It has a fully equipped kitchen including custom cabinets, granite countertops, a Coffee Bar complete with Keurig coffee maker and all the needed appliances and cookware to make a home cooked meal.

Grab your beach chair and head to the warm sand, beach access is just a 3-5 minute walk. You can enjoy lounging in the sun by the lagoon or head under the bridge to ride the waves on the Gulf of Mexico!

Beach access is a short walk across the street from the community at the 13th street public beach access or behind the community via the lagoon pass park. This nature trail and walkway along the little lagoon lake is a great place to walk your dog/s.

Guest access
You will have access to the entire home except for an owners closet which is located in a separate closet in the main level bathroom, please do not tamper with this door.

Other things to note
HOA requires guests to be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

Number of Guests
MAXIMUM 10 guests or 6 adults. Please only sleep kids on the top of the bunkbeds. Anyone over the age of 3 should be accounted for on your reservation. Please make sure your reservation accurately reflects the number of people staying at the property. Additional guest fee of $150 per person per night after 10 guests. For liability reasons, guests may not bring any visitors or any unregistered guests to the home at any time, for any length of time.

CHECK-IN & CHECK OUT:
Check in is anytime after 4pm, a check-in before 4pm will incur additional fees. Our cleaners typically charge $50-100 for an early check-in. This is highly dependent on the availability of our cleaners.
Check out is 10am. No late check-outs, our cleaners need time to properly clean the property before our next guests arrive.

ENTRY:
Lock box code provided 1 day before check-in to access the door key.
Check in anytime after 4pm/Check out is by 10am.

PRIVATE PARKING:
Parking for up to 4 vehicles underneath the home. For those with large vehicles, the carport height is 106". There is an outdoor shower to rinse off after a day at the beach.

BEDROOMS:
This two-level home sleeps up to 10 guests, all bedrooms are on the second level. Each bedroom features a smart TV, closet, ceiling fan and it’s own attached en-suite bathroom. First bedroom is a bunk room with full over full bunk bed and a twin over twin bunk bed. The second bedroom has a queen size bed. Third bedroom has a queen size bed and Pack n' Play in the closet (bedding not provided for the Pack n' Play)

KITCHEN:
Enjoy the fully equipped kitchen with custom cabinets, granite countertops and all the needed appliances and cookware. Coffee bar complete with Keurig coffee maker to make you feel right at home! There is seating for 6 at a family table with 4 additional seats at the kitchen bar.
The refrigerator Does Not dispense water or ice.

PETS:
The pet fee is $150 for up to 2 dogs, each 50 lbs or less.

LAUNDRY:
Full size complimentary washer and dryer. An ironing board and iron are also provided.

AMENITIES:
As common for vacation rentals in our area, our cleaning service provides start-up supplies including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.
We provide towels for bathing and bedding but please bring your own beach towels.

OUTDOOR:
Relax on the covered deck, furnished with seating for four.
An outdoor shower for rinsing off after fun-filled beach days.

TRASH:
Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
There are 2 trash bins in front one for trash and one for recycling. Trash pick up days are Monday and Thursday, no need to do anything we have a service to take and replace the trash cans.

SECURITY:
Ring Floodlight Security Camera at the front entrance and in carport. PLEASE DO NOT TOUCH the cameras. We will levy fees of $100 to those who adjust or cover these cameras.
THERE ARE NO Indoor Cameras.

COMMUNITY POOL:
We are 50 steps from the Year-Around Outdoor Resort Community Pool. You do not need a code or keys to access the pool area, hours are from 8am-10pm. The Pool Pavilion consists of a restroom, pool, tables, umbrellas, chairs, and loungers. Children under the age of 13 require adult supervision while in the pool area.

REFUNDS:
We will enforce our cancellation policy agreed upon in the booking platform and STRONGLY encourage purchasing traveler insurance.

MONTHLY RENTALS: Available from November through February.

HOUSE RULES:
• Rental Agreement, must sign upon booking, you will be taken through a checkout process that collects your email and requires you to sign a rental agreement, you will also need to provide information to set up your security deposit.
• Security Deposit, a $500 will be processed through our API-connected software. This deposit will take place one day before arrival and will be refunded within three days after departure, provided no damages are reported.
• Must be at least 25 or older to book and be must staying at the property for the duration of the reservation.
• Please make sure your reservation accurately reflects the number of people staying. There is an additional guest fee of $150 per person per night if over our maximum occupancy. Visitors or unregistered guests are strictly prohibited from entering the home at any time, regardless of the duration of their stay.
• Check-in anytime after 4pm. Our cleaners charge $50-$100 for early check-ins, contingent upon your chosen check-in time and we pass this charge on to you, please note this is highly dependent on their availability.
• Checkout is at 10am. No late check-out's, late checkout’s will be charged and additional night.
• NO SMOKING INDOORS, please smoke outside and clean up afterwards. An additional cleaning fees up to $500 will be charged to remove the smell of smoke from the home, this will be charged to your security deposit.
• NO Parties. You (the person booking) will be held liable for all damages.
• For guest safety, we have security camera/s outside the property. PLEASE DO NOT TOUCH the cameras. We will levy fees of $100 to those who adjust or cover these cameras.
• No candles, confetti, hair dye or glitter.
• Please only sleep kids on the top bunkbeds.
• When showering keep the shower curtain liner INSIDE the tub and completely closed.
• Do not put anything other than toilet paper in the toilets. No feminine hygiene products, flushable wipes, cleaning wipes or trash.

• Host assumes no responsibility for any items left behind, and regrettably, we are unable to assist with retrieving or shipping such items.
