The home sits on a quiet lane near Peconic Bay and is minutes from vineyards, farm stands, restaurants, and local beaches. It’s a relaxed spot for longer stays with family and friends who want space, privacy, and easy indoor and outdoor living.



The Space:

Inside, the home has an open, light-filled layout with a large sectional for movie nights and a fully equipped kitchen with plenty of counter space for cooking together. The dining area connects seamlessly, making shared meals simple and social.



On the lower level, a separate living area gives kids and teens their own place to hang out. There is a TV lounge, pool table, and game area — a setup that works well for multi-generational groups who want time together but also room to spread out.

The home sits on a quiet lane near Peconic Bay



There is a small association pathway across the street that guests often enjoy for a peaceful stroll or to watch the water. For full beach days, guests usually head to Veterans Beach or South Harbor Park Beach, each about a 5–7 minute drive.



Several top North Fork wineries, including Palmer and Raphael are also nearby

Seasonal Notes

Outdoor items including pool furniture, grills, and similar equipment are stored between Columbus Day and Memorial Day.

Pools and attached hot tubs are usually available from Memorial Day to Labor Day. If your dates fall outside this range, please ask about availability before booking.



Traveling With a Group: If you need more space, we manage several nearby homes and can help with coordinated bookings.

• A security camera faces the backyard for safety

• Pet fee is $200 per pet per stay (an extra $100 may apply for dogs that shed heavily)

• Pool heat fee is $45 per day

• Hot tub cleaning fee is $95 per service

• Stays over 21 days may incur utility overages

• Stays of 29 nights or more require a refundable security deposit

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Guests booking through Marriott Homes & Villas follow that platform’s cancellation policy



Guest Insurance

As part of booking, we include damage-protection coverage and ask all guests to sign a short rental agreement. This covers accidental damage during your stay. If something happens, just let us know — our goal is for you to have a worry-free visit.
