Painted Quail: quiet cottage on Lamoka Lake

Breathe deep, exhale, and let your cares melt away. At Painted Quail Cottage, we guarantee to provide you with the relaxing lake views and water fun you crave!



Enjoy your morning coffee gazing at panoramic water views on the deck or in the master bedroom. Spend the day exploring the lake in the cottage canoe reserved for guests, hiking to one of the many waterfalls nearby, sipping wine along the Keuka or Seneca Wine trails, or letting the lake breeze wash over you while lounging on one of our 4 deck levels.



Built incorporating several mature trees, the young (and young-at-heart), will be tickled by the treehouse feel of the outdoor living spaces. Both bedrooms at Painted Quail Cottage provide views of the quiet and rustic Lamoka lake.



The Primary bedroom is located on the main floor with a Queen size bed, just off of the Living Room, with windows facing over the lake. The second bedroom is in the basement level and has a Queen size bed and a door out onto the lower level deck. The family room in the basement has an additional Full size day bed for sleeping an additional 2 persons. There is a full bath on the main floor with an antique porcelain soaking tub that has been outfitted with a shower head as well.



Several cozy nooks provide an ideal space to curl up with a great book.
The kitchen is outfitted with a large stainless gas range/oven and the cookware/dinnerware you need for cooking up family meals, fileting the day's catch or uncorking a local bottle of wine.



Make memories in the family room, if the weather spoils your outdoor plans, by utilizing the smart TV or DVD player (with DVD library cratering to every age). Looking to un-plug? The collection of board and indoor games can help with that.



Outdoor activities are a big deal in the Finger Lakes! The size of Lamoka Lake makes it a great lake for swimming, due to the water warming faster and higher than the surrounding larger lakes. Fish off the dock, use our lake frontage to enter the water for a swim, or gather around the chimenea for a campfire & S'mores. Lamoka lake is also centrally located to the Finger Lakes Region's most popular attractions & activities.

**This home has a camera monitoring the parking area

*Air conditioning is provided with central air
*A limited amount of paper towel, toilet paper, soaps, is provided for each guest.



**We ask that renters to be over the age of 25. By booking you agree with this policy and comply with the request that the renting party is over the age of 25.
**No pets or animals allowed at any time. Anyone found to be in violation, will be asked to leave immediately and/or charged an additional fee
**No parties allowed at any time.
**Smoking prohibited
**Parking for 2 vehicles only!
**Guest must comply with maximum occupancy at all times, no exceptions. Only 6 guests allowed.



**Lake conditions are not guaranteed and are non refundable

**Guests are asked to initial a rental waiver, sent via email, immediately after booking

DOCK USEAGE:
This home has a seasonal dock which is not available for use from October to Mid-May. Seasonal docks are made for loading/offloading passengers only and cannot be used to secure watercraft overnight or for any length of time.
Guest assumes liability for use of the dock and assumes responsibility and liability for damages done to the dock during their stay, whether the damage is done by their watercraft or the guest themselves.
