For more and more families, couples and friends, Punta Mita has become one of the world's most exclusive, attractive and desirable locations. It begins with beautiful Punta Mita itself, and unsurpassed playground of lush tropical landscapes featuring over 9 miles of shoreline and beaches. The blue waters of Banderas Bay and the Pacific Ocean which surround Punta Mita offer every kind of water sport imaginable. Golfers have their choice of two world class Jack Nicklaus courses. Pacifico, which features the world famous par 3, "Tail of the Whale" and Bahia, which will challenge you the way Jack would have wanted! For those of you who want to stay active, there are running and biking trails, a world class tennis facility, surfing, paddle boarding, pickleball, sailing, and world class fishing. And don't forget the incredible beach clubs that you have access to as part of our Premier Membership. You will fall in love with Kupuri, The St Regis, El Surf Club, Sufi, and the Pacifico Beach Club. Also, Punta Mita is home to two 5 Diamond rated resorts, Four Sessons Resort Punta Mita and the St Regis Punta Mita. Needless to say, Punta Mita has become synonymous with luxury, quality, sophistication and most importantly FUN.

Our home is located directly on the beach and inside the gates of this world renowned property. This is important to remember as not all properties will feature these two critical amenities. Make sure you know what you are renting.

We are known as Penthouse 3-1 and have over 3600 sq feet of space for you and your guests. You will find the furnishing to be amazing! Our best feature is our wonderful chef and housekeeper Yolanda. No, you can't take her home with you, as we have been asked that 100 times already. Yolanda can prepare anything, but of course her specialty is Mexican. Leave the menu up to her and you won't be disappointed.

Here are some other features.
**Feel free to use our 6 passenger golf cart. There is just a small $100 fee for this.
**You will be assigned your personal concierge to answer all questions while you are in Punta Mita. They will arrange your transportation, activities, meals, ect. Just ask, and they will take care of it.
**Massages or spa treatments? Yep, just arrange with the concierge.
**Scams. Beware! We have heard of many. Just so you know, I am the only one who will accept payment from you. No other agents or property managers will handle this for us. We like to keep it simple and professional. Book through VRBO, a wire transfer or check, and we typically don't require a security deposit as we know you will treat our home with care and respect. It's never a bad idea to check out the owners of the property. You can use google to get a reference on me or one of our co-owners. Just type in Brian King or Scott Adcock of Eagle, Idaho or Brooks Simpson of Seattle, Washington. That should give you an indication of who you are dealing with.

Town of Punta Mita:
Penthouse Punta Mita is less than a two-minute walk to the town of Punta de Mita where 'restaurant row,' an assortment of beachfront restaurants serving wonderful cuisine in a laid-back, 'tables in the sand' atmosphere awaits. There are a total of nine restaurants, each of them directly on the beach. But don't miss our favorite places to eat. El Pascadora, Mina's, Sufi, Rustica, Casa Theresa, and the Pacifico Beach Club. They are a MUST.

You will enjoy Punta Mita!

** NEW IN 2026. The amenities in Punta Mita just keep getting better and better with new beach clubs added with full menus and services. With this comes an additional fee for Club access mandated by the HOA. Starting in 2026 the following fee will be applied. $67.00 for ages 13+, $40.00 for children ages 5-12, and children under 5, no charge. I have tried to make this simple and just charged a lump sum of $400.00 for your entire stay. Seems simple and fair. Trust me, the beach clubs are worth every penny.

** During Christmas and New Years Holiday, there is a 7 night minimum required stay.

Family getaway to Punta Mita

This was the second year in a row that our family spent time over the holidays at Hacienda De Mita. This is truly a special place on the planet and we are very thankful we found it! Our family enjoys all of the amenities and hospitality that the staff and the nearby town offers to visitors.

Excellent trip in a great condo

The condo is comfortable and quiet with great views and an excellent staff. The location is great with easy access to town and all of the surrounding beaches and amenities. The owner and management company were very easy to work with and provided a hassle-free experience with everything as promised. Our family is looking forward to staying here again.

Beautiful ocean views

The views of the ocean from this penthouse were fabulous. Location was outstanding with four beach clubs to access and walk to town. Always felt safe inside this gated community. Concierge was very helpful scheduling activities. The cook was fantastic - best guacamole we ever had. Can’t wait to go back again.

Perfect location. Easy walk to town and restaurants. The maid/cook made excellent breakfasts for us however she had to be reminded to come at 9am. Missed some things in cleaning apt. Golf cart works but older. Beach Clubs were great as usual. Transportation arranged by concierge was too small for our group.

6 of us stayed at this unit. It was decorated nicely; a remodeled kitchen and comfortable furniture. The location is very convenient for all the beach clubs, golfing, and restaurants. The concierge service was excellent, and Yolanda provided us with a delicious every day. We would definitely come back.

Pictures truly don’t do it justice and as other reviews mention… Yolanda makes it so much better. We debated multiple places and are glad we chose this one. Location was perfect and the place and huge patio beachfront was spectacular. We could walk next door to town or hop on the golf cart and go all over the place. The access to the beach clubs makes it. We would stay here again and loved all of it.

The property was beautiful..we felt safe, the penthouse was on the grounds of the gated four seasons hotel...it"s a great location to the small town of Punta Mita. We were able to walk down to the shops, restaurants and beaches of Punta Mita. The locals were very friendly. Our penthouse was gorgeous, Yoland the housekeeper was sweet and a fantastic cook. The internet/wi-fi had a weak signal, so it would come in and out.

exceeded expectations

From the moment we were picked up at the airport, everything flowed smoothly. Upon arrival, the check-in process was seamless. Brian was extremely helpful prior to arrival and Rosina was attentive to our every need. We really appreciated the smart TV where we could watch our beloved Vikings games. Yolanda was amazing, making great meals and keeping the condo impeccable. The condo was beautifully decorated and recently updated. The beds were comfortable and the bathrooms well appointed. We are looking forward to staying at this condo for our next Punta Mita vacation.

Absolutely Perfect Covid Getaway!

This was the perfect family vacation for us. The condo is gorgeous and spacious and spotless, Yolanda the cook was amazing, the owner and the concierge were responsive and took care of everything, and the pool and beach were virtually empty (even Christmas week!), which made it feel very safe. It was so great being able to walk everywhere and take the golf cart; easy to walk to restaurants and to meet snorkeling boats or fishing boats; a quick golf cart ride to the golf courses and beach clubs with water gear to rent and food and drink service on the beach. And of course, it was heaven to just sit out on that balcony with a glass of wine and listen the waves and enjoy the beautiful sunsets. We will definitely return, and if you need a getaway during the pandemic, this one should be high on your list!

Loved it but it’s only 3 bedrooms

Great property and concierge and housekeeper were amazing! Location great. The fourth bedroom has no AC and it really a utility room with bunk bed and isn’t habitable For people to sleep in. It’s bathroom was filled with cleaning supplies and a large ladder. Wish we had known before so we could’ve planned better and not had 8 adults! Would come back in a heartbeat but wouldn’t have more than 6 in unit. We had chef 3 nights — good food and value — but nothing beats Yolanda’s cooking! Best meals we had on our trip were hers! Concierge was truly exceptional and arranged everything — horses, chef, cars, extra golf cart, ATV tour, groceries. Wow!!

Beautiful & convenient.

Great property with a wonderful location. Easy walk to town. Wonderful pool. With the golf cart, we were able to easily get around & visit the beach club, golf course & the Four Seasons. Concierge made our trip simple & pleasant. Only issue was an overly aggressive security guard. Our scheduled transportation was caught up in traffic & had to send a replacement last minute. The new driver didn't know the rules to the complex & dropped us off at the parking garage instead of the designated area. The guard spent several minutes admonishing the driver & us for the error. A warning/explanation was warranted but he acted as if we had a history of violating the rules & needed to be reprimanded.

Perfect Punta Mita Vacation

We loved our stay at Penthouse 3-1 in Punta Mita! The condo itself looks even better than it does in the pictures. It is well appointed and very spacious with high ceilings and gorgeous views. We really enjoyed the community of Punta Mita and had a great time cruising around in the golf cart and exploring the resort. We loved the Kupuri Beach Club for the service, atmosphere and a great beach for body surfing, swimming and jumping waves. It was great to have a pool dedicated to building 3 right at the condo; however, the beach in front of the condo was a bit too rocky for swimming even with water shoes. The location was super convenient to the little town and we enjoyed awesome meals at Si Señor and Tuna Blanca. It was wonderful having Yolanda cook for us. She was very accommodating to my daughter’s diet sensitivities. Only negative feedback was our grocery bill was huge and she made probably quadruple the amount of food we could eat. A good problem to have, I guess! All the walking/jogging trails helped burn off some of the extra calories. As far as activities, the concierge service was superb and arranged surf lessons, jet skiing and massages for us. Wish we had a few more days! Thank you, Brian!

Fabulous accommodations w/ wonderful staff

This is perfect for a family vacation. The unit is well-appointed, clean, and adjacent to both a private pool and beach. It is also within a very short walking distance (5 minutes) to "town." Best of all, Yolanda (who has worked as the private chef and housekeeper for this unit for over 20 years) provides scrumptious meals and keeps everything sparkling clean. We are still exploring a way to put her in our suitcase and bring her home with us! I highly recommend the unit for anyone looking for a peaceful, luxurious vacation in a wonderful Mexican paradise.

Great Vacation

We really enjoyed our stay here. The condo is beachfront, close to town, and gives you access to several beach clubs. Yolanda made great food and kept the house really nice. The CATB made all the reservations we needed and Brian provided a nice welcome packet upon accepting the booking. Thanks!

First class set up

My wife and I joined another couple in Punta Mita, two of us celebrating our 40th bdays. Had a blast at the Penthouse. Yolanda was great, the concierge team was helpful, the location is perfect and the premier access makes the trip that much more enjoyable. I actually thought the place was nicer than the photos, could use an update on the marketing! Brian, thanks for sharing your home away from home with us, we'll be back.

Perfect set up!

This was an amazing vacation! The condo was perfect for our family. We spent a lot of time on the balcony lounging on the sofas and having breakfast. Yolanda is a wonderful cook. We had the friends staying in other properties and we by far had the best food! The concierge team was responsive and helpful. We felt well taken care of! We can't wait to return to Punta Mita.

Can't beat the location!

PH3-1 is an incredible unit! It's very clean and spacious. Very appreciative of being able to have groceries stocked prior to our arrival. Brian (the owner) was very responsive with email prior to our trip to answer questions & the concierge team was fabulous. The pictures online don't do it justice. Yolanda's cooking was incredible and such a treat, as was Nelly who cleaned our unit each day. We put our two toddlers in the bunk bed room. FYI, no window treatments in it, but the concierge team was able to put up black trash bags to block sunlight for sleeping/naps right away when we checked in. There is a smell of cleaning products in the bunkbed room. Bunkbed room is the only room w/o AC, but the portable fan in the room helped a bunch. We would love to return to this unit, highly rec it!! Also, it's a perfect location to town. Very safe as there is security monitoring the beachfront day/night. Beach clubs were all a 5-10 min golf cart ride. Truly, this is an incredible place to stay.

All of us have traveled the world. We believe there is not a place more magical than Punta Mita. Traveling to Punta Mita is quick and simple. A much easier trip than traveling to Hawaii or the Caribbean. The people are warm and friendly and the activities in Punta Mita are endless. One of the highlights of our home in Punta Mita is our friend and cook, Yolanda. She is wonderful, you will love her! AND she is a fabulous cook!
