We don't provide wood for the fire pit. It can be purchased in bundles at many locations throughout the area. Do not cut down our trees or break off branches, though feel free to use anything already on the ground.
We also supply a personalized digital guidebook. It will contain info about the cabin, door code, wifi, address & directions, local restaurants, and even some attractions.
⏤ Your Safety & Well-Being is Important to Us ⏤
We believe in providing a comfortable and safe environment for our guests.
Our housekeeping partner has always had a strict cleaning regimen that is performed after every guest stay. That is designed to increase protections for our guests and our team members.
♨️ Hot Tub: Drained, cleaned/sanitized, and refilled after every guest; fresh Bromine added.
🧺 Linens: laundered and processed in a commercial facility with temperatures that exceed those recommended for laundry operations; disinfectant added as appropriate; dried at recommended temperatures; and, packaged until put out for guests.
We have installed smoke detectors, carbon monoxide detectors, noise monitoring device, and a fire extinguisher.
Due to updated county fire regulations, we do not have a grill.
- Being so close to the Great Smoky Mountains National Park, we do occasionally get bears, bobcats, coyotes, wild turkeys, bats, snakes, scorpions, lizards, and other wildlife throughout the area, as does most of the region. Pay heed to all warnings and *NEVER* approach any wild animal.
- Our proximity to the Great Smoky Mountains National Park also brings exposure to a wide variety of insects and other critters. While we are on a comprehensive pest control regimen, we are limited in the use of some preventative measures by our location. Lady bugs are a common issue. They are harmless and considered a "beneficial species". We also see quite a few Asian beetles, which are similar to Lady bugs. As a result, you may encounter occasional insects or similar creatures in and around the cabin.
⏤ Road Conditions ⏤
The private road to the cabin is only partially paved, with most of it being gravel and dirt. There are some places where the grade could be considered a bit steep. During the wet seasons, potholes and ruts can develop. It is a privately-owned road we have no control over, but the owner does have it regraded as needed.
Low-riding vehicles (sports cars, some minivans, etc.), trailers, and motorcycles are not suitable for the private roadway.
It is best to have AWD, 4WD, or chains just to be safe as even summer rains can affect the road. You should view a video of the drive (after turning off main road) on by searching the Internet for "#mountainair37862". Past guests have said the video was very helpful.
MOUNTAIN AIR's driveway is a mix of gravel and dirt, but is well-maintained. We have parking for 2-3 vehicles, depending on size. Turning around involves a 3-point turn or more, depending on vehicle size.
Please remember you will be staying in the mountains and mountain roads can be tough at times. We can not and do not guarantee any road surface conditions, especially during Winter. Most public roads are well maintained but can be winding, steep, and/or bumpy. It is not unusual to have roadways blocked or damaged by downed trees, especially after rain/snow or high winds. You are responsible for your own transportation. We cannot provide any transportation for guests. Weather conditions can be very unpredictable, and it is your responsibility to come fully prepared. We do not refund due to weather, road conditions, or the location of the property on the mountain.
⏤ Wifi, Phone, & TV Services ⏤
Cellular signals are generally weak at the cabin. We have added a signal booster indoors, near the kitchen, but results can vary.
We offer DishTV and basic Internet w/Wifi (speeds cannot be guaranteed and at times may not be suitable for streaming TV/video). Weather or other issues can affect their operation and performance.
⏤ Booking MOUNTAIN AIR ⏤
Once booked, you will receive a confirmation message from us (Remarkable Vacation Rentals) with a link and instructions to finalize your booking on our secure website.
The booking guest must review and sign our Rental Agreement, a sample of which is available. This agreement must be digitally signed and returned to us **within 24 hours of booking**. A copy of the signer's valid government-issued ID must also be submitted. We also need a credit card for the security deposit and a list of names & ages for all members of the party.
Each booking includes our own Accidental Damage coverage, so it is not necessary to buy your own.
There is a refundable security deposit of $300 to cover any non-accidental damages or costs. This is done as a "hold" on the credit card and is initiated a few days before your arrival. It is released after your departure and our team's inspection.
We ****STRONGLY**** recommend you consider obtaining Travel Insurance for your trip, especially if your stay is during winter months, or if you are concerned about possible cancellation due to health issues, government policies, or other reasons.
⏤ CANCELLATIONS ⏤
Be sure to read and understand our cancellation policy, which is generous. We will not be responsible for any cancellations outside of our policy - that is what Travel Insurance is for.
Guest receives 100.00% if cancellation occurs at least 15 days before arrival; No refunds within 15 days of arrival.
⏤ Special Note ⏤
We have found that guests are better prepared and enjoy their stay more when they have read the entire listing. To verify, please include the phrase "BLACK BEARS" somewhere in your booking and/or inquiry.
