An outdoor pool with optional heat and spa invite you to enjoy year round splashes on sunny days. Soothing waterfall enhances the poolside ambiance. Brand new pool decking stays cool to the touch.

The covered patio with cozy seating and dining furniture is a lovely place for relaxing and al fresco dining. Your outdoor chef will appreciate the gas grill; a patio TV allows you to stay current with news and sporting events. Warm up your golf shots on the private putting green. The synthetic grassy areas are perfect for the corn hole game and other outdoor activities.

Spacious and open concept great room features a cathedral ceiling, beautiful tile floors and a cozy sitting area with a charming gas fireplace and large TV. There is also a game table for cards, board games, puzzles and more. Doors at the back of the home offer views of and access to the backyard paradise. Wifi is complimentary. TVs are smart and have dish satellite service.

The completely stocked kitchen includes an island with bar seating and a dining area with table seating. There is a walk-in pantry for your supplies. Both Keurig and drip coffee machines are provided. Highchairs are available to rent.

ALL bedrooms have king beds, TVs, private baths, ceiling fans and storage space for your personal effects. The primary suite has an en suite bath with a soaking tub, walk-in shower, walk-in closet and dual vanities. A door in the primary suite allows access to the backyard paradise.

Bedroom 2 has a California king bed and door to the front terrace with picturesque views of the McDowell Mountains. Bathroom 2 with a walk-in shower is adjacent to Bedroom 2. Bedroom 3 has an en suite bath with a tub-shower combo. Bedroom 4 is a second primary suite with a California king bed, en suite bath and adjacent sitting room with a smart TV. Bathroom 4 also has a tub-shower combo. A hair dryer and soap are supplied. Pack 'N Plays are available to rent.

A fully stocked laundry room with family size appliances means you can pack less but always have the wardrobe you need for your Arizona adventures. The garage offers parking for 2 cars and there is parking for one vehicle on the circular driveway.

Bring your star guides, binoculars and telescopes to partake in outstanding stargazing.

History buffs will enjoy the River of Time and Exploration Center situated within the Fountain Hills community. Restaurants, shopping, golf and more are a short commute from the home. Our modern freeway allows quick and easy visits to Scottsdale, Phoenix, Tempe, Gilbert, Mesa and the magnificent Mogollon Rim.

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.

We rent to families; exceptions to this must be approved prior to confirmation of reservation.

The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list.

The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.

Written approval is required to exceed the standard occupancy of 8 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of eight (8).

Daytime visitors to home may not exceed two (2) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.

Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.

To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does not record sounds or conversations.

For guest security, on the outside of the home is a security camera that faces the street and driveway.

NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free.

Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.

AZ Vacation Home Rentals reserves the right to require a refundable security deposit.

All TVs are for streaming and satellite serviced except the TV in the sitting room which is for streaming only.

The pool heating fee is $85.00 per day to heat the pool to 80º F.

Spa heating only with no pool heating is $25.00 per day, October through April.

Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
