleyball net & pressure washed/super cleaned the wedding area; 2) replaced the net after they left; 3) met with chair rental person for delivery & again on pickup; 4) I believe there was at least 1 other meeting. And our “thank you” was this review.
