Four bedrooms, plus TV Room/Den has queen size futon couch and new twin sized sofa bed. 2 Bathrooms fully renovated in 2022!
Large outside shower with two sections; shower section and separate changing section.
Newly updated kitchen with all new appliances. Parking for three cars. Gas Grill new in 2022. Bikes, Boogie Boards. Clothes washer and dryer. High speed internet and Comcast cable TV. Sonos sound system. Lots of additional amenities. 5 minute walk to bus system that will bring you anywhere on the island including local beaches!

Prioritizing Health and Well-Being of our Guests:
Spray disinfectant will be left for incoming guests when they arrive, as well as disinfectant hand soap. (All cleaning supplies purchased prior to Covid-19) Cleaning crew will be following hotel industry recommendations as well as "Vrbo announced enhanced cleanliness guidelines", for cleaning and disinfecting surfaces. White sheets and towels are all cleaned using detergent and bleach.

We had a great time - the house had everything you could need and a perfect layout for a large adult family /the owner was easy to communicate with and accommodating I would definitely stay there again so close to town and the beach.

Wonderful house, great location

My family and I enjoyed a wonderful stay here. The location was great, walking distance to downtown, the beach and the grocery store. The check in and checkout process was very easy. Highly recommend this property!

We had a great time. The house was terrific and very well-stocked and it was an easy walk to downtown Edgartown and the grocery store. We had a great time and would definitely stay there again.

So thankful for finding this gem. We stayed here to attend a wedding of a good friend and the host was so nice to allow us to check in early to get ready for the wedding! Will definitely stay again!

My family and I loved our stay at The Orchard. As frequent visitors to Martha’s Vineyard, we’ve stayed in many places, and this one truly stands out. The house was spotless, beautifully maintained, and featured a lovely outdoor sitting area. It was fully equipped with everything needed for a wonderful stay. The kitchen had all the essentials for anyone who enjoys cooking, and the new gas grill was a great bonus.What we enjoyed most was the easy access to State Beach and Katama, as well as the pleasant walks to Edgartown for great meals, shopping, and relaxing by the harbor’s stunning views.Finally, Paul was a wonderful host.

Our family had a very comfortable five-night stay at Paul's beautiful rental in Edgartown. The kitchen and pantry had absolutely everything we needed and more, and the property was spacious and super clean. We were on Martha's Vineyard to visit with family members who live on the island, and it was so nice to be able to have them over for dinner inside and outside Paul's home. We all loved the super comfortable beds and the abundance of plastic drink glasses, plates, and hand towels. We couldn't find a dust pan, but the lightweight Dyson vacuum was perfect for our clean-up needs. We also loved spending time in the quiet neighborhood where this property is located.

Perfect location for family of teenagers

We found the layout of the home perfect for two families to enjoy. We had our own spaces while the common area is perfect to dine and play games. The location of the home is perfect. It allows teenagers to come and go freely, and adults that aren't comfortable biking the ability to quickly walk into town. The home was fully stocked with everything we needed for the week. I would recommend, and will be booking again.

Only thing we would like to address in order to stay here again next summer is the outdoor grill. Time to put in a new one.

Thank you for the feedback William. The regulator hose had malfunctioned and was replaced before the next guest arrived. We tested the replacement - with the grill temp reaching 600 degrees. This seems to be a part that fails often on grills and so we also have a new spare in the box at the house. We have also ordered an upgraded replacement grill that will be installed when it arrives. Will post photos when it is in place. Thank you again for staying at the Orchard!

Perfect house for large group

We had a large group of family stay the week. I loved that the house had spacious rooms so that we never felt cramped. There were huge closets and dressers for plenty of storage, tons of towels, well stocked kitchen (equipment & staple) and next time I will know I can pack WAY less because everything has been provided. Nice location off the beaten path and away from the noise and busyness of downtown. Loved this house and can't wait to return. Will miss cocktails on that spacious patio and the bunny who came to say hi every evening.

Amazing Rental House in Edgartown!

We have rented houses in Edgartown for many years, and this one was by far the best. The house is spacious, spotlessly clean and welcoming with every amenity you could need. Beautiful soft bed linens and towels. The patio area, with comfortable seating for 10 people, is the perfect spot to relax, have drinks and eat. The downstairs den was perfect for two infants under a year old to crawl around and play. And what a treat to have brand new bathrooms!Paul is incredibly responsive and answered all our questions within minutes, both before and during our trip. Thank you, Paul. You made the trip very special for all of us. We would love to come back next year!

Wonderful stay!

We were in Martha’s Vineyard for four nights celebrating my sister-in-law‘s 80th birthday. We had a wonderful time in the vineyard and the house was wonderful and accommodated 10 of us, family members wonderfully. The house is very clean and organized and well stocked. Location is fantastic. We never drove more than 20 minutes to anywhere on Martha’s Vineyard from the house. Paul, our host was very communicative, very cordial and very easy to deal with. The only thing I suggest to Paul (lol!) Is to put shampoo and conditioner in the two bathrooms. We look forward to returning to the vineyard in the future and would love to stay at the house again. Thank you, Paul!

Wonderful Location! Excellent host!

Paul was amazing to work with while planning for our stay at the orchard. He always made time to promptly respond and communicate with us. It really added an extra level of comfort during this COVID pandemic. The home is a perfect blend of privacy and being close to everything you could need during a stay. Our family had more than enough room to relax and we especially loved hanging on the huge patio. The outdoor shower was a hit as well! We also enjoyed the sound system every morning/evening... especially when sipping mojitos made with fresh mint from Paul’s garden!

Perfect walking-friendly location

Our adult family of 6 was really comfortable in this house, with room to spread out. We rode the bikes provided everywhere—the beaches, the grocery store, and the shops/restaurants. The house is very clean and had a fabulous collection of kitchenware. We enjoyed several grilled meals on the patio. The owners really thought of everything necessary for a pleasurable stay and were incredibly responsive when we had a question about the air conditioner. We would definitely recommend this house to anyone who wants to be close to everything Edgartown has to offer and/or is looking for a well-outfitted home.

50 year reunion with great friends

50 years out of high school 8 best Buds decided to reunite. The house was perfect for our get together. Everything we needed and much more for any large family was there. The kitchen was very well appointed with spices and basic ingredients on hand. The patio is a great gathering place and the outdoor shower is terrific. Location is perfect as even old gaffers can leisurely walk to it. I chose to ride one of the many bikes. Paul is a great host and immediately responded to any communication. A true value in the Edgartown area.

Beautiful home, amazing location!

First of all, it was as clean as a house you rent can be. I am very particular and this was a wonderful way to start our time on MV - checking into a spotless house :) The location is awesome, my very pregnant sister could waddle to Main st. in under 15min, so we mostly walked everywhere. Stop and Shop is a 2 min drive away. The kitchen really does have everything you might need, zip locks, spices, parchment, every utensil/dish imaginable, and all quality too! We only had to buy coffee and paper towels. The host replies right away if you have an issue, which is all you really need when renting. Perfect vacation in a the perfect location :)
