The house is configured like two totally separate suites that can be interacted with as one whole house or if you want separation and privacy, they can be stand alone units. There is even TWO KITCHENS! The backyard is HUGE and totally fenced in and private. There is a one button setting to bring the projector screen down turn on a movie and enjoy cinema level surround. The entire property is yours to enjoy.

Hike and bike in almost any direction across the Yucca Valley. Pioneer Town is a 15-minute drive, with the entrance to the national park 25 minutes away. Dine at iconic establishments like Pappy and Harriets, and La Copine. Giant Rock. Integratron.
If ANY house rules are violated, renter(s) must vacate property immediately. Renter(s) forfeits all rental funds and security deposit and house rules violation(s) could also incur additional charges
=Respect and care for the house is expected at all times
-No smoking anywhere on the property.
-Dog allowed- renters agreement to pet rules required.
**Pet rules:
*1 dog max. no cats. Please ask if additional pets are allowed. Owner discretion
*dog must be listed on reservation.
*dog must be house broken/potty trained
*clean up after dog
*dog does not sit/lay/sleep on any furniture
*no using kitchen bowls/dishes for dog food/water, please bring your own dog dishes
*sweep up dog hair
*clean up dog droppings in yard
*minimum of $100 additional cleaning fee charged for rules not followed. Higher charge depending on pet mess left behind (stains, damage, etc)
- People other than those listed in the Guest party may not be on site without prior written consent. Any additional guests on site at anytime will be $100 per person per day.
- No partying or noise disturbance is allowed. Quiet time is after 10pm. Any noise complaints from any neighbor or anyone associated with the property will result in 100% loss of remaining rental amount and the entirety of security deposit.
- All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and are not responsible for the loss of personal belongings or valuables of the guest.
- Guests will not film on the property or stage photoshoots of any kind or record, edit or otherwise produce content of any kind unless granted permission by owner and property manager prior to booking. Violators of this agreement will forfeit all remaining rental funds and security deposit and leave the premises immediately.
- Guests will not use the premises for any unlawful purposes whatsoever.
- Any excessive damage to furniture or other material objects associated with the property will be subject to security deposit loss at the discretion of the Property Manager

DAMAGE INSURANCE AGREEMENT
A. On behalf of At-homeness Vacation Rentals, the party authorized to rent the vacation rental property
and the owner of the vacation rental property, Waivo has assumed the responsibility
for damages as outlined below and waives Your security deposit up to $___3000.00_____, the
waiver limit purchased by You, the renter, for your stay at the vacation rental property.
B. Waivo is hereby responsible for theft or damage to real or personal property of the
vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser
of the cost of repairs or the cost to replace the property up to $___3000.00______. This waiver
does not negate your responsibilities as a renter for items outside of Waivo’s
responsibilities.
C. This is not an agreement to provide insurance. You are buying a waiver of the security
deposit otherwise due as part of Your vacation rental property lease agreement.

II. EXCLUSIONS
A. This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of god
2. Prior damage, or normal wear and tear
3. Theft without a valid police report
4. Loss of use of the vacation rental property
5. Rodent, termite, bed bug, infestation, animal, or pet damage
6. Damage to a motorized vehicle
7. Fine art or collectibles
B. This Waiver will not pay for damage or theft of property owned by You.
C. This Waiver will not pay for costs associated with odor, debris removal, or mechanical
breakdown.
III. CONDITIONS
A. Waivo has the sole authority to determine the nature and extent of damages,
necessary repairs, and eligibility for the waiver, and shall exercise that authority in a
reasonable manner.
B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual
cash value.
C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and
above the normal cleaning fee. A stain or spillage is considered damage.
D. This Waiver is only effective for a one-time single continuous stay for which You
purchased the Waiver. It takes effect when You occupy the vacation rental property
and terminates when You depart the same vacation rental property.
E. This Waiver is only effective if any theft or damage is reported to Waivo by You, the
property manager, the online travel agent or the owner of the vacation rental property
within 3 days of Your departure from the vacation rental property.
F. Waivo will not respond to damage or theft under $50 US dollars.
G. If there is a dispute related to these terms, mediation is required before any party may
file litigation. In the event of litigation, all parties waive the right to a jury trial.

IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse,
children and any other person the renter invited on to the vacation rental property during your
stay at the vacation rental property.
