Guests have access to 2 of the 3 bedrooms in the home making this a 2 bedroom 2 bathroom property. The 3rd bedroom is locked. No one else will be staying at the property during your stay. You have exclusive use of the home.

Your stay on Martin Street puts you right in the heart of this lively neighbourhood. This bustling street is packed with some of the best cafes, restaurants, and boutique shops in the area, making it easy to grab a coffee, enjoy a leisurely meal, or explore unique local stores—all just a short walk from your doorstep.

A 10-minute stroll will take you to the iconic Brighton Beach, famous for its colourful bathing boxes and stunning views of Port Phillip Bay. Whether you’re keen to swim, sunbathe, or take a scenic walk along the coast, the beach is a must-visit during your stay.

Brighton’s mix of upscale homes, leafy parks, and a welcoming community creates a sophisticated yet relaxed atmosphere that’s perfect for visitors. Whether you’re here for a weekend getaway or an extended stay, Brighton offers a wonderful combination of leisure, culture, and convenience that will make your visit truly memorable.

THINGS TO NOTE:
ACCESS: You have full access to the property. we are just a phone call or message away during your stay.

PARKING: Garage entrance is to the left of building. There is a short driveway to garage door. Use the remote (get this from inside the property first) to open the garage door. Once inside the garage park immediately to the left. There is room for 2 cars.

INCLUSIVE: As hosts, we welcome all visitors. Overseas guests, people with disabilities, families, and LGBTQI+ friendly.

NOISE: The property is in a peaceful quiet neighbourhood. To respect the peace of the community - we kindly request no loud music or loud parties. Noise curfew 10pm.

SECURITY DEPOSIT - A refundable security deposit of $400 may be taken as an authorisation hold 2 days prior to check out and released no more than 7 days later. Some or all of the security deposit may be captured if there has been negligent behaviour or intentional damage to the property.

EARLY CHECK-IN REQUESTS:
May be possible however we do recommend you to plan around a 3pm check-in. When your place is ready, we will let you know. If you require earlier access, consider booking the night before if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.

LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible.

STARTER SUPPLIES:
We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.

LINEN: We supply hotel quality linen and bath towels for your stay.

LONG STAYS:
All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.

CHECK OUT:
We don`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.

AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.

INFANTS:
For families traveling with infants, please note you will need to supply your own porta cot and linen.

MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don`t have to worry - see house rules for the details.

PETS: We are pet lovers,1 small/medium size dog is welcome. We will ask you a little about your pet before they come to stay. We do ask that pets don’t get on the beds and couches. There is a small pet fee of $120 per stay.
- No noise after 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.
- Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.
- We will ask for photo ID and a selfie of the person making the booking, primarily to confirm they are over 25 years of age and match the details of the person making the booking. For 3rd party bookings we will need the photo ID of the primary guest staying at the property.
- If there is any damage to the property please inform the host ASAP as additional charges may apply.
- If the Fire and/or Emergency Services are called out due to a guest fault (including for false fire alarm call outs) the fee will be passed on to the guest to pay.
- We are pet friendly and suitable for 1 dog. No unapproved pets allowed on the property. Additional charges may apply to those who ignore this rule.
- In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. If the cleaner’s or property manager’s schedule is affected by this, further charges may apply.
- Check-out time is 10am. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.
- If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.
-We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself.
- Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control. This may be charged to your account as applicable.
- Smoking inside the property is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property.
- Excessive use of utilities such as water, electricity, and WIFI may result in additional charges. Please don’t disconnect the internet.
- Where a porta cot is provided, this is used at the guests own risk. The owner and hosts do not accept any liability should anything occur during its use.
- Only guests on the original booking may stay overnight.
- No illegal activity or running a business from the premises.
