Villas Del Mar C 205, best location, sandy beach promenade,2 BR luxury apartment

Villas Del Mar C 205, otherwise known as Villa Margarita, is one of the two most popular two bedroom true beachfront condos in all of Puerto Aventuras. It is in the perfect location. It is directly on the best part of the very best powder white sand beach in PA, it is right next to the biggest pool in PA, it is in the very best condo complex, Villas Del Mar (not to be confused with Villas Del Mar Il which is a totally separate complex farther down the beach and smaller), and it is within a short five minute walking distance to 16 restaurants, the marina, the dolphins, the golf course, two small grocery stores, dive shops, tennis courts, and pharmacies.

Puerto Aventuras is the crown jewel of the Riviera Maya, it is located one hour south of the Cancun airport and about 15 minutes south of Playa Del Carmen. It is an incredibly beautiful, planned, gated beach resort community. It is the only location on the Riviera Maya with its own marina and so you will have easy access to dive boats, snorkel boats, charter fishing boats, yachts, catamarans, and other watercraft. There is also a dolphin encounter with over 20 dolphins, a sanctuary for manatees, and also an interactive area for sea lions. It's almost like a mini sea world... but with no admission charge. The marina area is lined with many restaurants, tourist shops, bakeries, drugstores, and several small grocery stores. Because it is a gated and guarded community, crime is nearly nonexistent, it's also quiet without any heavy traffic, or barking dogs. It is simply lovely! I call it PA paradise. The best resort community on the entire Riviera Maya.

My name is James Baumgaertner. My wife, Peggy, and I own Villas Del Mar C 105 and VDM C 205, the two most popular two bedroom true beachfront condos in Puerto Aventuras.

Both condos have identical floor plans. They are the largest two bedroom condos in Villas Del Mar. VDM C 105 is on the ground floor, and VDM C205 is directly above it on the second floor. The lower unit has the advantage of being directly on the beach. The upper unit has the advantage of having a better view, more privacy, and a nicer breeze coming off the Caribbean. It only takes about 90 seconds longer to go to the beach coming from the C 205 unit compared to the C 105 unit. We do have an elevator in case anyone has trouble navigating stairs. Both condos were totally renovated a few years ago and they are magnificent. Both condos have beautiful gourmet kitchens with granite counters, new appliances and a granite dining table with seating for seven.

The master bedrooms in C 105 and C 205 are truly masterful. They are larger than any other master bedrooms in Villas Del Mar. Each master bedroom has a king size bed, a sitting area, and an adjacent small study, with a small desk. There are windows on three sides with beautiful views of the terrace, the beach, and the adjacent pool. The master bathroom also contains a private jacuzzi tub bath in addition to a shower.

The second bedroom contains two full-size beds. In Mexico they call them matrimonial mattresses. The second bathroom has a shower. The second bedroom in C 105 also has a sliding glass door leading to a step out terrace where you can quietly read or sunbathe or sleep in a hammock. It is the only private terrace that comes off of a second bedroom in the entire Villas Del Mar complex.

The living room has two couches, a flat screen high def TV, free Netflix and free wifi. We also have a separate utility room that contains a washer and a dryer, a sink and a toilet.

It's important to point out that the Villas Del Mar complex is the best condo complex (by far!) in all of PA. It has a lot of green space, a very large two leveled pool, and a large private beach with powder white sand. The beach is beautifully maintained by our maintenance staff. The staff will also happily provide you with free lounge chairs and they can set them up underneath one of the palapas.

What is particularly important is that our beach directly in front of Villas Del Mar is fantastic for sunbathing, playing, swimming and snorkeling. The water is even safe for toddlers because we have a barrier that prevents the heavy waves from splashing and knocking the children over. The barrier creates a pleasant warm lagoon with a soft sand bottom that is perfect for playing and for swimming in shallow water. Beyond the barrier, there is superb snorkeling! We have some of the best snorkeling on the entire Riviera Maya, and it's easily accessible without the need for a boat... and it's free! You will see turtles, spotted eagle ray's, schools of fish of every color, sting rays, every different type of coral, and at night you may see lobster, morays, squid and possibly octopuses. Yes, snorkeling at night is fun! Bring underwater flashlight. After you get out of the water, there are some outdoor showers where you can rinse off the salt and sand, you can then jump into the huge freshwater pool, swim a few laps, and then come into the condo for a nice hot jacuzzi bath... with a cold beer. Life is good!

As you walk down the beach heading south from the powder white beach of Villas Del Mar, you'll come across other condo complexes including Quinta Maya, Quinta Sol, and Villas Del Mar 2. The beaches in front of these condos are much smaller, the sand is generally coarser, and the water is not swimmable because it's too shallow with a coarse rocky bottom. In other words, it's impossible to swim off of those beaches. don't even try it as you can get hurt. Too shallow and too rocky. Please also be aware that Villas Del Mar 2 is a totally separate condo complex from Villas Del Mar. It is much smaller, it has a much smaller pool, and a much smaller beach. The similarity pretty much ends with the name. Villas Del Mar (sometimes called Villas Del Mar 1) is more desirable, and it is also much closer to all of the fun things to do in the marina area.

My wife and I bought Villas Del Mar C105 and Villas Del Mar C205 when they were being constructed in 1998. There has been a tremendous amount of change on the hundred mile coast of the Riviera Maya since we bought them over 20 years ago. However, to this day, I'm not aware of any better two bedroom, *true beachfront* condos anywhere else on the entire Riviera Maya.
