The property is a 5 minute drive to Holiday Valley and downtown Ellicottville, and 3 minute drive to Holimont.
First Floor: There is a game room with a ping pong table, a kitchenette, a bar with four bar stools and a dining table with seating for six guests.



Main Room: Spacious living room with ample seating for guests and a large TV. Wireless Internet is available throughout the entire space at no charge. There is also a dining table with seating for 6 guests and an island with 4 bar stools.

Kitchen: Large and updated with ample cabinet and countertop space, a full size stainless steel appliances-stove/oven, Sub Zero refrigerator, dishwasher, ice maker and microwave. Two Keurigs, a toaster, pots and pans and cooking utensils are available. Cups, plates, cutlery, and wine glasses/wine opener are also included.

Bedrooms:
Bedroom 1: Located on the first floor this bedroom has Queen size bunk beds and an ensuite bathroom.

Bedroom 2: Located on the first floor this bedroom has a Queen size bed.

Bedroom 3: Located on the second floor this bedroom has a Queen size bed and an ensuite bathroom.

Bedroom 4: Located on the second floor this bedroom has a Queen size bed.

Bedroom 5: Located on the third floor this bedroom has a King size bed, walk in closet and an ensuite bathroom.

Bathrooms: The first floor bathroom has a stand up shower. On the second floor there is a hallway half bathroom, and the two ensuite bathrooms have both soaking tubs and stand up showers. The bathrooms have all the necessities: shampoo, conditioner, body wash, Q-tips, cotton balls, hair dryers, towels and washcloths.

Outdoor Space: There is a deck off of the living room with outdoor furniture. There is a large backyard with a fire pit and a hot tub. There is a pond on the property and there are beautiful views of the pond as well as the Holimont ski slopes. Guests have access to the yard as well as the driveway for parking. No spaces are shared.

The house is two stories. Two bedrooms, one full bathroom, the game room and kitchenette are on the first floor and guests do not have to climb stairs-other than the one exterior stair- to access these. The rest of the house does require climbing stairs.
