Located 10 houses back from the sand and boardwalk, this lower 3 bedroom/2 bath unit of our vacation rental duplex is within reach of the best beachfront and ocean recreation Newport Beach has to offer: great waves for the accomplished surfer, yet gentle shorelines for the youngest sandcastle builder. Spacious, clean, and bright throughout, this accommodation is a family favorite. Here's what you'll find:
LIVING/DINING AREA:
- Sofa and small loveseat
- Smart TV w streaming capabilities
- French doors open out to front patio
- Dining table with seating for 6
-Note: Fireplace has been permanently disabled
FRONT PATIO:
- Outdoor dining table w/ seating for 6-8
- Market umbrella
- Propane gas BBQ/grill
KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
Primary Bedroom: King bed; streaming TV; En-suite bathroom w/ shower; exit/entry door to outside walkway
Bedroom #2: Queen bed; streaming TV
Bedroom #3: Full bed w/ Twin bed trundle; streaming TV

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- Central heating
- 4 low-profile beach chairs
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts))
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
PARKING:
1 space provided in shared double garage, accommodates small to mid-size vehicles. Rear alley access. Available general neighborhood parking can also be utilized (metered and unmetered).
LAUNDRY:
Shared laundry facilities are located in garage. Guests must provide all laundry supplies.
ALSO:
The upper 3 bedroom/2 bath unit can be rented simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office for more information.
LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
