This home wonderfully captures the essence of Newport Beach. The lush grass of Balboa Park - just in front of a beautiful beach - greets the boardwalk leading to the patio entry. SLP12990 10% TOT 3 Night Minimum


With Balboa Park to the right and the beach and pier beyond, a very unique environment is created where you can enjoy the coastline, ocean, surf and sand, Balboa Pier, and views to Catalina Island – all at the same time. Close to the world famous surf spot, The Wedge, it is only 1 block to Balboa Fun Zone and ferry to Balboa Island.


The well-furnished front patio facing the ocean, with dual sliding glass doors and awnings for shade, makes indoor/outdoor living a breeze. This is a great place to people watch, or have a barbecue after your day’s adventures. Lounge in the fresh ocean breezes as you watch the ever-changing colors of the sunset – making it all feel even more magical.


You can also easily walk to a great array of local restaurants, amenities, the Balboa Pier, Balboa Peninsula Park, and The Fun Zone from this pristine 3-bedroom, 2-bath, 1336 sq. ft. beach/boardwalk ground level home.


The spacious, sunlit great room greets you with a wonderful seating cluster with expansive beach and ocean views. A large flat screen TV insures that you have lots to look from every angle in this room.


A 6-seat dining table opens to a kitchen bar with 2-3 high top chairs so everyone can easily eat together inside. The kitchen has everything you need to satisfy your culinary desires. Just add the food and the camaraderie and enjoy this great room space where everyone can feast and relax.


The king master bedroom has a full ensuite bath, a flat screen TV, and a ceiling fan to keep you comfortable. When it is quiet you can hear the sounds of the sea.


The 2nd and 3rd bedrooms – one with King bed and one with a Queen bed – offer similar comfort with a ceiling fan and a flat screen TV. These two bedrooms share a hallway bath. And of course all bed and bathrooms are furnished with an ample supply of premiere linens to ensure your every comfort.


This home comfortably sleeps 8 in beds, as there is also a queen sofa bed in the living room. An air mattress is available for rent for a maximum of 10 guests in this home.


Additional amenities include a shared washer and dryer for your convenience, WIFI and cable, and 1 garage parking space. There is very, very limited additional parking here.
There are lots of fun things to do in Newport Beach with attractions focused on families, couples, or trips of solitude. Outdoor enthusiasts will love miles of hiking and cycling trails, surfing, and sailing.

THINGS WE LOVE ABOUT THIS HOME!
- Newport Beach has lots of things to do and they are all nearby – restaurants, coffee shops, grocery stores, etc. - many of which you can walk to.
- This home has oceanfront, pier, and park views and great access to all sorts of sea and land based activities.
The oceanfront deck is a great place to enjoy people watch and beautiful sunsets and ocean breezes during and after your delicious barbecue.


WHAT YOU SHOULD KNOW ABOUT THIS PROPERTY:
- No smoking is allowed inside or outside this property – NO EXCEPTIONS!
- This home (like most in this coastal area) does not have air conditioning.
- This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with Vacasa Seasonals, Inc.

If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Great location
We had a great time with two little kids and grandparents meeting at this unit. The location is excellent - just a very short walk to all the fun stuff around the Balboa Pier and the Balboa fun zone. The room is right on the boardwalk which is really nice. Upstairs neighbors were not an issue noise-wise. Yes - you can hear them walking occasionally but it's nothing major. The unit is not super luxury - but it was clean and the kitchen is updated. The outdoor living space is fantastic - a nice big table and a separate seating area are all included with this unit. Both have powered awnings that can give you as much shade or Sunshine as you want. It is also a nice short walk to the beach or to a playground that our kids had a great time at. The next time we come back I would look to rent the same room again.

We really enjoyed our stay! Nice home, Huge patio right on the grass. House had everything we needed. If you’re thinking of booking I would do it asap won’t be disappointed
