Property location is smack in the zone where hardcore trout fisherfolk seek access on The White and Norfork Rivers.
2024 APRIL ECLIPSE BOOKING DISCLOSURE: The owner artists are coming in from out of state to also experience this phenomenal event. They will be on the property. THey will NOT have access into cabin you see pictured - it will solely be yours. You are not sharing the accomodation with them. But you are bound to bump into them on the property grounds - THey are so cool! They have offered to make this into a real BnB and serve a breakfast if that interests you - it surely does us. WIDE OPEN SKIES on top of the ridge line.
The "holler" or gorge located at the back of 20 acre lot is an extremely unique geological feature. It can be found in a search . While it technically touches this property it is not accessible from this property. Owner and Property Manager do not allow entry. Some third parties do from a different landowner; again, refer to that search you did for Tan Trough. We do not share photos of it here to keep it private from looky-loos.

This means that the prices vary – determined by software – dependent on area inventory, day of week and time of year. PROPERTY LOCATION and ACCESSIBILITY:
Paved country 2 lane highway all the way to the unpaved driveway (pictured). It is about 15 minutes South of Norfork, AR and 5 minutes North of Calico Rock, AR. Other major nearby destinations include Mountain View - 30 minutes South for world class Blanchard Caverns Recreation Area, Ozark Folk Center State Park and countless other activities for tourists and locals alike. 30 minutes North is Norfork Lake and Mountain Home AR for major medical, dining an shopping.

We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.

SUPPLIED AND EXTRAs:
**Supplies included in fee: all bed, bath and kitchen linens for number of people contracted. Also body, hand and dish soap, trash bags, basic cleaning products + tools, and toilet paper.
**Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, dishwasher pods, salt and pepper and cooking oil.

ABOUT US, THE BOOKING PROCESS AND FEES
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. We've been in operation 5 years and have thousands of reviews with a cumulative 4.9 guest satisfaction
All properties are self check-in – with key code – after 4pm. Check out is 11.
Confirmed guests received our self-penned "local's guide" to the area. Email and mobile phone you provide is important. It's how we send you info to get you to your property.
Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through if not through ivyvacations d0t net
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve dates from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.
PENALTIES:
15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival
