Before entering the property soak up the tranquil countryside views that surround you. The sitting room is furnished with two plush sofas, a Smart TV with Freeview, and an multi-fuel wood burner with a fabulous original surround. The décor is well thought out and homely throughout. Stepping through the property, locate the large open kitchen/diner, well-equipped with essential appliances, including an electric oven and gas hob, a microwave, a fridge/freezer, a dishwasher, and a dining area with seating for six. From here, to the rear of the property you will find the downstairs WC and utility area which houses a tumble dryer and washing machine. Step into the rear garden and relax with a glass of wine, treat yourself to some alfresco dining whilst taking in them splendid views! As day draws to night climb upstairs and be greeted by three bedrooms. There is plenty to see and do in the area including golfing, fishing, and cycling. Some of the best golf courses are on the doorstep of Emmaville, including Close House Golf Club, Tyneside Golf Course, and Ryton Golf Club, keen golfers really are spoilt for choice here! If golfing isn’t your thing head to Stargate Ponds and Bewes Hills for some fishing, a fantastic spot enjoyed by many. For those that love being out surrounded by nature, wildlife, and unspoilt natural beauty head to Ryton Willows nature reserve, which is great for riverside walks with its woodland, grassland and ponds. It proves a real beautiful spot to sit and relax with a picnic.
The Tyne is still tidal at Ryton. As a consequence of this, the water is slightly salty, and this influences the flowers growing on the bankside. Look out in summer for the purple-blue heads of sea aster. Common seals are frequently seen up the river, attracted by the wide range of fish, including salmon. Birds to see along the river include grey heron, kingfisher and goosander. Ryton Willows also sits on the site of the only Registered Battlefield in Tyne and Wear. The Battle of Newburn Ford, which took place on 28th August 1640, was an important event leading up to the start of the English Civil War.
