`From May 1st to September 30th, we require a 3 to 6-night stay when booking any weekend night if more than 3 months out and a 2 to 3-night weekend stay if booked less than 2 months away from the dates you want to book.
1 night stays are approved on case by case basis and typically accepted during the week in peak season and 99 percent of the time in off season times. Our rates may require a upcharge for shorter stays than seasonal requirements 10-50 percent and send with special offers agreed prior to booking. See guest services for algorithmic amounts.

The (4 story 9-bedroom sleeps 30 singles, that`s 26 full, 2 twins and 2 king bed 58 total) includes the rental next door 2 full and 2 futons sleeps 8 also. Small or large groups enjoy on the water, close to airport, we have transportation service DADDS Magic Bus and limo, with concierge service and 4rentus offers family reunions, business and wedding lodging.
You may access all parts of this house except the garage, pantry and owner closet for master bedroom. This includes private pool spa use with 2 houses.
Plenty of parking in our lot across the street or driveway not on street please and non-shared with both places rented.
We will have a check in/out person that will meet you at the property and you will text 1 hour prior and call them prior to arrival.
Notice cleaning is only listed at a minimum to remind you it`s not included as this is a private service you pay directly.
We will send you a group text with check in person, repair person and manager/ owner which be on alert if you have any concerns just text in your questions, concerns or immediate needs in which we can dispatch a person to take care of your requests asap.

We are on a cul-de-sac with no neighbors across the street from us and have maintenance persons and cleaners nearby with a school on the corner to our road. The school has a great playground and basketball area and some other swings and stuff for kids.
We have transportation services DADDS MAGIC BUS AND LIMOUSINE with great experience packages, for all ages, bounce for the kids or casino and brewery scavenger hunts for the big kids.
Turn in up to 10% of your rental receipts or one nights round trip transfer receipt for transportation for refund on your rental, or upgrade to our limo service $12.50 per person each way or approx. $30 per person for 4 -5-hour local rental min # paid seats required.

We want to remind you to leave the property like it was when you arrived other than linens leave at the foot of each bed. Trash to be taken to the dumpster and dishes to be put away. Keep from bringing sand into the hot tub to avoid additional cleaning fees charged after your stay, no fireworks no smoking on decks or in the house, do not pitch buts off the decks into the grass please. We have free firewood across the street for your use be careful with fires and keep small children attended by the water at all times. Have a great time. Thanks for your understanding.

1. Booking & Compliance
* Rental Agreement: Must be signed within 3 days of booking. If not signed, payment/check-in constitutes acceptance of all terms.
* Identification: A valid government-issued ID must be submitted via the platform before check-in. Failure to provide ID may result in cancellation without a refund.
* Occupancy: All guests and visitors staying past 9:00 PM are considered overnight guests.
* Fees: $25 per person/night plus a one-time $20 preparation fee per person.
* Open-Door Policy: Final guest counts must be confirmed prior to arrival to ensure accurate billing.
2. Check-In & Check-Out (Early/Late Arrivals)
* Arrival/Departure: Standard times are coordinated via group message with the caretaker.
* Early Arrival/Late Departure: Requests are subject to availability and the following conditions:
* Fees: Rates for early/late access are determined by the caretaker based on cleaning schedules and availability.
* Compliance: Access is granted only if the guest is in full compliance with all house policies. Unauthorized early check-in or late check-out will result in an automatic minimum charge of $100.
* Arrival Review: An arrival review sheet must be completed (via link or hard copy) within 2 hours of check-in. Failure to complete this will result in the reinstatement of any waived fees or a $100 administrative fee.
3. Deposits & Payments
* Damage Deposit: A refundable deposit ($100–$2500 depending on group size) is required via the platform or Cash App prior to access. Damage deposit is that we will charge directly as we have API and are approved to take deposits outside the platform.
* Refunds: Deposits are processed within 14–21 days post-checkout, following a property inspection and submission of your stay review.
* Propane: Tanks are $30 each with a $40 refundable deposit.
4. Property Specifics & Seasonality
* Peak Season (May 1 – Sept 30): * Bookings 3+ months out: 3–6 night minimum for weekends.
* Bookings < 2 months out: 2–3 night minimum.
* Full House Rule: For the main property, all 4 levels must be rented during peak season.
* Caretakers: Staff resides onsite (in a camper or cottage) to provide 24/7 assistance and maintenance.
* Hot Tub/Spa: In extreme cold, water temperatures or functionality may be limited. The spas are never shared and are used privately at different times between two houses on a 2-hour interval. If the cover is open or privacy nets are drawn, the spa is currently occupied.
* Shared Amenities: Guests have access to kayaks, canoes, boats, beach, docks, and courts. Wood for the fire pit is provided free by the dumpster.
5. Prohibited Activities & Fines
* Smoking: Strictly prohibited indoors. Outside only. Smoking policy in the house $250 fine to run the dionizer and removal of odors.
* Fireworks/Events: STRICTLY PROHIBITED. Violation results in immediate eviction by law enforcement without a refund.
* Equipment Care: Outdoor umbrellas must be closed when not in use. A $50 fine applies for wind damage.
6. Cancellations & Transfers
* Peak Season: Cancellations typically result in a loss of deposit. If the unit is re-rented, a refund (minus a 15–20% re-opening fee) may be issued.
* Transfers: Moving dates or units is treated as a cancellation unless otherwise agreed. Rates may increase based on new dates.
* Insurance: We strongly recommend purchasing 3rd-party travel insurance (e.g., Travel Guard) as our refund policy is firm due to platform limitations.
Tips for Airbnb Success:
* The `Behavior` Clause: Instead of saying the rate depends on `obedience,` use: `Early/Late access is a privilege granted at the host`s discretion based on guest communication and adherence to house rules.`
