Guest access
Upon arrival, the property manager will meet you on-site to give you a tour of the home.

For stays 4 days or longer, we offer a mid-stay cleaning to be coordinated through our property manager. If you would like additional cleaning, $100 per additional cleaning.

This villa and neighborhood are best suited for groups wanting to relax. This is not a house for loud, wild parties. If this is what you want for your trip, this is not a good fit for that type of rental.

House Rules:
●NO Parties or events
●Bachelorette parties are OK upon approval from the host
●NO Bachelor parties. Due to past issues, this type of rental is not allowed.
●Must be over 25 unless traveling as a family, see host for details
●MUST have a positive VRBO rental history and verification to rent.
●ALL guests must be registered on the reservation, with names and IDs provided to the host after the reservation is accepted.
●Day or night occupancy cannot exceed what you reserved the listing for. Additional guests must be approved by the host and are subject to a $100 per person per night fee.
●No unapproved vendors.
●Quiet time is 10 pm-8 am
●Music must be kept below 80 decibels at any time
●Community guidelines prohibit unauthorized visitors, additional guests, and vendors other than what is registered and approved.
●Please no decorations with glitter. Deep cleaning fees will apply.

Common Sense Rules ;)
*Be a courteous guest and be mindful of neighbors and noise past quiet hours.
*Only adults may light the fireplace and firepit.
*No standing or sitting on the edges of the pool, jacuzzi, or balconies.
*Do not use floaties in the infinity pool as it is unsafe.
*No diving in the pool.
*No Access to the rooftop terrace. No walking on the rooftop tiles or areas with solar panels to avoid any damage.
*No access to owners' cabinets, closets, or garage.
*Watch for slipping- Be mindful of wet floors after exiting the pool and showers
*No climbing on landscaping rock structures.
*Water: For larger groups, we will have to have additional water trucked in to fill the cistern. Our house manager keeps an eye on the levels and will notify you if it is running low and needs to be filled. This will be handled completely by the property manager. There are 2 video cameras in the garage for this purpose and a Ring doorbell camera at the front. It is also posted in this listing.
*The gardener, pool cleaners, house cleaners, house manager, and house operations manager will be visiting the property throughout the stay to check on the water levels and do continued maintenance.
**Please note our Concierge/Guest Services is a third party that we pay the guest services fee for you as a courtesy. All vendors have been vetted and cleared by the concierge service and no unapproved outside vendors are allowed. All bookings between the service and the guest are the guest's responsibility to pay directly. We are not responsible for any issues that may arise with any vendors that you choose to use. This is a contract between you and the vendor, not Villa Vista.

SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the vacation rental property. During your stay, you assume responsibility for the property and its contents, as well as your personal property. Mexico Enterprises does not assume any responsibility for injuries or loss resulting from your failure to use due caution. Children must be supervised at all times, especially around water features, pools, and hot tubs. Extreme caution must be used with all gas appliances and fire features and must be turned off when not in use. If you do not know how to use appliances or they are not working properly, please ask the house manager. Please note the Baja area is a desert and with that, you may come across animals and species-specific to the area such as wildlife (cows, donkeys, horses), birds, snakes, bugs (all types including spiders, centipedes, scorpions, ants, flys, etc) and domesticated animals such as dogs and cats.

Guest shall be responsible for supervising all activities on the property including but not limited to activities in or near the pool. Please note that the vacation rental property owner does not provide a lifeguard on the property or any common elements that may be used by the Guest. Guest may encounter risks while staying at the property including but not limited to slippery floors, pathways and stairs (especially when wet), precipitous drop-offs, unfenced swimming pools and water features, and other unlisted dangers. The listed dangers are not all-inclusive, but simply point out the existence of hazards. Therefore, the Guest agrees that he/she is voluntarily participating in the use of the rental property, and hereby assumes all risk of injury, illness, loss of life, and damage or loss of property that could result.

Before submitting a trip request please review the rules and confirm in your request message that you agree to them. No additional guests are allowed unless permitted by management prior to the start of the trip, and copies of all IDs are required for security.

GUEST PERSONAL PROPERTY
By signing this Agreement, the Guest agrees that Mexico Enterprises will not be liable for any damage, loss, or theft of the Guest’s personal property. In the event, that the Guest leaves items on the Property after vacating, or that abandonment or surrender occurs, Mexico Enterprises shall not be held liable or responsible for the return of the Guest’s personal property. If Villa Vista finds items left behind by the Guest or a member of the Guest’s party, we will send items back to the Guest, at both the Guest’s request and expense.
Things to Note:

CONSTRUCTION AND UTILITY DISRUPTION
Guest acknowledges and accepts the following factors that may impact the peaceful use of the Villa rented under this agreement. There may be construction in the area, which may affect noise or temporary disruption of utility services. Please note all of Baja is experiencing a building boom and Cabo is no exception. Construction is throughout the entire region, all communities, and hotel areas. There may be construction noise that we can not prevent.
Utility services including but not limited to Wi-Fi and electricity may be interrupted in the event of inclement weather or other events, not within the control of the Company. A special note on Wi-Fi Mexico is still a developing country. Villa Vista has made the top upgrades to the internet and wifi service but there are still occasional outages that are beyond our control.

STORMS AND HURRICANE SHUTTERS
In the case of bad weather, hurricane shutters may need to be installed on windows. This is for the safety of the renters and the house. Weather is out of the control of the host and it is not the host's responsibility to keep guests apprised of weather conditions. Outdoor furniture and decorations may have to be relocated and brought inside the house. If shutters do need to be installed the guests can not remove them. This can compromise the installation and in case of a bad storm can cause damage. Any damage as a result of guests removing these will be the responsibility of the renter.
