The house was very spacious and accommodated our large group of people effortlessly. The loft bedrooms were a huge hit with the 7 and 17 year olds. The kitchen had all the basic pots/pans/plates and this was very helpful. The kitchen floor however seemed to not be mopped, and walking barefoot with our feet getting dirty was an unpleasant experience. The bathrooms were stocked with towels, which was useful. The location of the house was great in terms of Franconia State Park being very close by. The pictures in the listing look brighter and perkier than how the house feels in person. The house has a small clearing outside where we were able to play some badminton, which was nice. The area does get a lot of insects come evening and night though, so come prepared. The screen door to the main living area is in need of repair, with a small tear in the screen, and some difficulty opening/closing. As mentioned in the listing, the house is not air conditioned. Due to poor air circulation, the house also feels very muggy in hot July, and sleeping at night was difficult in rooms that did not have window/ceiling fans. The ceiling fan in the main living area doesn't work, and the bbq grill was very dirty as well as disconnected from the gas supply, so we couldn't use it. The furniture and carpets in the house are past the need for renovation. Like a previous reviewer, we also burnt our hands trying to heat coffee in the rooster cups in the kitchen. It is disheartening that despite negative reviews, most issues with house are repeat offenders. However, if none of these seem like a problem, this is a spacious house, with a very nice layout, albeit in need of some TLC, that is conveniently located near Echo Lake and the Franconia State Park, and available at a reasonable price point.
