The Space:
This fabulously green, environmentally-friendly condo generates 100% of its electricity from solar power and features 2,700 sq ft| 250 sqm of indoor and outdoor space over three levels. This 5BR/4BA space accommodates up to 10 guests comfortably. You’ll enjoy a private oceanview rooftop lounge with a plunge pool and outdoor dining area. To top it off you are only 1 block to the beach and in the heart of Playa on the famous Fifth Avenue pedestrian walk street!
The main spaces of the condo:
- The open floor plan living space encompasses the kitchen, dining areas, and sitting area with sofas and wall-mounted flatscreen Smart TV that allows everyone to hang out and spend time together.
- The kitchen has all the necessary appliances to prepare meals at home plus a breakfast bar with 4 stools, and a great wooden dining table to accommodate 4 and also helps save a little cash not having to dine out.
- There's also a reverse osmosis water filtration system so you can drink the water safely from tap. This is a unique feature you won't find with other rentals in this area. You'll save money on having to buy bottled water!
- There’s a second sitting/TV room upstairs, also with a wall-mounted Smart TV to watch different shows at the same time with no remote fights.
- You’ll find a secluded laptop-friendly dedicated workspace for those that need to work (if you must…and we hope you don’t!).
- You’ll also have access to a private oceanview rooftop with a plunge pool! For the relaxing after-beach day you’ve been waiting for.
- Also on the way to the rooftop is a spacious shaded terrace area with a built-in BBQ and another outdoor dining table there to enjoy yummy food and refreshing drinks al fresco.

The Neighborhood:
The condo is located in an unbeatable location right on the famous 5th Avenue pedestrian walk street with tons of things to see and do!
- You’ll be on 5th Ave so you should it all, up and down, to really get the full experience of this famous pedestrian walk street with boutique and souvenir shops, malls, street performers, cafes, eateries, bars, and loads of people-watching!
- You’ll be near popular beach clubs like Mamitas and Coralina or head north up the beach to Martina, Mandarino & Las Hijas.
- 5th Ave is a path to vibrant shopping malls too like Quinta Alégria, the shops at Calle Corazón, and Paseo del Carmen outdoor shopping mall at the south end of 5th by the ferry docks to Cozumel.
- You’ll be near convenience stores like OXXO and 7-11 and Walmart is in town as well.
Getting Around:
The condo is about 55 km | 34 mi or about a 45-50 min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!
If you’re traveling in a rental car, there’s a free underground parking spot for you at the condo complex. You can park in the street too but please be aware there are parking meters throughout downtown Playa del Carmen. You need to look for the meter, pay with coins or debit/credit card in advance, and display your parking pass on the dashboard.
The condo complex is in the heart of Playa del Carmen, you can walk pretty much anywhere in town and not even need a car. You can also rent a bike or go by taxi around town. And lastly, there are two ADO bus stations in Playa, with buses departing to Yucatan Peninsula destinations and other Mexican states. Great for day trips or excursions out of town. ADO stations:

*Please note that because this property is right on 5th Ave there is potential for noise until the early morning hours because there is a bars/clubs downstairs. However, we've installed noise-reducing windows that cuts the street noise by over 75%.
Wi-Fi, Smart TVs, bed linens, beach & bath towels, and a designated parking spot are all provided free during your stay.
There is no daily housekeeping service however, we offer a complimentary mid-stay cleaning service for stays of over 7 nights.
Long-term stays are available. There’s a dedicated workspace inside. Great for the remote worker!
Additional Services: We’re happy to assist you with other arrangements for a worry-free vacation, like weekly cleaning, airport transfers, tour info, and more. All of these services can be booked by contacting us prior to your arrival.
We provide a few essentials to make you feel more at home when you arrive like fresh towels, drinking water, some soap, shampoo, and toilet paper. Please note that these items are not replenished during your stay. If you’d like a grocery service/delivery, just let us know and we can arrange that for you.
Electricity is not included for long-term stays of 28 days or more. A meter reading is recorded on the day of arrival and again on the day of check out. Electricity for longer stays is charged at a fixed rate of $5.22 pesos per kWh. The consumption will be charged through the booking platform or deducted from your security deposit.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID at check-in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- It is requested to use the safe box in the rental for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of speakers & music devices in common areas is prohibited. Glassware, food, and coolers are not allowed in the pool, and the use of disposable or plastic glasses is allowed.
- If you're booking from a channel where we handle payments, you'll be charged a security deposit of $300 USD which will be refunded after your check-out accordingly (service fees may apply)
Interaction with Guests:
The place is self-check-in. The keys are in the lockbox and the access code to the lockbox will be provided to you within 24 hours before your arrival.
You’ll have complete privacy during your stay, but we’re available 7 days a week, should you need anything- just send us a message.
