This Las Conchas Beach Front property is located in the upscale gated community of Las Conchas. Section One was the first section developed because it has the best sandy beaches in all of Rocky Point. The quiet beaches are on the South side of the ‘Point' away from the condos and public beaches of Rocky Point.

This two bedroom guesthouse offers a unique rental option that features a beach front location without the price. It offers everything that you need to unplug and unwind for your next beach vacation.

This home features a stainless steel refrigerator, full size gas stove, microwave, living room, indoor bar top counter, a private eat in patio, two new Smart TVs, coffee maker, microwave, toaster, and updated furniture. The Master bedroom offers a wrought iron queen bed and privacy with its split floor plan. The guest bedroom offers a queen bed as well as a twin trundle bed if guests would like to use. All bedding is provided for the trundle bed in the top drawer of the dresser. This home has a back entrance staircase to the beach as well as a separate front entrance with a private patio. Parking is on the street with 24 hour security. Come and make this YOUR beach front vacation home on the Gulf of California.

Wonderful Relaxing Getaway

Charming unit to relax in within steps to the beach. All the necessary amenities plus beach chairs and an umbrella available to use. Roberto welcomed us upon our arrival and answered any questions we had. He was a great host as he went above and beyond and made our first trip to Mexico even more wonderful. We look forward to coming back and enjoying more time. <3

Absolutely fantastic! Turnkey property right on the beach!

PULPO = PERFECTLY VERSATILE! Whether you're looking for a quiet, romantic getaway, a spot for a college reunion or just some family fun, this turnkey venue is perfect for any occasion! My husband and I stayed here and had an amazing vacation. There are four separate units on the property and each one affords privacy and all the comforts of home. The best part is the back yard - it's the beach. Truly. We've stayed in other beach houses that claim to be "beach front" & have been disappointed because it's not actually on the beach. This spot does not disappoint - the sand from the beach pretty much comes up to the front door of the bottom unit, the deck of the main house has two stair cases leading down to the beach & it's only about a 30 second walk to the beach from the back two units. When the tide is in, you feel like you're on a cruise ship in the main house because it looks like you could jump off the negative edge patio into the ocean! Every unit has its own bathroom, AC, kitchen/kitchenette & the main unit has 2 outdoor showers. Paddle boards & beach chairs are provided and it's a short drive to downtown, restaurants and shopping. The landlords were incredibly kind and accommodating - we'll definitely be back!

Clean, but not fully prepared for us

Three adults and a dog, High Tide Unit: The communication channels were in place but not smooth running. I was told by owner in the US to contact manager in MX thru Whats App since phones don't work consistently, but connecting thru whats app is not easy for two new parties. We arrived around 5:30 p.m. The one and only kitchen light did not work , there was a board missing by the door that is a potential hazard, water and propane had to be delivered later. Mind you, the manager was very willing to do these things, but these things were being completed into the next day, as we prepared Thanksgiving dinner. I was also under the impression that I'd rented an oceanview suite. This might have been my mistake, but there was no ocean view. There was also no place to sit outdoors on the property where we could enjoy the ocean views. The beach access was close but steep. There were not enough beach chairs to accomodate the three of us once other renters had procurred theirs. Diswasher but no soap; told to use dish soap for sink. Outdoor porch table was filthy. In summary, be sure you are renting the unit you want. FYI, The Low Tide unit is the one with beach view and a huge deck. Beach itself: 5 stars.

Dishwasher not working & no parking access

We usually park inside the gates of the property but we were told gated parking is no longer available. We had to park our car on the street. Also the gate door was off the hinges and left open to the street the entire time of our stay. The dishwasher ddi not work and it was smelly.

Great Location minimal ocean view from this unit

This is a beautiful spot. Great Beach, quiet and comfortable. We originally accidentally booked this unit "high tide" when we wanted "low tide". I realized this after I paid so I messaged the owner to change and charge the difference. She (JOY) told me to cancel and rebook. Both myself and my secretary tried it did not go through. Joy never changed it so my husbands birthday of staying right on the beach was not fullfilled. Most hosts assist there clients. On arrival I was given a code to the unit however the front gate was locked so we stood out in the heat after a 10 hr drive waiting for the property Manager. Our dishwasher and oven didnt work. When he came he said he would be back to handle the issues. 4 days later we had not seen him we checked out. I would stay in the other unit LOW TIDE because ocean view is important to me. The unit was immaculate. There are alot of stairs going from this unit to the beach.

2nd time i stay here. Very nice clean place. Close to the beach. Beachfront. Water in this area is nice. Not rocky. Good for the kids. Property manager is very helpful. Definitely recomend this place. The only thing i can say is that the deck needs to be replace.

great beach !

Was great location and beach! Roberto was easy to communicate with and took care of small issues like no BBQ grill, so he delivered one with propane tank. It's a cute house that has been well used and the home could use some TLC some broken unlevel deck areas that can be a hazard. Upgrade to kitchen items like coffee cups and a blender. But overall cute and comfortable.

Outstanding Beach, Disappointing Stay

The location is great...nice neighborhood & beautiful beach. It's a bit of a trek down to the beach with stairs and an uphill trek back to the casita. Robert, the property manager is a gem. Any issues, he was there in a flash and able to fix anything quickly and graciously. The casita served its purpose and was stocked with enough dishes, towels, etc. to get us by for the time we were there. We didn't cook but did use the microwave. The overall property is looking sad with peeling paint, cracked walls and the porch is rickety. We felt we may fall through it at any moment with one heavy step, but this is Mexico so it's easy to over look for a short stay. What I can't overlook is the large blood stains on the frayed bed sheets, dirty comforter and dog poop on the cement walk way that we had to walk past every trip to the beach. I've stayed here before but if I have a lapse in judgement and choose to stay again I'll bring my own bedding.

The property definitely need some TLC. It is an older area but some things needed attention before renting, like broken tiles on deck that could be dangerous and water was only hot in the kitchen.

The high tide is NOT beach front !

We thought we were renting beach front. The pictures are sort of deceptive. This is a partly converted garage, The property needs some tlc. From tile missing, rotting wood, under supplied kitchen, the dangerous step, gate fallen off and laying on ground to windows that look like they’ve never been washed. The property manager was perfect. When we arrived and we’re disappointed he tried very hard to help us get what we wanted. In the end we stayed had a great time with friends but we’re disappointed with the accommodations.

Lovely

Our first trip to Rocky Pointe. Beach in this area was perfect for long walks with our dog and just relaxing. The cottage was comfortable for the few days we were there. Pretty much everything we needed, except maybe a second frying pan! We stayed in the “High Tide” - only steps from the beach but no real views. Robert was very helpful and pleasant. Would stay again but would like to try “Low Tide” for the better view. Great place, thank you!

Always a great, low-key property

I love, love this apartment. It has everything for a low-key holiday. Its on the beach, has streaming TV, small kitchen so no pressure to cook, dark rooms for sleeping-in, quiet area, 30 min walk to the estuary, a friendly, helpful property manager, Roberto.

Beautiful, clean, peaceful little Condon right on the beach. It was beautiful.

We had so much fun in puerto penasco, we will ne coming back and renting from Joy and her family again. We felt at home and so welcomed. My favorite part is how she had a book filled with different companies names for activities, restaurants, resources. It was perfect.

Beautiful place & Location

High Tide was a perfect location for us being right on the beach. The communication between the owner Joy and everyone was right on. Checking in was easy. Roberto was right there getting any questions we had answered ASAP. The place was clean and roomy for a two bedroom. Had all the kitchen utensils needed for cooking. Over the top service here from Peter delivering breakfast burritos and renting out to us SeaDoos. We thoroughly enjoyed our stay and will definitely be coming back.

It was a great time!

Everything in the casita was well planned. I didn't need most of what I brought with me as the casita was well stocked with the basics; towels, paper towels, water, etc. The only mini-issue was the TV in the bedroom was too much of a hassle to sign in so I didn't use it. No biggie as the TV in the front room worked well and I was able to sign in with my Netflix account for all the TV I needed. Robert was a gem and my every wish was granted. I will certainly stay here again when in PP
