Villa Paulina – A House of Light Above the Adriatic
An Art Residence Overlooking Dubrovnik, Lokrum and the Open Sea
There are places we remember by their address. There are places we remember through photographs. And then there are those rare places that remain in memory because of their light.
Villa Paulina belongs to the latter.
Perched above the Adriatic Sea on one of Dubrovnik’s most distinguished coastal slopes, surrounded by pine trees, cypresses and stone gardens, the villa has spent nearly a century contemplating the same view: the ancient walls of Dubrovnik, the island of Lokrum and the open sea stretching southward beyond it. Few things in the modern world have changed more slowly than this horizon.
Built in the 1930s, Villa Paulina belongs to an era when Mediterranean villas were designed for living rather than for display. Its proportions still carry the spirit of Adriatic Art Deco and Mediterranean modernism—an architecture concerned less with grandeur than with harmony. Every terrace, every window and every room seems oriented toward the movement of sunlight, the direction of the sea breeze and the rhythm of the landscape itself.
While many contemporary houses attempt to dominate their surroundings, Villa Paulina does the opposite.
It belongs to them.
In the early morning, Lokrum emerges from darkness almost imperceptibly. First come the outlines of pine trees, then the rocky shoreline, and only later the colours. At that hour the sea is rarely blue. It is silver, grey, sometimes almost white. Below, Dubrovnik slowly awakens while fishing boats leave delicate traces upon the water.
These are moments photographs seldom capture.
Over time, guests discover that their experience of Dubrovnik begins to change. They arrive with plans, itineraries and lists of places they wish to visit. They walk the city walls, explore islands, museums and hidden streets. Yet when they return home, they often speak about entirely different things.
They remember a morning coffee on the terrace.
The first light entering a room before sunrise.
The sound of distant church bells mingling with the sea.
The Old Town glowing after sunset as if suspended between stone and water.
Perhaps this is the true character of Villa Paulina.
It does not change Dubrovnik.
It changes the way one sees it.
The house itself unfolds like a gradual ascent toward light.
On the ground floor, life gathers. Here a professional kitchen invites long dinners and unhurried mornings, where the aroma of fresh coffee mixes with the scent of the sea drifting through open windows. The main living room is centred around a grand piano, its dark surface reflecting the changing light throughout the day. Sometimes it remains silent for days. Sometimes a single note lingers within the rooms long after it has been played.
Nearby, a smaller lounge offers a quieter retreat for reading, conversation or simply withdrawing from the demands of the outside world.
The first floor belongs entirely to the Grand Suite. Open toward Lokrum and the sea beyond, it seems as though the room was designed around the view itself. In the morning, sunlight rises behind the island. In the evening, the lights of Dubrovnik appear one by one below.
This is not a view to be admired.
It is a view to live with.
The second floor contains two further bedrooms, each with its own personality. One opens onto a balcony overlooking Lokrum, the Adriatic and the Old Town simultaneously. The other enjoys the same panorama from a quieter perspective. Throughout the day, the changing light transforms both spaces. What appears silver in the morning becomes golden by evening.
And then comes the attic.
The youngest and perhaps most unexpected room in the house.
While the rest of the villa reflects the elegance of 1930s Mediterranean modernism, this space belongs to another imagination entirely. Its clean geometry, restrained lines and sense of openness create an atmosphere that feels almost timeless—looking gently toward the future while remaining anchored to the sea beyond its windows. Here, perhaps more than anywhere else, one becomes aware of the strange dialogue between permanence and change that defines Villa Paulina itself.
Inside the villa, contemporary Croatian art adds another layer to the experience.
Works by Petar Dolić and Nikolina Šimunović are not displayed as decoration. They participate in the life of the house.
Dolić’s sculptures possess the quiet presence of weathered stone shaped by time and sea. Their forms seem at once ancient and contemporary, as if they had emerged from the same landscape that surrounds Dubrovnik itself. They do not demand attention. They wait for it.
Nikolina Šimunović’s paintings introduce a different sensibility. Their layers of colour and atmosphere often appear to continue what the windows begin. At certain moments, it becomes difficult to tell whether the sea enters the paintings or the paintings return something of themselves to the sea.
Together they create a dialogue between art and landscape.
A conversation that unfolds throughout the day.
Outside, the villa opens once more toward the horizon.
On the main terrace, the swimming pool seems almost to merge with the Adriatic beyond. At certain hours the distinction between the water of the pool and the water of the sea becomes difficult to perceive. One swims while looking toward Lokrum, and then beyond Lokrum, toward the open horizon itself.
It feels as though the pool does not end at the edge of the terrace but continues somewhere beyond the island.
A secondary terrace offers a more intimate atmosphere, centred around a hot tub overlooking the sea and the illuminated city below. Inside the villa, a private sauna provides another kind of refuge—a place of warmth and stillness after a day spent among the streets of Dubrovnik or on the water.
At midday, when the sun stands high above the Adriatic, the terraces become observatories suspended between sea and sky. Stone holds the warmth of the day. The scent of pine drifts through the gardens. In the distance, the Elaphiti Islands appear and disappear in changing light. Sometimes sailboats cross the horizon. Sometimes only clouds.
Afternoons arrive with a slower rhythm.
While Dubrovnik fills with movement, Villa Paulina seems to inhabit another measure of time. Reading a book, sharing a meal outdoors, enjoying a glass of wine or simply watching the sea become entirely sufficient occupations.
The Mediterranean has always understood something the modern world often forgets:
Its greatest luxury is not abundance.
It is time.
Time to observe.
Time to converse.
Time to remain silent.
Time to watch the sea.
As evening approaches, light once again becomes the protagonist of the house. The sun descends behind the city. The ancient walls take on the colour of old gold. Lokrum becomes a dark silhouette. The sea settles into stillness.
Then Dubrovnik begins to glow.
One by one, lights appear within stone houses, towers and fortifications. The city transforms into a constellation of its own history. From the terraces of Villa Paulina, the scene feels almost unreal, suspended somewhere between reality and memory.
And it is then that one understands.
Villa Paulina is not simply a place to stay.
It is a house for observing.
A house for slower rhythms.
A house for conversations that last longer than expected.
A house for books read beside open windows.
A house for mornings that begin with Lokrum and evenings that end with the lights of the Old Town.
It offers the increasingly rare possibility of experiencing Dubrovnik from within rather than merely visiting it.
Some places remain with us because of what we did there.
Others because of how they made us feel.
Villa Paulina belongs to the latter.

A place one returns to, even after leaving.

My family had a great experience at Villa Paulina! Ivan is a great host and helped us with everything we needed - a chef cooked meal, wine tasting, 2 different boat excursions, etc. The home is a little quirky in it's layout but once we settled in - we loved it. The location is ideal

3 families with teens (11 in total) had the most amazing stay at Villa Paulina. Location is great, (15 min walk from Old Town, small grocery market within 10mins, access to swim in the beautiful Adriatic Sea, 10mins)enough rooms and beds for everyone, and a turtle sanctuary! Beautiful Views from every level

Best vacation home in Croatia

This was by far the most amazing experience I have ever had on VRBO. The house is incredible. You can’t beat the view and the pool made the trip so special as my kids loved to swim every night. The best part of this house is the house manager, Ivan. He ensured we had the best experience possible and I have never received such care and attention from a house manager. Highly highly highly recommend!!

Incredible!
Incredible house which was perfectly located and designed for our large group of 12 (three families). Our host, Ivan, was fabulous and organized transportation, personal chef and frankly anticipated exactly what we needed even before realized it!! Perfection
We had the best stay at Villa Paulina. The property is perfect -- well-maintained, lovely inside and out, and in a wonderful location. We had peace and quiet in our own space, and it was an easy walk to several beaches and to Old Town Dubrovnik. Ivan, the house manager, was incredibly responsive and helpful. Our weeklong stay was absolutely wonderful.

What a Dream!
We stayed in Villa Paulina for a week with our family of 6 adults and 4 kids. We have nothing but good things to say about the property and our host, Ivan! The view was gorgeous and the location was perfect! Would definitely recommend to anyone. You will not be disappointed!

Villa Paulina is unforgettable!
Dubrovnik is amazing but staying at Villa Paulina while visiting Croatia was over the top!
We had an incredible Villa within walking distance to Old Town that was decorated beautifully and met all our needs. We were four retired couples that all had beautiful accommodations and tons of extra space. We loved the pool and hot tub and our host set up the most exquisite Chef dinner!
Villa Paulina is a beautiful property but the recommendations and assistance of our host, Ivan put it over our he top.
Would recommend this beautiful property to anyone interested in visiting an amazing country and staying in style!

Great Family Trip to Dubrovnik
We had a wonderful time in Dubrovnik at Villa Paulina. The house is correctly represented in the pictures on VRBO. Ivan was a great host. He helped us plan our events. He stocked the kitchen with some treats and coffee for us. He quickly responded to all questions.
Villa Paulina is in a great location. Close to old town and the beaches.
5 STARS- We would definitely rent again if we make another trip to Dubrovnik!

This house is a gem located right in the heart of everything. The view is incredible and the amenities are great. The decor is interesting and the house has cute little rooms with lots of color and fun art. It has a pool and a jacuzzi. It event has a turtle farm by the front door for all you animal lovers. The house is tall and has 3 levels. Each level has rooms with private bathrooms. You can walk to the city and have everything you need close to the house. The manager was welcoming and ensured we had everything we needed to be comfortable. I would highly recommend it for a large group.

Delightful Stay
Villa Paulina is an extraordinary place. The view of the harbor is breathtaking. The house is a beautifully furnished and impeccably maintained gem. But most of all, the owner, Ivan, constantly went above and beyond to make our stay a perfect one. He stocked the refrigerator with some items we asked for. He also arranged for a car to and from the airport and arranged for dinner to be delivered one night. The pool is perfect for relaxing after a day spent touring. Our stay at the Vill Paulina was a vacation of a lifetime!

Our stay at Villa Paulina was absolutely wonderful! Ivan was an exceptional host—warm, attentive, and always ready to help with anything we needed. The villa itself is stunning: spacious, comfortable, and filled with fascinating artwork that gives it so much character.The bedrooms were large and inviting, with modern, beautifully designed bathrooms. The kitchen was fully equipped with everything we needed, and we loved having multiple sitting areas where we could relax, read, or chat together. The pool was the perfect spot to cool off during the hot afternoons, and the balconies offered breathtaking views that we never got tired of.The location couldn’t have been better—just a short walk from the old city, with plenty of markets and great restaurants nearby.Overall, Villa Paulina exceeded all of our expectations, and we can’t recommend it highly enough!

Villa Paulina is an extraordinary luxury property, rich in early 20th-century Croatian history and elegance. From the moment we arrived, the owner, Ivan, made us feel genuinely welcome and completely at home. He is friendly, responsive, professional, and consistently goes above and beyond for his guests. He arranged our airport transfers, recommended outstanding restaurants, organized boating excursions, and even purchased a much-needed baby stroller and flotation device for our family. His generosity and attention to detail made our stay truly exceptional. He is, without question, an outstanding host.The villa itself is immaculate, beautifully maintained, and cleaned daily. The beds are comfortable, and the accommodations for our group of twelve were both spacious and thoughtfully designed, providing ample privacy for each of my three children's families.The location is ideal, with an easy walk to the Old Town and taxis conveniently available just outside the gate. The views from both the patio and the bedrooms are simply breathtaking and far exceeded our expectations. My young grandchildren repeatedly said, "It looks too beautiful to be real," which perfectly captured how we all felt. We stayed at Villa Paulina for three weeks, and it served as the perfect home base for exploring Croatia. It is an incomparable holiday home that combines luxury, history, comfort, and exceptional hospitality. I recommend Villa Paulina without reservation and would gladly return.

Best VRBO experience ever. Period.
This is a great property, located in the prime area of town with easy walking access (some hills FYI) to the Old Town / Old City. The house has all of the essentials. The host Ivan was, without a doubt, the top host that I have ever worked with in any rental property ever (for reference, I’ve probably rented ~35 homes in my life). He was so responsive, accommodating, service focused, client-first, flexible, understanding, etc. We had some small needs (WiFi went down temporarily) or grocery items or help with recommendations and he was amazing. I can’t recommend this house or this host any more confidently.

An Incredible Place to Stay
This was a perfect experience. The host, the property, and the location…perfect. The host greeted us in the rain upon our arrival to assist us with our luggage and arrived at 4:20 am to assist us when we departed. He responded to our every need. He ensured we had the best experience. The property is everything you see in the pictures…. views, space to spread out, comfortable beds, a well equipped kitchen and the property is close enough to walk to town. Our entire group loved everything about this host and location…a perfect ending to a two week vacation. You won’t be sorry if you get the chance to book this property. Thank you, Ivan. He arranged our airport transfers, recommended restaurants, organized boating excursions, and even purchased a much-needed baby stroller and flotation device. His generosity and attention to detail made our stay truly exceptional. He is, without question, an outstanding host. The villa itself is immaculate, beautifully maintained, and cleaned daily. The beds are comfortable, the pool and hot tub are fantastic, and the accommodations for our group of twelve were both spacious and thoughtfully designed, providing ample privacy for each of my three children's families. The location is ideal, with an easy walk to the Old Town and taxis conveniently available just outside the gate. The views from both the patio and the bedrooms are simply breathtaking and far exceeded our expectations. My young grandchildren repeatedly said, "It looks too beautiful to be real," which perfectly captured how we all felt. We stayed at Villa Paulina for three weeks, and it served as the perfect home base for exploring Croatia. It is an unmatched holiday home that combines luxury, history, comfort, and incomparable hospitality. I recommend Villa Paulina without reservation and would gladly return.

Great accommodations close to King's Landing
We were a family of 9 adults (ages 32-65) who thoroughly enjoyed our 7-night stay at Villa Paulina Sep3-10. The property was perfect for us. It was very comfortable, spacious, well-located (i.e., close to old town, shopping and two beaches within walking distance), offered beautiful views and the host was helpful and responsive. Transportation for longer distances was simple with Uber or taxis. I would not hesitate to recommend this villa to anyone considering a luxurious stay in Dubrovnik.

Beyond our expectations
If I could award this property with an Oscar I would. So spacious, magnificent views, peaceful and located within a short walk to the hub of Dubrovnik. We all were taken aback with the generosity of incidentals and the starter pack of food in the ‘chef’s’ kitchen.
I could have stayed put and zen’d on the patio, floating in the pool or swimming in it against the pools’ jets. Then a relaxing soak with a penthouse view from the hot tub.
This is a must option.

Beautiful villa, stunning views
Villa Paulina is a truly beautiful accommodation in Dubrovnik. We were a family of 10, and found the house to be very spacious with privacy for everyone. The rooms are spaced out and the house is extremely quiet even with so many guests. The highlight of the house is the incredible views from the balconies or the pool, where we spent all of our time at home. It is a very short walk downhill to Old Town, and a quick walk to several beaches (St. Jacob's was our favorite). The daily maid service was a treat. Ivan is super helpful and accessible. We enjoyed every minute and highly recommend Villa Paulina!

Fabulous accommodations, great location with amazing views, and wonderful host!
We traveled to Croatia for just 4 days during our trip and this was by far our favorite leg of the trip. The house was just as beautiful as the pictures. The location was perfect for walking around old town. Ivan was so kind and gracious. He helped us carry our heavy luggage up the flights of stairs and had the house stocked with all of the essentials and more! We didn’t want to leave. We will definitely be back again some day! It was all such a lovely experience.

The View!
What a wonderful villa! Every room in the house has a stunning view of the Adriatic Sea. The terrace with the pool and hot tub all overlook the sea and there's a large dining table. There are balconies off of a few of the rooms. The commercial kitchen is fully stocked. Ivan was so helpful with arranging our trip, which was a 50th birthday celebration with friends, and he was a responsive communicator. The location is perfect, just a short walk up the hill from the beautiful, historic old town.

Villa Paulina was built in the 1930s and overlooks the Old Town, Lokrum Island and the open Adriatic Sea.
