There is a courtyard with two benches and large umbrellas, chairs and tables. The villa is equipped with mosquito nets in all windows, heating, wi-fi internet connection, 1 baby bed, 1 high chair, private parking inside the property.

Outdoors and swimming pool
Around the villa there is a large, well-kept garden of approximately 5000 m2; in a frontal position you can access the underground swimming pool, rectangular in shape, measuring 12x6 with a depth of 1.50 meters, surrounded by the solarium area with two umbrellas and two large gazebos equipped with deckchairs for relaxing afternoon or meals with a view of the countryside. Here, immersed in nature and in total privacy, guests can enjoy a splendid panorama of the vast hills of the Val D'Orcia and surrounding villages. At the back of the main house there is a large porch equipped with a table and chairs for the whole group and a portable barbecue. Two large umbrellas and outdoor seating areas are located in the garden of the annexe and two more umbrellas are located in the courtyard between the two residential units. All outdoor areas are well maintained and cared for. A fascinating panoramic avenue leads to the outside area of the property where there is private parking.Interiors
The villa (approximately 370 m2), entirely made of stone and brick, has been renovated preserving the rustic Tuscan flavor of the past, but has also been embellished with modern finishes and refined and personalized furnishing elements. Consisting of two residential units, it spreads over two floors and is equipped with mosquito nets, portable fans in all rooms and independent entrances to offer maximum comfort and autonomy to its guests.
The main house (about 250 m2) opens on the ground floor onto a large dining room that can accommodate the entire group with a decorative fireplace shared with the living room, which is also equipped with satellite TV and large panoramic windows. The dining and living room have direct access to the porch equipped for outdoor dinners. At the left of the entrance there is a second sitting room, with books and memories of the family's history, a fully equipped chef's kitchen (including an electric oven, a 5 gas burner range, electric grill, microwave, two fridges, a freezer, dishwasher) also connected to the dining room, a service bathroom, a laundry room (washing machine, dryer, sink, iron and ironing board) and access to the external courtyard, in front of the entrance to the annex. From here, inside the main house, climbing an internal staircase, guests can access the first floor characterized by a single bedroom with private bathroom with shower, two double bedrooms sharing a bathroom with shower, a double bedroom with king size bed and private bathroom with shower.
The annex (approximately 120 m2) opens onto a lovely sitting room with decorative fireplace, centrally located between two double bedrooms (one with a king size bed), both with private bathroom with shower. From the sitting room, going 8 steps down, guests enter the kitchen (equipped with electric oven, 4 gas burner range, fridge and freezer, dishwasher, washing machine) and access to the outside area.

The villa is equipped with wi-fi internet connection, LPG heating, courtesy set in the bathrooms, mosquito nets in all windows (but not on French windows), baby bed, high chair, 2 small safes and a host of small appliances.

The price includes the supply of bathroom, bed and kitchen linen, pool towels (changed weekly), consumption of water, gas, heating, electricity, final cleaning, wi-fi internet connection, high chair and baby bed. Upon request, possibility of domestic help, babysitter, chef, cooking classes.

Important Information
The swimming pool is open from 01/05 to 30/09. Arrivals must be between 4.00pm and 7.00pm. Only small pets are allowed. In the kitchen of the annex there is a corner used for the owner's hobby with his materials. Access to the villa via 550 meters of unpaved road. Low power (5Kw) charging for electric cars is available on request and costs EUR 0.5/Kw.Activities and Distances
Villa Campriano is located near Pienza and San Quirico, in Val d'Orcia. Nearest villages include MOntalcino and Montepulciano. According to UNESCO, the Val d'Orcia park is a perfect combination of art and landscape, embellished with medieval villages, wonderful castles, panoramic roads, green hills with vineyards, olive groves, cypresses, beech and chestnut groves. Typical villages such as Pienza, Montalcino, Bagno Vignoni, Montepulciano, Castiglione d'Orcia and San Quirico d'Orcia are perfect destinations for diving into the soul of the place, also savoring its well-known food and wine specialties. It is advisable to taste Brunello di Montalcino, the proud red wine of the whole of Tuscany, as well as Nobile di Montepulciano, a DOCG red, one of the oldest wines in Italy accompanied by Cinta Senese, the well-known pig breed and pecorino cheese from Pienza.
