The kitchen is designed for both style and function, featuring stainless steel appliances, a gas range, and an oversized island with seating for six. This property is conveniently located near I-40, accessible from University Heights Drive. While some ambient highway noise may occasionally be heard, the home has been designed with sound-dampening materials to minimize any potential disturbance and maintain a peaceful stay.



We enforce a ZERO TOLERANCE policy for parties and events. The City of Flagstaff takes noise complaints very seriously, and violations may result in fines or removal of this listing from hosting platforms.



This is a non-smoking property. Smoking is not permitted anywhere inside the home, and a non-refundable $250 fee will apply if this rule is violated.



For safety and compliance, a Ring doorbell camera is installed at the front door. It is used only to monitor occupancy and for emergency purposes. No other cameras or recording devices are present inside the home.



This property may also include a Minut noise monitoring system, which helps ensure neighborhood noise levels remain respectful. This device measures decibel levels only and does not record audio or conversations, protecting guest privacy.



Pet Policy: Dogs are welcome with prior approval and a $175 non-refundable pet fee.
