Have you been waiting for just the right Lake Winnipesaukee access rental home to come along? One with room for 6 and an awesome screen porch looking across the back lawn to Shannon Brook on your 3/4 acre wooded lot? Enjoy your coffee on the porch or out on the dock watching the up-stream boats heading out for a day on the lake. How about a home that is just a leisurely 5-minute walk to the beautiful Balmoral beach where you can work on your tan or jump into beautiful Lake Winnipesaukee to cool off on those hot summer days? This fantastic property is just waiting for you to come and make everlasting vacation memories! Imagine spending your days soaking up the sun or maybe challenging your vacation mates to a game of bocce-ball or volley-ball by the beach. After you walk back to the house for lunch prepared on the grill, you can make your way up to Skelly’s for an afternoon ice cream. Want to work off your vacation indulgences? Play a game of tennis or basketball at the courts by the Clubhouse where the kids can also enjoy the new playground equipment. Feel like an early morning paddle along the shoreline? This property includes a kayak! Is Rover giving you the side-eye when you talk about your upcoming vacation? Tell him he's going too! Your dog is welcome, depending on the size and kind, with a $150 pet fee. Please ask about bringing your dog at the time of booking. What are you waiting for? Gather your vacation-mates and book soon! Split A/C units in both bedrooms which will cool the whole house with the bedroom doors open. The dock on the property will accommodate your boat up to 18 feet in length. However, the brook water level drops during the summer and the owner can't guarantee use of the dock. There is a boat launch right at the beach so you can also trailer your boat to the water in less than a minute. If you would like to rent linens, the fee for this property is $60 for sheets and $12 per person for towels. If you would like to have the beds made for you, the fee is $8 per bed.

House on the river

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: My family had a great time!! The house was clean, the beds could use some updating on the mattresses. Once we learned to navahate the shallow river we got out to the lake no problem. We kayaked, boated, swam, paddle boarded, fished. Awesome memories and wonderful week. Owners were great and made sure everything was good the first day.

Great location

We loved canoeing and kayaking from the dock on the inlet....both into the lake and up the inlet. Perfect cottage for our 4 person family.

A Perfect Place

Overall, I recommend this vacation rental. Reviewer Comments: This was the best place we have stayed in years. The cottage is wonderful. The location on the river with it's dock made for great kayaking on to the big lake. We heard the loons frequently and saw a heron. The neighborhood is very dog friendly and there are miles of dirt roads to walk with them. It is in a central location to Lake Winnipesaukee and North Conway. Just a warm, comfortable spot with friendly owners who care about their renters and their cottage. Buckey's Restaurant right up the road was very quaint and excellent for a relaxing meal. We can't wait to return to this cottage next year!

Overall, I recommend this vacation rental. Reviewer Comments: This house is in a great location with dock on small river close to beach at the Balmoral association in Moultonboro. Great for launching kayaks/paddleboards. Beds were comfortable, A/C in bedrooms keeps the whole house cool. Gas grill & all supplies for cooking available. Pet friendly - our dogs loved it. Owner is super friendly & helpful. We would definitely stay again.
