• This is a quiet community and noise travels far on the water. Please respect our neighbors and keep this community as a peaceful retreat.
• No more than 10 guests at any time are allowed on-site unless approved.
• Because the pool is not fenced, the property is not suitable for young children. All children/non swimmers must be supervised at all times.
• Quiet hours are 9 pm - 7 am to limit any noise across the lakes to our neighbors.
• Fires/flames and fireworks are prohibited.
• If any neighboring residents report excessive noise or unruly behavior, we may have to evict guests from the property and terminate the rental agreement.
• Guests have to follow all local laws and HOA rules.
• HOA does not allow overnight street parking. Please park in the garage or the driveway.
• No swimming in the lake and no feeding wildlife.
• The home is to be left in a clean and tidy fashion, similar to the way guests enter it.
• A $50 fee will be charged for unauthorized late check out; $200 will be charged for smoking anywhere on the property, including cigarettes, vaping, illegal drugs, and marijuana; $150 will be charged for overly messy house left behind.
• Any signs of illegal drug usage will lead to immediate eviction, with NO refunds, legal ramifications, and charged a $200 fine per incident.
• Guests are to allow homeowner or service access to the property for purposes of repair and inspection.
• Guests agree to indemnify and hold harmless the host and homeowner, for any liabilities, claims, damages, injuries, costs, or expenses whatsoever arising from or related to the use and/or occupancy of the vacation rental.
• Guests accepts and assumes all risks involved in or related to the use of the vacation rental and surrounding property, the pool, hot tub, or any other body of water. Also, guests accept and assume all risks involved in or related to any recreational equipment of any kind, including but not limited to pool equipment, fishing rod, docks, or other floating devices, games or sports equipment, as applicable.
• In consideration for receiving permission to rent, Guests hereby release, waive, discharge and covenant not to sue the owners, agents, servants, or employees from any and all liability, claims, demand, actions, and causes of action whatsoever arising out of or related to any loss, damage, or injury.

Additional information:
• This is a self-checking facility. A welcome book is provided in the house.
• This property features a Ring doorbell security camera, located next to the front door, and 2 exterior cameras located on the side of the house and backyard. All of them face out and do not look into any interior space.
• This property features noise sensor in the kitchen. The device does not record sound, only noise levels and motions. The device will send out reminder to you and us if the noise level is above 80 dB for 10 minutes.
• There is an optional daily pool heating fee of $50/night if guests want to heat the swimming pool in May to Oct, and $100/night for Nov to April
• For your safety and coming guests, please don’t use glass around Spa and Pool. Plastic glasses (BPA free) are available in the kitchen.
• Please drain the jacuzzi in the master bedroom suite after using to prevent leaking.
• Photo ID may be required upon check-in.
