**Welcome to Our Home Near Esquimalt Lagoon**

Welcome to our home in beautiful Colwood, located just steps from the stunning Esquimalt Lagoon. This area is known for its natural beauty, bird sanctuary, beaches, and peaceful atmosphere. Nearby, you’ll find Hatley Castle, Royal Roads University and its gardens, Fort Rodd Hill, and Fisgard Lighthouse.

Enjoy walking along the beach, exploring nearby parks, or taking a short drive (5–30 minutes) to downtown Victoria.

You may also see local wildlife such as deer, Great Blue Herons, and Belted Kingfishers during your stay.

**About the Space**

This listing is for a **private, self-contained upper-floor suite** (second floor) of our two-story home.

Guests have exclusive access to the entire upper level, including bedrooms, kitchen, living space, and patio, with no shared indoor areas.

**Important:** This is an **owner-occupied home**. We live on the lower level in a separate, fully independent space and respect your privacy.

* Master bedroom with king bed and private ensuite bathroom
* Second bedroom with queen bed
* Two connected bedrooms with 2 queen beds and 1 double bed *(separated by a curtain)*
* Additional shared bathroom

Please note: Although described as a 4-bedroom space, two bedrooms are connected. This layout is especially convenient for families.

The suite includes a fully equipped kitchen with:

* Stove and microwave
* Coffee maker, toaster, dishwasher
* Dining area for 6+ guests

You are welcome to use the kitchen. We kindly ask that you leave it clean and tidy after use.

We also provide basic complimentary items such as coffee, tea, sugar, and other essentials for your convenience.

Guests have access to a large private second-floor patio.

The front yard and backyard are not part of the guest space.

During the season, you are welcome to pick fresh blueberries from the bushes along the driveway.

For security and property protection, there is an exterior security camera located at the front of the house (facing the entrance/driveway area only). There are no cameras inside the home or in private spaces.

* Quiet hours: 9:00 PM – 8:00 AM

* No parties or illegal activities

RENTAL AGREEMENT

This Rental Agreement (“Agreement”) is made between the Host and the Guest booking this property. By confirming the reservation, the Guest agrees to all terms outlined below.

1. Property Description

The property is a private, self-contained upper-floor suite located on the second floor of a two-story, owner-occupied home.

The Host resides on the lower level in a separate, independent area. Guests have exclusive access to the upper-level suite, including bedrooms, kitchen, living space, and patio.

2. Occupancy
Only registered guests listed in the reservation are permitted on the property
No unregistered visitors or overnight guests are allowed without prior approval
Additional guests may result in extra charges or cancellation

For security purposes, there is an exterior camera at the front entrance/driveway only. There are no cameras inside the home or in private spaces.

3. House Rules

Guests agree to:

Treat the property with care and respect
Remove outdoor shoes inside the home (due to wooden floors)
No smoking inside the home or on the property

If you wish to smoke, please inform us before your arrival, and we will prepare a designated outdoor area with an ashtray near the entrance.

No pets (due to allergies)
Observe quiet hours (9:00 PM – 8:00 AM)
No parties or events
No illegal activities or substances

Failure to follow these rules may result in additional charges or termination of the stay in accordance with platform policies.

4. Use of Property

Guests agree to use the property responsibly and only for residential purposes.

The following areas are not included in the rental:

Front yard
Backyard

Guests have access to the private upper-floor suite and patio only.

5. Safety & Guest Requests

Your safety and comfort are important to us.

If you require any specific safety arrangements or have special requests, please inform us before your arrival, and we will do our best to accommodate reasonable needs.

6. Safety & Risk Acknowledgment

Guests acknowledge that:

The property includes stairs
There are no baby gates installed
The home is not childproofed

Parents or guardians are fully responsible for supervising children at all times.

Guests use the property, including stairs, patio, and all amenities, at their own risk.

7. Wildlife Awareness

The property is located in a natural area.

Guests may encounter wildlife such as deer. Rarely, other wildlife (including cougars) may be present.

Guests agree to:

Keep doors and gates closed
Not approach or feed wildlife
Remain aware of surroundings
8. Cleaning & Maintenance

We maintain high cleanliness standards.

Guests acknowledge that:

Natural cleaning methods are used
A small amount of baking soda may occasionally be visible on the stovetop or inside the oven as part of the cleaning process

This is normal and safe.

Guests agree to:

Leave the property in a reasonably clean condition
Avoid excessive mess
9. Laundry
One complimentary laundry use is included for stays of 3 nights or longer
For shorter stays, laundry is available for $5 CAD per load (wash & dry)
10. Damages, Cleaning & Deposit

Guests are responsible for any damage caused during their stay.

If the property is left in an excessively dirty condition or damaged, additional cleaning or repair costs will be deducted from the security deposit or charged through the booking platform.

11. Liability Disclaimer

The Host is not liable for:

Accidents or injuries
Loss, theft, or damage of personal belongings
Any incidents occurring during the stay

Guests assume full responsibility for their own safety and the safety of their group.

12. Entry for Maintenance

If necessary, the Host may access the property to address urgent issues, maintenance, or guest-reported concerns.

13. Agreement Acceptance

By confirming the reservation, the Guest acknowledges that:

They have read and understood this Agreement
They agree to comply with all terms and house rules
They accept full responsibility for their stay
14. Review Period & Cancellation

After booking, guests have a 1-hour review period to carefully read this Rental Agreement and all listing details.

If the terms do not meet your expectations, you may cancel your reservation within this time frame in accordance with the platform’s cancellation policy.

By continuing with the reservation after this period, you confirm that you have reviewed and accepted all terms of this Agreement.

We appreciate your understanding and cooperation and look forward to hosting you.
