ABOUT THE HOME: 30A Beachy Dreams is a luxurious coastal home in the 30A community of Dune Allen. This spectacular home is an entertainer's dream come true. The outdoor area has a private pool with lounge seating and a firepit. Under a covered area there's a ping pong table, an outdoor kitchen, dining for 12, and a large living room area with fireplace, 2 L shaped sofas and a television. Once inside, there's an elevator that will provide access to all three floors.
The second floor is where the kitchen, dining, living room, office and primary bedroom are located. Also on the second floor is a large balcony, overlooking the private backyard plus an outdoor lounge area with a fireplace, tv and additional dining. The third-floor features three more king bedrooms, a bunk room that sleeps 5, a beverage station and entertainment area for the kids. The modern coastal interior décor and design of 30A Beachy Dreams is sophisticated yet comfortable and perfect for multi-family gatherings, retreats, and coastal celebrations.
ABOUT THE AREA: Dune Allen can be described as laid-back old Florida. With miles of trails, five coastal dune lakes and sprawling beaches, it's a nature lovers dream. Just a short drive to Gulf Place shops, makes it perfect for families who don't like the crowds and restrictions of other 30A beaches yet close to it all.
BEACH ACCESS: Dune Allen Regional Beach Access is the closest beach access. It's right across from Stinky's Fish Camp Restaurant. (5999 W Co Hwy 30-A, Santa Rosa Beach, FL 32459). This beach has restrooms, parking, a lifeguard station, and is ADA accessible. A little further to the East on 30A is Fort Panic Regional Access. This beach is also ADA accessible, has parking, restrooms, and lifeguard.

• Use of Private Elevators is restricted to individuals age 18+ unless accompanied by an adult. Resetting an elevator due to misuse will be subject to a $250 trip charge.
• During busier times and due to limited infrastructure, internet connectivity may be affected. No refunds will be given for lack of or slow WiFi
• All rentals require state and county tax plus additional required fees
• Bikes and golf carts are not guaranteed to be at property or to be in working order. No refunds will be given due to missing or broken issues. Historical instances, such as damaged tires on carts, have demonstrated that the replacement process can extend up to two days. Similarly, cases of stolen bikes, stemming from either guest negligence or external dishonesty, may require a day for replacement. It is crucial to highlight that in 9 out of 10 instances, these situations do not impact incoming guests; rather, they typically arise in the context of reservation issues. Responsible handling of items is key to mitigating concerns, and in 99 out of 100 scenarios, no issues arise.
• An initial starter kit of amenities are provided to all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 bar of soap. For towels you will receive: 1 body towel/1 washcloth per guest and 1 hand towel per bathroom, plus 2 washing machine pods.
IMPORTANT PRIOR TO ARRIVAL: All guests will be required to sign a rental agreement directly with 30A Beach Girls as well as provide verification of identity which includes: 1) a photo of your government issued ID such as a driver's license and 2) a "selfie". Both should be uploaded to our Happy Stays app.
