My stay at this property fell well short of expectations, as the physical condition of the rental did not match the listing photographs.Upon arrival, we encountered several significant maintenance and safety issues: Interior Disrepair: Portions of the ceiling were failing, and interior doors had visible holes. Appliances: The stove was completely non-functional. Additionally, the swamp cooler—which was inadequate for cooling a two-story, three-bedroom home on a 96 day—emitted a loud, continuous squeal. The ceiling fans provided little relief from the heat. Exterior Neglect: The front yard was heavily cluttered, obscuring the walkway stones, and the backyard was unmaintained with scattered rocks throughout.When the cooling unit malfunctioned, the owner was unable to resolve the issue and instead asked if my boyfriend was handy. He provided a ladder and asked my boyfriend to fix the swamp cooler himself, offering no assistance or acknowledgment of the effort. The repair was only temporary, and the loud squealing quickly returned.Overall, the lack of upkeep, non-working amenities, and absence of proactive management made for a very uncomfortable experience.And frustrating.

Did not receive the code to get in the cabin as stated in the email until I called the host directly. Also, had some broken furniture and detached hanging hooks from the wall. And lastly, the heating system did not reach the second floor nor was an extra heater in there to help with the coldness in the room at night time.

Great property

This property was EXACTLY what we were looking for. We were looking for a property near the Mogollon Rim that had easy access to the forest. The cabin was clean with plenty of room for our group. The kitchen was well stocked with all of the pots, pans, and utensils we needed. The owner called before we checked in to make sure we had all of the information we needed. The kids in our group really enjoyed running around in the forest and playing the board games that were available in the cabin. The last day it looks like the new cell phone tower went on line as we suddenly had 5-bars of service! We plan to come back again!!

Comfortable & quaint cabin, perfect for families with dogs

This cabin was the perfect stay north of Payson for my family and dog. Between the heater, fireplace (pellet stove), and space heaters in the rooms, you'll be warm and there are plenty of beds. One hidden gem about this place: the backyard has a fairly tall fence (to keep your dog in) with a small gate to a massive open wooded area. The owner of the place was nice enough to call in the morning with some tips. The cabin is conveniently located just 15 mins away from snow and lakes near Greater Tonto Rim and ~20min from food in Payson. WiFi was strong enough to get work done. The only (minor) drawback I could think of is that the property mgmt co charges a pet fee that's not listed on VRBO, but otherwise a perfect stay! Will def be coming back next time we're in Payson :)

Extremely Misled

The owner of the property was rude on the phone, the wifi info provided was incorrect, no cell service, the POC never answered her phone, the property was overgrown with weeds, both patios were covered in dirt, spider webs and bird poop, the upstairs has no AC vents for air flow and the check out list basically made it so they didn't have to do anything besides the laundry while we paid an additional days worth for the cleaning fee. Will not stay again.

They would like to clarify the following: - The Wifi does work, though it can be spotty, as can the cell service here. As advertised, the home is close to a national forest; this is typical for remote areas. - We apologize again if we were rude on the phone. As we explained, we originally thought the calls from your number were spam, but we were happy to help once you identified yourself. - The overgrowth has been cleared in the yard, and the patios were cleaned as well. We are sorry that wasn't done before your stay; we were dealing with some health issues. - The checkout instructions are standard for the vacation rental industry. The cleaning fee goes directly to our professional housekeeper, who does a thorough job of cleaning and sanitizing every part of the home. We are sorry you were unsatisfied but hope you appreciated our efforts to make things right. We strive to provide the best experience we can and take responsibility when there is valid critical feedback.

stages of disrepair

heater fan motor bearing going bad. very loud while heating. unable to sleep with it on. found mold in cabinet base bottom the dryer was out of order just a few things but being able to have peace and quiet in the house was only obtainable. if we did not run the heater and it being winter time it was pretty cold without it property manager was available and did explain why the dryer was recently broken. said the heater was just serviced but definitely fan motor needed to be replaced otherwise the cabin was nice. area was quiet for the most part as well

We were in the process of doing so during your stay, but due to weather conditions, we were unable to deliver and install it until after your departure. Would Recommend!

It was beautiful, my family and I had an amazing time! Located in a calm quite area and great amenities, it was really comfortable and the pellet stove warmed up the place really quickly. It was really clean upon entering and everything was organized and ready for us to use and really enjoy our stay, would recommend!

Indoors were beautiful, spotlessly clean, nicely appointed. Appreciated the Keurig coffeemaker and pods. The beds were terribly hard; that could be improved. Upstairs was too warm. The rest of the house was lovely temp with the fans going. Outdoors need a lot of tidying up, both front and back. We immensely enjoyed the back deck but had to sweep and wipe down the table first. Overall we loved our stay there. It was quiet, comfortable and restful. We will return!

Ken and Diane were absolutely amazing to work with! They were on top of communication and very accommodating. The place was perfectly kept and was very relaxing! We grilled and spent time outside and enjoyed every bit of the stay. Will be returning regularly!

Amazing time! Great place!

Ken and Diane were very on top of communication!! They were such a pleasure to work with! The place was so cute and had everything that we needed to enjoy the weekend! We will definitely be returning. This is the perfect place for a nice quiet getaway:)

we would not rent this house again-----the front door screen was broken, the gas grill top was broken and there was no dish washer. The stairs leading to the upstairs area and the upper bedrooms do seem to meet any kind of building code. The upstairs bathroom smelled like mold and mildew. The outside and kitchen eating area were amazing.

Hi Randi, the right vacation home is everything, and we're disappointed if this wasn't the one for you. We followed up with the homeowner after reading your feedback, and they would like to share the following: - One of the screen doors had been removed before your stay while we awaited a replacement part that was special ordered. - We investigated the grill as soon as we heard your concern and found that a nut from one of the bolts was loose. It was not broken and still usable though we have addressed this issue. - We apologize that the dishwasher was in the process of being repaired during your stay. It has since been replaced and will not be an issue for future guests. - Guest safety is our number one priority and our home is perfectly safe and up-to-code. - We have addressed the issue with the mildew smell by replacing a leak that was found. Thank you for bringing this to our attention so that future travelers do not share your experience. We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.

Cabin review

First the good, the manager and owners were very accommodating and responsive to us. They seemed very kind! It was awesome that the cabin was available when we had to cancel our camping trip last minute due to the rain. It easily accommodated our group of 8 for sleeping. There were plenty of dishes and cooking utensils. Unfortunately it was not what we thought. There was a septic tank/smoky odor that was really bad. Recommend a pest service as there were a lot of spiders. The neighborhood was not what we thought it would be but it was quiet.
