LISTING NOTES:
There is no central AC in the home which is common for Flagstaff. For an additional $25 a day, we can set up a portable AC unit. The best way to cool the house is to open the windows during the night and early AM when the temperature drops low 50s-60s and then close them along with the shades during the day.

Please let us know ahead of time that you would like to have this set up! If you decide you want it set up once your stay has begun, we will send a team member out for a $25 fee for their time to set it up. Please check the temperature prior to your stay to make the best-informed decision.

There is nearby construction down the hill, and there may be some noise during your stay.

The pet fee allows up to 2 dogs. If you have more than 2 dogs, please feel free to inquire about exceptions or additional fees.

★ CANCELLATION ★
Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Kindly be aware of a 3% deduction to cover processing fees.

NO SMOKING ANYTHING inside or on the patio of the property. This includes marijuana and tobacco. No vaping. Any evidence of smoking is a $500 violation.

NO mailing packages (RECEIVING OR SENDING)


NO PARTYING OF ANY KIND (INSIDE OR OUTSIDE OF THE PROPERTY). This is a residential neighborhood that is quiet in the evenings. We love our neighbors and we hope you respect them. Noise level must be minimal from 9 PM - 7 AM. There is a noise level city ordinance, we do not want any complaints. Violation of this will result in termination of your reservation. We must respect the peace of the community. Thank you for your understanding.

Violation of noise ordinance and or tampering with security devices will result in immediate termination of reservation with no refund and will require an immediate departure from the home. Failure to comply will result in a minimum fine of $500 and additional legal action if necessary.

If it is available, early check-in is a charge of $25/for each additional hour (beyond the first hour). Please reach out to us at least 48 hours in advance with this request.

Late check-out past 11 AM is unavailable to ensure the home is ready for the next guest. If a guest stays late, a $30 fee per additional hour will need to be charged.
