We respect our Guests right to their opinions and rarely feel the need to intervene, but in this case we feel it is warranted. On the afternoon before Christmas we were contacted with a miriad of requests most of which were accomodated within a couple of hours. We provide a Pack-n-Play upon request, but Guests typically bring their own linens. Regardless, extra linens were provided. The tub stop was checked and it was discovered that the screw-in portion somehow was stripped. A rubber replacement was provided with the linens. We had no idea there were any issues with the hot water until it was brought to our attention. Despite of the near impossibility of finding a plumber on Christmas day, a friend discovered a circulating pump on the water heater had malfunctioned. As no stores were open, he arrived the next morning to replace it. An apology was issued along with a credit back for a night's stay. This entire process less than 24 hours. The leather sofa bed is exactly 2 years old this is the first complaint recieved. We honestly assumed our immediate response and credit-back to a fair resolution an unforseen circumstance. We would advise prospective Guests to read our extensive reviews from the many people who have stayed with us over the years who sincerely enjoyed their experiences at our property.

There is a dining room table provided in the living area that seats 2 as well as an additional table provided in the unit that seats 4. The Queen sofa bed is of course utilized for sleeping and this is the first we have ever heard of it not meeting expectations. Our property is located on the slope above a major metropolitan area, so sirens are at times unavoidable. It is likely that activity during New Years may have contributed to an increase in activity.
