Other things to note
Amenity Access Fee

For Short-Term Renters (meaning, “any tenant residing in a Resident’s home pursuant to a valid rental or lease agreement with a rental or lease term of less than one (1) year”) who wish to utilize the Amenities only for the duration of their valid rental or lease agreement, the Leisure Patron Amenity Access Fee will be charged at the clubhouse front desk when guests check in ($35).

The primary person will need to provide:

· Their reservation information which shows:
· The rental property address.
· Check in and check out date.
· Number of guests.
· Identification that matches the reservation name.
· License plate information for the primary vehicle.

The guest will then pay the Leisure Patron Amenity Access Fee. The fee will be charged via Square with a credit or debit card only. No cash will be accepted. It is a one-time fee per house per reservation. They will be issued a Resort Access Card (2 cards max will be issued per party) to show the front gate of the pool at each entry, they will also be issued the 4-digit code for the month that will allow access to the gym. Guests will need to have this card in their possession on the pool deck as well for staff to verify if asked. After hours check-ins will go to the guard gate. The guard gate will issue car passes and guests will need to visit the clubhouse once reopened to pay the Leisure Patron Amenity Access Fee to gain access to the pool the next day.

ONLINE ORDERS:
USPS does not provide service in the community. UPS and FedEx will be able to deliver to your home.

FOR THE LITTLE ONES:
• Pack n Play and High Chair available free of charge upon request
• Child Safety Pool Fence set up for each stay

PARKING:
You can park up to 3 cars on the driveway

•Overnight Street Parking is allowed in designated parking spaces only, marked with 2 white lines. Only registered guests may park overnight; limit of 5 per house.

•Vehicles improperly parked in a space marked for another unit are subject to immediate towing by the owner.

•There is NO parking allowed on the grass or common areas or any lot. Sidewalks and aprons must not be blocked.

•Commercial vehicles, RVs, Trailers, ATVs, Motorcycles, Jet-Skis, and Boats are only allowed to enter temporarily for loading and unloading.

•Any damage to sod, landscape, and/or irrigation on homes will be the homeowner’s responsibility.

•Gate Guards are not able to give away waivers to the parking rules.

•There is no parking at the clubhouse after 11:00 PM

Your vehicle may be towed if parked on the street (except in marked spaces), extending over the markings for a parking spot, parked without the proper guest pass, on any lawn or green space, blocking or impeding the sidewalk, or a manner that may impede the passage of emergency or utility repair vehicles.

POOL MAINTENANCE:
The pool is cleaned during the week, someone will come out during the day to treat the pool with chlorine, levels may be high, so we recommend waiting at least 2 hours before using the pool again.

POOL HEATER:
Please note the pool heater works thru HEAT EXCHANGE and might not function with weather near 50F or under. This is an extra service and may not be available at times.

HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.

Guest Verification Process

For the safety of our guests and properties, we require identity verification for all reservations. Once your booking is confirmed, you will receive a secure link from our trusted partner, Truvi, to complete a quick verification process.

This includes:
• Uploading a valid government-issued ID
• Taking a short selfie for identity matching

The process only takes a few minutes and must be completed prior to check-in. All information is encrypted and securely handled by Truvi.

Reservations may be canceled if verification is not completed within the required timeframe.

Nice place

Big and roomy well kept house. Only criticism is there was not enough glasses for 10 people and had to continuously wash up cutlery and glasses to keep 10 people supplied

Great stay!

Loved our house. Babies slept upstairs with parents and no noise could be heard from below when friends were over and it got a little loud. Swimming pool at the house was nice and warm. Only suggestion would be to supply the house with more tea towels and dish cloths. We only had one dish towel, no dish cloths.

Wonderful Home & Great Experience

My family of four along with another family of four recently stayed at this location. Pre-booking/check-in experience all went as expected and was seamless. House upon entry was clean and appeared to be very well maintained. This home accommodated a family of 4 adults and 4 children perfectly. The home description, amenities, pre-information provided were accurate and as described. All beds were comfortable. Personal Experience Review Overall, I would totally rent this location again. The owner was very responsive and easy to deal with. We did run into pool issues, but it was quickly resolved. A few recommendations: - Home is in a gated community and besides what I would assume a feeling of added protection, this feature was more of an inconvenience, as when we arrived back from parks, there was usually a lineup to get back in. In some cases, it could be a 10 – 15-minute backup to get back to your home and once you got up to the guard, you simply flash a piece of paper (that they cannot see) which allows me back in. (Not a deal breaker, would stay in same location again) Items I would upgrade/include in the home: - Bigger broom to sweep floor along with a broom for pool deck. - Warning regarding knobs on gas stove – (we hit them three times which caused a gas smell into the home) - PlayStation games for PlayStation upstairs – the box is there, why not throw in a few games along with charging cords. - Include a note to guests if they wish to leave left over items – it would be fine. We threw out liquor, packaged food, and miscellaneous useful items that could be used by anyone, but to keep in line with a clean checkout, we threw the items out. Maybe if there was a note that any packaged items of any value can be left behind, would be fine. (I don’t know) - A few more generic utensils & sharper knives Overall, I give this vacation rental a 10+. We have been to Florida 4 times and this home surpassed all others experiences.

Dated...Not kept well...Partially unfunctional...Consider another of Orlando's gated neighborhoods

Let me start by saying the host was fantastic. Responsive and very considerate. Unfortunately, I did not do my research on the neighborhood or the unit itself prior to booking. To start, this is a very unsafe neighborhood, to the point where one week before check-in, there was a murder of a 16 year old boy shot to death just a few doors down. Soltara "provides" security and local police ride around all night, but let me tell you, they could care less unless it will result in a fine. Safety is def not their priority. About the property: This is one of the most "out" dated properties I have stayed at. Old furniture (not as nice as the photos), ceilings (though built within the past few years) look like theyre from the 90s, shades, furniture is not kept well at all. Walls are heavily scuffed (I actually felt guilty considering we were staying there 3 weeks, I took a Mr Clean sponge and started removing them myself). The real kick in the behind is the property is listed as a 5 bedroom, 5 bathroom, 4 showers. From the day we checked in we had leaking ceilings which were in result to a shower that was not functioning and had service there several times (but they had not clue what they were doing), was promised a plumbed ot come fix it (my mistake was telling the host it wasnt a rush, but considering we were there 3 weeks, I would have imagined it would have been fixed while we were there being we were 11 people, but he took "no rush" as it wasnt needed???? I am still confused about that part. Shades of the apartment were cracked and offered very little privacy to passerbys. Checked in to a smell of "death" which was left by the cleaning crew and their fix??? They left the back porch door open to let it out, but yet invite all sort of bugs and flies in. Severe ant infestation (which was handled quickly). Overall, the property is just not cared for. Host is very attentive - to the best of his ability. Neighborhood is truly unsafe. Consider other local neighborhoods which I have visited during my stay. Cleaner, newer, safer.

Excellent stay! Will come again

Our stay at this property was 10/10 the house was beautiful and spacious. It had everything we needed and more. Pool and hot tub were great. We had 6 children 5 and under with us and it was a great spot for them with everything we needed! We will be back.

Very nice house

My family and I stayed here for a 12 day vacation. It was perfect and comfortable for my family of 6. The house was very clean and tidy when we arrived. The games kept my kids occupied, the pool was nice and there were plenty of pool and shower towels. Although we are not big TV watchers, there are TV’s in every room for entertainment. Overall, this is a very nice and comfortable house with a nice host!

Spring break 2022

Spring break 2022 we had three families at this property. All adults had their own bedroom and the kids shared the other two bedrooms that had bunkbeds. The house is beautifully decorated and we enjoyed the hot tub and the pool every day.. we would definitely return. The property is about 20 minutes from Disney and about an hour from Busch Gardens.

Family vacation

This property is exactly as pictured, very clean, just had one glitch- didn't have the final information to open the door, but was resolved quickly by contacting VERBO- would highly recommend this property for anyone traveling to Florida.
