Whether you want to unwind with bush & bay walks, a soak in the hot tub, relax on the deck or our hanging chair, you'll never want to leave.

Fully screened, open the doors and let the gentle breeze fill the house and listen to the bird calls, gentle chimes and burbling fountain.

If you're up for more adventure, you'll find some of Victoria's best golf, surf and bay beaches, bush walks, wineries and restaurants all within a short drive.

The home:
The home is a Modern build only 5 years old with bay views from the living room room, dining area, kitchen and 2nd/3rd bedrooms.

Situated on a hill just below the Arthurs Seat State Park. The backyard, front deck and living areas all have lovely views to it and the bay. The feeling of the home is one of being close to beach and the bush, with birdlife abundant in the trees surrounding the property and kangaroos, wallabies and a host of other native wildlife prevalent in the area.

Gardens
Beautiful native gardens surround the property featuring meandering paths through the large front garden which sits below the house.

The fully fenced backyard is separated into 2 main areas - An upper grassed area that runs the width of the property to the outdoor spa (that has bay / bush views while sitting in it!) and a lower stone native garden below.

Spa - Outdoor
An outdoor spa (fully glass fenced) sits in a prime position in the backyard, overlooking the gardens to the Bay in one direction and to the Arthurs Seat Sate Park in the other. At night the view to the lights of Rosebud to Sorrento and the stars above is a feature.

Double garage & Parking
Extremely large double auto garage for 2 cars that leads to the house.

There is further parking in front on the entrance and another parking space at street level. The lower part of the inclined driveway is shared with the residents who live in the back block on a separate property. Note - this driveway is on an incline.

Living Area
Stairs from the entrance lead up to the main living areas. The large open plan upper living area is dominated by its high ceilings and bush and bay views.

With sliding glass doors that open fully onto the front deck and extra high vaulted ceilings; the space is brilliantly light and open, bringing the views further into the house. With outdoor furniture and table seating on the front deck, an extra living space with sweeping views is created.

The room features a huge TV with Netflix, Stan and Disney+, surround sound system, gas log fire heating, ceiling fan and enough seating for the whole family plus.

The heating and cooling panel to the ducted system is located in this room.

Dining / Kitchen Area
A huge dining table with seating for 10 looks out to the front deck and adjoins the kitchen.

The modern kitchen has an electric cooktop, dishwasher, fridge/freezer, Miele dual oven, Breville Expresso coffee machine and enormous granite bench with seating for 6.

A butlers kitchen section sits behind the full kitchen with extra sink, microwave / appliances and storage.

Main Bedroom
Set at the back of the property the huge main bedroom with Queen bed and chaise lounge has a walk in robe, wall mounted TV, ceiling fan, walk in wardrobe and large ensuite with full bath that looks over the garden with water feature.

2nd / 3rd bedrooms Wing
Up a small set of stairs away from the living area and along a hallway are the 2nd/3rd bedrooms.

The 2nd bedroom a double bed and set of single bunk beds with trundle bed underneath, wall mounted TV and built in robes... and sweeping views to the bay.

The 3rd bedroom has a flexible bed configuration featuring a King bed that easily converts into 2 king singles; TV, built in robes and again sweeping views of the bay.

2nd Bathroom / Toilet
Along the hallway is a 2nd toilet & washroom. Separately, you'll find our second large bathroom featuring double sinks and shower.

Laundry / Storeroom
On the lower level beside the entrance is a large laundry and storage room with washing machine and basin sink.

The laundry also houses the ducted vacuum cleaner equipment- with duct points in every room of the house.

BBQ area & Hanging Egg Chair
An outdoor partially covered BBQ area sits at the back deck overlooking the expansive gardens. A 4 burner BBQ is available for use.

You’ll also find a hanging egg chair; perfect for cosy-ing up with a freshly brewed coffee, the paper or a novel. Listen to the burbling water fountain, see the crimson rosellas and rest in the peace that our beautiful home offers.


Please note: our home is in a quiet neighbourhood. No parties, events or loud music allowed. As part of the Mornington Council, no outdoor music after 10pm.
