Anna Maria Island Coquina Tropics is a second-floor, 2br/2ba condo in the seashell-pink Coquina Moorings development, which takes its namesake from Florida’s Coquina saltwater clams, noted for their brilliantly colored and patterned shells. Coquina shells are often described as exquisite, butterfly-shaped “beach gems.”
This condo development, with an ideal location at the narrow, southern end of the island, is indeed a beach gem, offering amenities, access to water recreation, scenic panoramas of Sarasota Bay, the Gulf of Mexico, and the Intracoastal Waterways, as well and some of the most vibrant, enchanting sunset and sunrise views on the Island! There are tranquil water views in every direction. Watch dolphins swim in the turquoise gulf, as fuschia, violet, and golden hues paint the sky.

The best amenity of this condo is beautiful Coquina Beach, which is directly across the street. (Literally twenty steps to feel warm sand on your toes!) Coquina Beach has gorgeous, sugar-fine, white sand beside the Caribbean blue Gulf of Mexico. The beach has picnic tables, a concession stand, and a walking trail shaded by mature Australian pines.

This bright, spacious, open-design living room has tile floors, a coastal-style area rug, ratan-style sofas, and oversize armchairs, nicely arranged around a coffee table, and entertainment center with SmartTV. There’s cable TV, a DVD player, a selection of DVDs, and plenty of family-friendly games! Sliding glass doors that open out to the large lanai-balcony, allow for plenty of natural light in this elegant yet beachy living space.

Kitchen/Dining:
The open-concept design of the kitchen/living/dining area makes for easy entertaining. The brand new chef’s kitchen has plentiful, stylish white cabinets, sleek white quartz countertops, a large peninsula with breakfast bar, and stainless steel appliances including a fridge/freezer, an electric range and oven, microwave, dishwasher, large farmhouse-style stainless sink, coffee maker and toaster oven.

This fully-equipped kitchen has cookware, pots, pans, baking sheets, wine glasses, mugs, utensils, cheese board, service for 6, as well as chef’s caliber sharp cutlery in a designated drawer. The sleek kitchen peninsula boasts a white quartz-top breakfast bar with upholstered, sky-blue, soda-fountain-style stool seating four. This vibrant breakfast bar seating makes the kitchen space much more dynamic, social, and fun!

The kitchen flows into a dining area with a beautiful tropical ceiling fan with natural palm blades, which circulates fresh air throughout the main living space. The formal dining table is located here. This white, rattan-style table with a glass top and four upholstered chairs, enhances the coastal ambiance of the kitchen/dining space. You may also choose to dine outside, on the covered lanai, just off the kitchen/living area, especially if you wish to enjoy a dramatic ocean sunset while dining! This kitchen/lanai dining area offers a wrought iron dining table with seating for four.

Bedrooms & Baths:
This stylish condominium has two bedrooms, and two bathrooms, and sleeps 6 guests. Beds have luxury mattresses and sumptuous linens. There are bath towel sets, hairdryers, and toiletries in each bathroom.

The primary bedroom has a King size bed, elegant matching nightstands and reading lamps, a large bureau, full-size mirror, and a wall-mounted smartTV. Sliding glass doors from the Primary bedroom opens out to the tranquil, private balcony/covered lanai with a sitting area and dazzling water views of the Intracoastal Waterway. Just the spot to sip your morning coffee or fresh-squeezed citrus juice! The Primary bedroom has a large ensuite bathroom with a double-sink vanity, well-lit mirror, and custom-tiled walk-in shower.

Bedroom #2 (guest bedroom) has two twin beds, a closet and bureau, and access to a hallway full bathroom with a single-sink vanity and tub/shower combo. This guest bedroom also has a screened-in balcony with a small sitting area and views of the aquamarine Gulf of Mexico. There is also a queen sleeper sofa in the living room.

There’s a laundry area with washer and dryer.

Outdoor amenities are a highlight of this Beach Palace! The lower/under-building level features a garage with parking space for two cars. You’ll find extra supplies like beach chairs, coolers and pool floats, and plenty of kid’s beach toys in the garage storage area.

There’s a lush yard/common area, poolside patio with palms, fragrant flowers, tropical landscaping, a heated swimming pool, poolside grille, and picnic area. Relax poolside after a hot day at the beach. Grill fresh-caught seafood, steaks, or portabellas! Add tropical flavor with grilled pineapple, a dash of mango or citrus, or homemade guacamole. Serve a gourmet meal alfresco while kids splash in the pool and adults savor the sunset.

The large, covered lanai off the main floor kitchen/living area has an alfresco dining table with seating for four or more. Balconies off the bedrooms also offer refreshing sitting areas, coastal breezes, and sunset views that Anna Maria is so famous for!


Neighborhood:

The combination of a tropical setting, beach location, luxurious amenities plus cosmopolitan convenience is the essence of this home. Park your car and explore the small, charming, historic island by foot, bicycle, golf cart, or trolley. Walk to restaurants, cafes, boutiques, and grocery markets. Nearby are boat rentals, and sunset cruises, as well as jet ski, bike, paddleboard, scooter, and kayak rentals.

There is plenty to do here. The restaurants are great! Want to explore the Island? Everything on the Island is accessible via the free air-conditioned trolley running every twenty minutes, or by free jitney services. Historic Bridge Street, with its restaurants, bars and grilles, live music, shops, and historic pier, is a 20-minute walk from the home. Don't want to drive on a night out on the town? Free jitney services will take you to and fro day or night. They work for tips. For those who want to fish.

Anna Maria Island is known as one of the best fishing locations in Florida. There are fishing piers and party fishing boats down the street. Serious about catching fish? Consider chartering a private fishing boat from one of the Island’s licensed captains (it is often said they know where the fish are!).

Like to shop? World-famous St. Armand's Circle and Sarasota are minutes away. Prime Outlets (130 designer and brand-name outlet stores) is nearby, but not too close to threaten your vacation budget! Have kids, or just want to act like one? Busch Gardens in Tampa is about an hour away, and Disney World is a 2-hour ride door-to-door.
