Sunnyside Duplex

Sunnyside Duplex is located in the heart of Matunuck right on the beach surrounded by local businesses. It is the perfect location for big groups looking to experience all that Matunuck has to offer.

The duplex is spit into east and west sides. The units are identical, each with living room, kitchen, bathroom, a bunk bed room on the main level and two queen rooms upstairs.
The house has a large deck overlooking the beach and a second covered porch with seating on the street side.

Please note that we ask our guests to provide their own linens - this includes sheets, quilts and towels.
If you require linens we are happy to provide them at an additional fee.

Guests staying at the cottages are asked to provide their own linens, including:

Bath Towels

Hand/Kitchen Towels

Bedding - sheets & blankets (the house has two full sized beds)


PAPER PRODUCTS & MORE

Guests are asked to provide their own paper & plastic products. While we are happy to provide a starter pack (1 or 2 of each item) we do not supply enough for the full stay.

Paper Towels/Napkins

Toilet Paper (septic safe please!)

Trash bags

Dish soap/sponge


CLEANING PRODUCTS

We reserve our cleaning supplies to ensure that cottages are fully cleaned and completely sanitized between check outs and check ins. We ask our guests to please bring their own cleaning supplies (soaps/sanitizers) should they require them during their stay.


PARKING

We supply off street parking spaces for an additional fee, here are the details :

$10 per car per day or $70 for a full week

Maximum number of two passes can be purchased for your stay.

Please note that any additional vehicles would be your responsibility. Street parking is available however can be limited, especially during the summer.


THE PUB & THE BEACH

Our neighbor The Pub has great food, wonderful drinks and a friendly staff. We have a great relationship with them and we need your help to keep it that way! Please keep in mind that while The Pub is our neighbor the staff cannot answer questions regarding the cottages, therefore please call Point Break Cottages directly regarding your check-in and your stay.

The beach in front of the cottages is not a private beach. There are other homes on the beach who utilize it besides our cottages.

Matunuck visit

Awesome location and views, ocean front off the rear deck. We had a group of friends and we had a great time. We couldn't have asked for a better location. 2 good pubs next to the house, the Ocean Mist and the Pub and very good restaurants nearby. Emily was very responsive and very easy to deal with.

Access to our beachfront and nearby waterfront areas, when not on the oceanfront deck was terrific.

We had all we needed, wanted, and had expected. We’d likely do it again.

Awesome view!!

The view from the house is amazing!! We have never stayed this close to the ocean before, it was incredible! House was fine. Stairs to go upstairs are super small and steep. It seems to be one of the only houses there that doesn’t have stairs going down to the beach. We had to walk through the pub next door to get down. It would just really be great with that stair access!! Emily was a super host, very responsive and accommodating. All other guests were super friendly except for one house that thought they owned the beach. Otherwise, everyone else was great. We were able to walk to the pizza place, the pub, ice cream place and supermarket. Beach was small and private. Very rocky so we definitely needed water shoes. Overall, we would rent this house again, even if just for that view!

Fun Family Getaway

Great place with a wonderful view. If you love the water, it’s a great place to stay. Very easy to get down to the beach through the pub access. The pub is normally closed during the day so no issues with using the stairs. Both sides of the Sunnyside (Sunset and Sunrise) gave our group just enough privacy if needed. The front porch is great for family dinners when using both sides. The back porch is Amazing! The Adirondack chairs give it that quaint ocean look with a view that you can’t even describe! Everywhere you look you see beautiful scenery and ocean sounds to help you sleep at night. If you are looking for a quaint cottage with breezy ocean views, then this is the place for you. We will definitely look at returning and making more family memories! Thank you for the hospitality! Emily was great to deal with and was very responsive to every question we had even during a Tropical Storm!!

Girls Weekend Success!

Emily’s property is a dream! Right on the water and had everything that we needed. We had 12 girls stay in both sides of the house which worked out perfectly. Private beach was perfect but a little more crowded than we expected and we felt a little disruptive to the neighbors as a larger group. But regardless, Emily was an amazing and accommodating host and we couldn’t have asked for a more perfect trip. Beach is a little rocky so those that had swim shoes lucked out!

So much fun!

We had the best time renting both sides of this duplex unit! The place was very clean and everything looked great, furniture was nice, towels and sheets were super clean, floors were nice and clean. We had small children with us and this was great because we had access to the beach through a walkway and down a few stairs and it was easy enough for them to navigate. For a week with direct access to the beach, where you can leave all your beach chairs, toys, umbrellas, etc. on the beach every night and nothing gets touched, we truly had a wonderful time. The kids loved the bunk beds and there are two queens upstairs, with plenty of room for all your clothes. The absolute only tricky thing that we encountered was that the shower was a little small, but for everything else that we were able to use within these two units it was still worth the stay!

Very relaxing and a great location

The shower was small and a little difficult to move around in being 6'3" and the walls are thin so the young kids next door running around was a little annoying but overall a great time
