If your party consists of a group where the average age is under 25
years of age, a refundable security deposit of 150 EUR per person is
required, payable with the accommodation balance or prior to arrival.
Upon departure, the villa must be left clean and tidy and upon
inspection, the security deposit will be refunded minus any breakages
or additional cleaning required.

Brilliant welcome to the Villa . Any questions had during my stay, for example about recycling , was dealt with warmly and promptly- over coffee and ice cream . The Villa exceeded expectations. It was immaculate and comfortable. Moving on from previous reviews, found kitchen really well appointed with good equipment. Enjoyed meals round outside dinning table .

Incredible stay. A beautiful hideaway at the edge of a tiny village. The house is perfect and the private pool is wonderful, and every morning was spent eating a slow breakfast on the sunny porch. There are great views everywhere on the property. It’s the little details that truly elevate it, though. Almost anything we forgot to bring, from power adapters to salt for cooking, was already in the house for our use. Castiglione del Lago and Montepulciano are only 10 and 25 minutes away, respectively, and both have wonderful sights and dining. There are some mosquitos and flies around as it’s the countryside, but not too many. May still be worth it bringing bug spray. We had none and were generally okay. Overall, we will be back. Probably the best vacation rental I’ve used in Italy!

We’ve just returned from 4 days at this villa in Casamaggiore, near Lake Trasimeno. The property is spacious, clean, and well suited to a family, with two bathrooms and big, comfy beds. The highlight is the pool — a perfect temperature and ideal for hot afternoons. It’s just across a gravel drive from the villa, but not visible from the house, so younger children will need close supervision.There was some construction work on a second pool outside the bedrooms during our stay. It wasn’t disruptive, but it’s worth checking if this will be shared in future. Inside, the villa stayed cool during the day with fans and air con, but these tended to switch off after a while, which meant it could be warm by morning. The kitchens have great fridge space but limited utensils (especially sharp knives), and the rooms are quite dark when the doors are closed.The villa is in a lovely location but there are no restaurants within walking distance, despite this being promised on the listing, so a hire car — and someone willing to drive — is essential. There are two good supermarkets (Lidl and Eurospin) within a 10-minute drive. A lovely bonus was the delivery of homegrown veg from the owner, Anna, who lives next door. She only speaks Italian but was kind and welcoming, and communication with the managers was prompt and helpful.Top tips: bring bug spray and citronella, and 4kg of charcoal for the BBQ.

Beautiful and peaceful place.

Beautiful and peaceful place. The villa was clean and comfortable, and we especially loved the large private pool and relaxing outdoor area. A great base for exploring Umbria. Would happily stay again!
