The Rye House is luxury at its finest! This home is the ultimate getaway destination for celebrating a special occasion, enjoying a well-deserved vacation, or remotely working in the mountains. This home has been carefully appointed with careful and well-thought-out attention to detail from the owners!  This professionally decorated home has 3 bedrooms and offers multiple spaces specially designed for gathering or escaping to a quiet area with your favorite book! Mountain views encompass every window with private hiking trails just steps from your front door. Enjoy two large living room areas, all with comfortable seating. The living area offers enormous custom stone gas fireplaces set next to floor to ceiling windows. You will bask in unobstructed views, sunshine, and the heat of the hearths on cold winter nights! The warm and comfortable lower living area is intentionally designed for comfort with leather recliners and a large TV for cozy movie nights. Enjoy a glass of chilled wine from the wine cooler or pop popcorn in the microwave in the well-equipped wet bar area. Maybe enjoy a game of cards or finish a jigsaw puzzle on the games table. This space also has an office desk with printer if you need to catch up on work during your stay. Outside is a gas fire pit for making some delicious s'mores under the stars! The lower level of the home has one king bedroom with full bathroom just outside and a Pyramid bunk bedroom which sleeps 3 with its own private bathroom. The master king bedroom is on the main level with its own double vanity sink bathroom. There are also TVs in all the bedrooms. The kitchen is well-stocked with everything you could need for gourmet meals prepared on a top-of-the-line Wolf stovetop. There are also drip or Keurig coffee makers to make each morning exactly as you would like. The views from the open plan kitchen and living area might distract you while cooking though. A washer and dryer are conveniently located in the mud room, and a heated garage provides parking for two vehicles. In the spring, summer & fall, two outdoor balconies are perfect for relaxation. They are the ultimate respite for drinking your morning cup of coffee or al fresco dining. You will feel all tension slip away as you admire the views and wildlife that frequently pass by! A new gourmet gas grill is also available for use. After the breathtaking sunset & alpenglow, the beauty of the night sky emerges. No need to ever leave your seat! As Summit Sky Ranch is a dark sky community, guests can pick out constellations and the Milky Way easily.

Guests of Summit Sky Ranch Rentals have access to a variety of Summit Sky Ranch amenities including the private hiking trails, private fishing waters, the Aspen House, and our Lake House. The Aspen House amenities include: an outdoor heated pool, two hot tubs, a fitness center, a wellness room, a Ping-Pong table, a community gathering area with local tap beer and wine available, and an outdoor fire pit complete with roasting sticks. The Lake House amenities include a fire pit, two grills, and two hot tubs nestled right on the spring-fed Lake Everist, perfect for fishing, kayaking, and stand-up paddle boarding.

Outside of the amenities available to you at Summit Sky Ranch, you can also enjoy several top ski resorts a short distance away, cross-country skiing with free groomed trails, sledding, snowshoeing trails, ice skating, mountain biking trails, stand-up paddle boarding, kayaking, and sailing on Lake Dillon. There are also some fine shops and restaurants in Silverthorne, Frisco, Breckenridge, Keystone and Dillon waiting for you to explore.

Rental Agreement

This Rental Agreement (this “Agreement”) is made as of the reservation date listed on the Website (the “Date of this Agreement”), by and among Guest, Owner and SSR (as those terms are defined below).

Short Term Rental Agreement

This Short Term Rental Agreement (this “Agreement”) is made as of the reservation date listed on the Website (the “Date of this Agreement”), by and among Guest, Owner and SSR (as those terms are defined below).

Rectials

Owner (“Owner”) owns the home (the “Property”) located at the address listed on the short-term rental reservation website VRBO, HomeToGo, G Travel, or Airbnb (the “Reservation Website”).
Owner engaged Summit Sky Ranch Homeowners Association, Inc., a Colorado nonprofit corporation (“SSR”), to manage the Property and SSR has used the Reservation Website to rent the Property to potential guests.
Guest (“Guest”) made a reservation on the Reservation Website to occupy the Property for the period of days reserved on the Reservation Website and desires to enter into this Agreement with Owner and SSR, subject to the terms and conditions below.

Agreement

SSR rents the Property to Guest on behalf of Owner and Guest rents the Property from SSR on behalf of Owner, together with the nonexclusive access to and use of the amenities of Summit Sky Ranch, for use only as a residence, and subject to the terms and conditions of this Agreement. The term “Guest’s Occupants” as used in this Agreement refers to Guest’s invitees, licensees or guests.

1. Property Rules. In addition to all rules, terms and conditions described in this Agreement and on the Reservation Website, Guest and Guest’s Occupants will comply with the rules applicable the Property or provided to Guest at or prior to the Guest’s check-in date on the Reservation Website. The parties agree that no tenancy is created by the execution of this Agreement.
2. Rental Period
This Agreement shall commence on the Date of this Agreement and shall expire on the check-out date (“Check-out Date”) set forth on the Reservation Website at 10 a.m. (the “Check-out Time”), unless terminated at an earlier date in accordance with the provisions of this Agreement. Guest is required to check-in and check-out according to the procedures specific to the Property as provided on the Reservation Website.
Guest can request an early check-in/late check-out in advance. SSR may grant the request in its sole and absolute discretion. Entering and occupying the Property before the Check-In Time may result in additional charges and acceptance of the Property in its as-is condition. If Guest fails to follow the correct check-out procedures, SSR reserves the right to charge Guest additional fees to recover the cost from such failure, including one additional day of the Fee (defined in Section 4 below) plus all fees and taxes.
SSR will use commercially reasonable efforts to have the Property ready for occupancy by the Guest at Check-in Time.
Guest is responsible for the cost of replacement and for the costs of re-keying and/or replacement of locks in the event that any keys are lost, misplaced or not returned.
3. SSR Access to Property
SSR or SSR’s employees and agents shall have the right to enter the Property, during reasonable hours, to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or, at any time, in cases of emergencies, but SSR shall not unreasonably interfere with the quiet enjoyment of Guest and will provide to Guest advanced notice whenever possible.
4. Reservation Costs
Guest shall pay the rental fee (the “Fee”) and any security deposit amount (the “Security Deposit”) set forth and at the time designated on the Reservation Website to occupy the Property in accordance with the policies on the Reservation Website.
