The condo was clean, and had every item we could have needed (even an electric air compressor to put air in our floats!) The condo is beautiful and the patio is huge. Beautiful condo but not very well stocked. The balcony is amazing but not very private, there are many people out on their balcony about the same time. When we showed up, it was clean and ready for us. The beds were comfortable and everything in the kitchen works well.

This condo is on the east side of the building, so you won’t get to see sunsets but the large patio is amazing for taking in the ocean anytime. This was our second time staying in Beach Manor so we clearly love the location, and it was also our second time renting through Gibson Rentals because they’re so professional and they never disappoint. Thank you for a great vacation!

Secluded in the middle of everything!

Overall, I recommend this vacation rental. Reviewer Comments: Our first stay in an upscale resort was a tremendous success. The unit is spacious, well equipt, and perfectly located. Beach Manor is also the closest to the beach, so you hear the surf and can see it from the huge balcony for a fraction of what beach front would cost. It is also a long drive or walk from busy 98. You don't even know it exits. But it is also almost directly across from Grand Boulevard and Baytown Wharf and a few minutes from SilverSands outlets. You couldn't ask for a better combination. Great unit, great location.

Enjoyed but no privacy with workers on balcany

We were therefore unable to use the large deck that we were looking forward to enjoying. In addition, we were not able to open the curtains to enjoy the sun because when we did the men were there staring back at us. Otherwise, we enjoyed to place. It was very clean and sufficiently supplied.

Communication is important to us, especially regarding the construction efforts in the community. To ensure our guests are made aware, we outlined the balcony closures on our online listings as well as in our rental agreements. Very dirty & worn out, terrible!!!

As much as I appreciate the rental company trying to make it right, it was too late. The property was in I’ll repair & extremely dirty. Old dirt! I’ve never had to spend so much time cleaning on a property before. There was NO inspection done prior to renting out. Bad for VRBO & Gibson Beach Rentals, Tops’L Beach Manor 0404

A wonderful week at the Tops’l Beach Manor

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Property rental was exactly as pictured. Upon arrival property was clean. Property manager contacted us early on day of check-in and we were able to check-in earlier than expected which was great since we got into town early. I used a previous renters advice and we brought our own paper towels, paper plates, plastic silverware, Kleenex’s, TP, dish soap and beach towels. The poolside bar and grill does not accept cash, so take your card to the pool with you. My kids enjoyed the poolside activities daily and the evening movie. They also enjoyed playing putt putt golf. We would definitely recommend this resort to others and plan to come back!

our Anniversary vacation

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We liked the location and the view from the balcony, wish there were more comfortable lounge chairs bed sheets were clean and bed was comfortable.The condo wasn't very clean, the floors were very dirty and dusty, couches and chairs had multiple stains on them. No extra blankets, no salt or pepper available, only one trash bag in the kitchen and 1 pack for dishwasher, and no sponge for dishes. no map of the property, and nothing to grab hot pot from stove. TV and Wi-fi worked very bad. Overall the condo is outdated but we still enjoyed the ocean and pool.

Extremely disappointed

I rented this unit because of the big balcony that I saw on the photos. We stayed for 5 nights and were unable to use the balcony at all. Construction at the building, that I knew about, was staged on our balcony. I was not made aware of this. We couldn’t even open our blinds as the workers were on our balcony from 7:45 am to 5pm everyday. I hope that future guest will be better informed than my family was. I never would have rented this unit had I known I couldn’t use balcony or even opened the blinds. Vacation was ruined the minute we got there

Spring break getaway

Before we left for our 16 hour drive I called to confirm or reservation because it was not showing up on my trips in my vrbo app. The reservation was confirmed and I asked about getting in early to our condo if it was available and she said yes that should not be a problem-the condo looks like it was clean and just needed the inspection to verify and I was supposed to call in the morning when we got there. We got into town and called, was told it was not available, but if we wanted to pay an early check in fee of $115 + tax, they would see what they could do. Very unhappy that was not communicated to us when I called the previous day, otherwise I would have adjusted our travel time/plans. We ended up paying the money for early check in but we were really unhappy about them saying it was ready, but then not ready unless we paid, then all of a sudden when we paid the early check in fee, it was ready.

Thanks for much for leaving this feedback for us. I can certainly understand the confusion regarding the early check-in procedures. We definitely want to give our guests early access whenever possible and have a paid and courtesy check-in procedure. If the unit is ready a few hours early we automatically give our guests access completely complementary, but we also have a paid service that gives our guests even earlier access. Looking into this for you, our agent worked with our hospitality team to prioritize your arrival and secure you a 10 AM check-in for a fee, but you may still have been able to check in a few hours early had you not opted for that. Rosie’s trip

Being familiar with the area, thought the overall property was very well kept for the age. Loved the location and interaction with everyone from the guys out at the beach who aided with the “beach wheelchair”, cleaning lady in the lobby, gal at the pool restaurant next door and of course the interaction with person at Gibson. The overall condition of the unit was somewhat concerning. The place had had a few upgrades, but needs an overall. Back of the doors needed cleaning. Curtains/ drapes need replacing. I was concerned about mold and mildew (my husband is a cancer patient). The huge patio was great and I considered hooking up the hose to clean it, but couldn’t find a faucet. Very soiled. Walked out barefoot and my feet were black. Bathroom doors were to narrow for my husband’s walker. Just a sign of the times and we made due. We would stay at the location again, but a different unit.
