Coastal relaxation and modern luxury intersect at this completely renovated, professionally decorated villa getaway. The owners of this unique property have spared no expense in tastefully designing this two-bedroom, two bath retreat. Entering the rental market for the very first time, this beautiful property features a large, secluded balcony with courtside views, an enclosed, air-conditioned sun room, tasteful master bedroom area, and guest room that sleeps an additional three guests.

Guests will enter the stairway to a first floor, private, enclosed deck area overlooking the acclaimed Seabrook Island Racquet Club courts (also home of the Alan Fleming Tournament). Eat dinner outside at the outdoor dining table or enjoy morning coffee or an evening cocktail outside on the chaise lounge, accented with pillows from Southern Charm's Craig Conovers pillows.

Inside the property, an air-conditioned sunroom leads to a bright, open space floor plan. The villa features crisp white paint, earth tone furnishings, and hardwood flooring throughout. Comfortable seating and a large screen smart TV can be found in the living room area. The kitchen offers ample seating for guests, serveware, and all cooking necessities that one may need.

Down the hallway, the master suite features a comfortable King Bed with brand new firm mattress, ample closet space, a desk area, Juliet balcony, blackout curtains for sleeping late and optimal privacy, and an ensuite bathroom with large shower.

Guests love the unique guest room space offering twin beds for three, a variety of books, television, closet area, small balcony, and ample lighting. An additional hallway bathroom offers a tub/shower, vanity with sink, and toilet. A washer and dryer are also located off the hallway for the convenience of guests.

Guests will have exclusive access to the entire villa during their stay. Easily accessible and well lit for your safety. There is parking in the carport and common lot area, which makes packing and unpacking a breeze. There is parking for two vehicles.

As of 2023, Seabrook Island Property Association (SIPOA) has now started charging a fee of $40 per gate pass. This fee applies to guests staying 1 night – 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided. Drivers will be required to show a valid Driver's license when at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle.

CANCELLATION POLICY: Please note a cancellation processing fee of $65 will be charged for all reservations booked then cancelled irrelevant of when they are cancelled.

LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this stay, for the convenience of our guests, are comfortable bed linens and a selection of bath and hand towels, as well as washcloths. Guests do not need to rush over to the store to start their stay, as a 'starter set' of hand soaps, bath soaps, shampoo, two rolls of toilet tissue per bathroom, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are provided. Beach towels are not included (although towel service is available at the Beach Club.)

WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know.

AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis and award winning golf. Without this card, access is prohibited. The cards are $50 per day per family. Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone.

ISLAND ACCESS & PARKING: As SBI is a private, gated island, each vehicle entering the island will require a gate pass for island access. Gate check-in may require a valid photo ID. As of this year, for weeklong stays, each vehicle is subject to a $40 gate pass fee. There is a maximum on the number of vehicle passes for each property. Street parking is prohibited.

CHECK IN: While self check-in makes the arrival process simple, we offer as much assistance with check-in process as needed. Our office is available to answer questions. Our team can provide self- check-in instructions for your convenience, or we can arrange for someone to meet you at the door if you prefer. If you need anything at all, we can be reached via text or phone.

CLEANING: We do not clean to make our properties appear clean. We really clean well. Our housekeeping staff is trained to use the best hygiene practices at all times. We have a reputation for thoroughness and attention to detail. With the combination of these best practices, our employees, clients, and guests should be safe from the spread of germs.

THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.

ADDITIONAL POLICIES/RULES: In addition to the cancellation rules, all properties are subject to an additional $50 cancellation processing fee (regardless of when cancellation occurred). A minimum age of 23 is required for guests making a reservation.

IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.

POLICY ON SMOKING: No smoking or vaping. Violators will be fined for in-home smoke damages. Smoking is ONLY permitted outside of the property and smoking on decks is prohibited. Please try to keep at least 15 feet from the complex.
