FLOOR-BY-FLOOR DESCRIPTION

First Floor: The ground floor features an open-concept living area and a well-equipped kitchen with ample seating at the island and dining table. The Primary Bedroom Suite is located on this level, featuring a King-size bed, a 55" TV, and a spacious walk-in shower. A washer and dryer are also conveniently located on this floor.

Second Floor: The upper level is dedicated to guest comfort with three additional bedrooms. Two of the upstairs bedrooms feature Queen-size beds and 43" TVs. The other guest room is equipped with a full-sized bunk bed and a 43" TV. A full hall bathroom with a dual vanity and shower/tub combination serves these rooms.

Outdoor & Community Features: Guests have access to a screened-in porch, a gas grill, and a community pool. The garage is available for guest use and includes beach chairs, umbrellas, toys, and bicycles.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.


MISCELLANEOUS

-The maximum occupancy is 8 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.


DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
