The space includes the Interior 770 Sq Ft 1-Br, 1.5 Ba Living Unit, as well as the Exterior Access starting from the secure Entrance Gate, along the South Walkway, and Stair access to the private elevated 2nd floor Deck. The Guests can also utilize a 1-Vehicle Parking Space in the covered, secure Garage. The Garage is a shared space with the Homeowners, as is the Driveway.

Downtown Boulder and CU-Boulder are a pleasant 15-20 min bike ride along the Boulder Creek Path. By car it is 7-8 minutes to Pearl Street Mall, 2.5 miles. This home is very conveniently located to Louisville, Broomfield, Superior, Niwot, and other outlying towns and attractions, Rocky Mountains and ski resorts.

Our laid-back and calm block has plenty of free, accessible, safe parking. Guests are welcome to park their vehicles on the street or in the driveway for convenient access.
With two air-conditioner units, one in Bedroom and the other in Living Room, the Apartment's indoor temperature remains consistently cooler than the outside temperature in the summer. The rooms are protected from direct exposure to sunlight by solar-blocking curtains and mature trees shading the house. In addition, the new energy-efficient windows, as well as the French doors to the backyard feature opaque honeycomb shade window coverings to maintain the indoor temps cool and comfortable.

An important note regarding City of Boulder Rental Licensing: For protection and peace of mind of all parties, this home is legally registered for rental business in compliance with the City of Boulder Rental Program. The homeowners are qualified Hosts with a valid, current Rental license, posted in the home and available for inspection. Please note This home is a 100% Pet-free, Smoke-free, Non-4/20-friendly rental property.
