Welcome to Rails & Relaxation (R&R) Suite in our charming, smoke-free home in a quiet neighborhood right in downtown Davison! Enjoy a fully furnished 2-bedroom upstairs apartment with a private entrance, a well-equipped kitchen, in-suite laundry, a separate office area, a cozy living room, and 2 comfortable bedrooms. Delight in the relaxing décor or back yard as you enjoy the passing trains.

You get this entire private apartment, not the entire house. There is another apartment in this house.
Spacious 2-bedroom apartment, fully equipped with just about everything you need.
Private entrance with an electronic lock.
A well-equipped kitchen includes all new appliances, cookware, and essentials.

Sleeps up to 4 with 2 comfortable queen beds. A large living room to spread out in.
A full bathroom with a tub/shower and essentials.
An enclosed sunroom to watch the world go by.
Free on-site parking for up to 3 vehicles.

We love our house smelling like fresh air. No smoking, no vaping, no exceptions—in or near the house. If you`re craving a puff, head to the cute little smoker’s corner near the parking spots. Use the butt bucket for your butts and the trash cans for, well… trash.
Pro tip: Give yourself a minute or two to air out before coming back inside—the smell clings like glitter at a craft fair.
No incense, no overpowering scents, and absolutely no cooking seafood inside. (Grill it outside like a pro.)
$250 cleaning fee for violations.

🤫 Quiet Hours = Happy Neighbors
Others live here as well, so please keep things respectful. Quiet hours are from 10 PM to 8 AM. We`re not asking for complete silence—just don’t be that guest. 😄

🚽 Toilet Talk (Yeah, We Went There)
This one`s not glamorous, but it’s super important: ONLY flush toilet paper and tissue. That’s it. No wipes, no feminine products, no cotton swabs, no mystery items, even if it says flushable. If it’s not pee, poo, or tissue —trash it. Backed-up sewer = plumber call = extra charge = total buzzkill. 💩

🧼 Long Stays = Deep Clean Time
Staying 28+ days? We’ll need to give the place a deeper scrub post-checkout. An additional cleaning fee will be added, payable through your guest portal.

🔐 Owner-Only Items
If it`s labeled “Owner Use Only,” please admire it from a distance. Using these items may result in extra charges. Thanks for respecting our space!

📅 Cancellations & Refunds
Life happens—travel insurance is your best friend. Our cancellation policies are firm and enforced. A 10% processing fee applies to all cancellations/refunds (unless Airbnb rules apply).

🔑 Your Very Own Guest Portal
For each reservation, we’ll set up a personalized Guest Portal with everything you need for a smooth stay. Inside, you’ll find a check-in form and rental agreement—these must be completed before we can send over your check-in instructions. You’ll also get all the key details about your stay, along with some fun add-ons you can purchase to make your visit even more fabulous.

🐶 Pet Rules
Yes, we’re pet-friendly—with a few rules:
• $75 fee for up to 2 pets. Extra pets need approval (+$25 each).
• Pets must be supervised or crated when you’re out. No exceptions.
• No excessive barking. No damage. Be a good dog parent.
• Furniture covers are required—some are in the living room closet.
• Leashes = strongly recommended—other dogs may be around and may not interact well.
• Clean up ALL pet messes (inside & out). No poo left behind!
• Seriously, scoop that poop. Nobody likes a landmine.

🔥 Grillin’ & Chillin’
There’s a BBQ grill in the breezeway. You’re welcome to use it—just move it outside to the pavement or grass first. No grilling in the breezeway.

🗑️ Garbage Day
Put trash in the bin near parking. If you’re here on Sunday night, do us a solid and wheel the cans out to the curb for Monday morning pickup. Trash fairy thanks you.

🌳 Yard Use
Backyard = all yours. Front yard = not yours. That space is for other tenants. Let’s stay in our lane. 😄

🚗 Parking
We have free, on-site parking for each rental area. There are 3 reserved spaces on the LEFT-hand side of the driveway for R&R Suite. The other side of the driveway is reserved for the lower apartment in this duplex.

🎥 Security Cameras
We’ve got exterior cameras keeping an eye on the parking and entry areas. They’re not spying, they’re just keeping things safe. Smile and wave!

🧹 Room Cleaning Basics
We clean after each guest, but feel free to freshen up as needed. You’ll find a vacuum, mop, broom, and cleaning goodies. Laundry is fair game. Tidy guests are our favorites. 😉

🧻 Paper Products
We provide a starter supply of paper products. If you run out, a quick store run will be your best bet.

⏰ Early In? Late Out?
We get it—you’re excited to arrive or not ready to leave. If we can swing it, we will—for a fee and with prior approval. Let us know in advance! Cleaning magic needs time, after all.

🧳 Lost & Left Behind
Forgot something? Happens to the best of us. We’ll do our best to find it and send it your way—on your dime.

❄️ A/C Secrets
There is a supplemental heat/AC unit in the living room. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. Use the remote to turn units on and off, and to adjust temperature only. The use of other buttons can disrupt functionality.

🔥 Heat - Stayin’ Cozy
We keep the main heat at a cozy level. Want more warmth? The living room AC unit doubles as heat. Plus, each bedroom has an adorable little fireplace to up the cozy factor.

📺 Smart TV
No cable necessary - You’ve got streaming power! Just log into your fave apps (and don’t forget to log out). Remote lives on the shelf by the sofa.

🦆 Tall Folks, Heads Up!
For whatever reason (maybe the builders were hobbits?), some doorways in this house are a bit... vertically challenged. We’ve labeled them, but just in case—DUCK! 😄

🚂 Trains Are a Thing
Yes, there’s a nearby train track. You’ll see and hear it, especially with the windows open. Doors and windows shut = less noticeable. No refunds for train sightings or choo-choo sounds. Embrace the experience!

🧺 Laundry Time
Washer and dryer are all yours—BYO detergent. It’s a high-efficiency washer, so just a tablespoon of soap and softener per load will do. Check the rubber liner for missing socks—it`s a sock Bermuda Triangle in there.

✅ Check Out Like A Pro
• Out by 11 AM sharp (unless we agreed otherwise). Late = extra day charge.
• Toss used towels/washcloths in the laundry basket.
• Rinse dishes, load & run the dishwasher.
• Remote goes back by the sofa.
• Trash = out to bins by the garage.
